She is the sweetest woman and I truly appreciate all she has done to help me. If you do not rent from this company, I cannot express strongly enough to stay away and do not do business with them. From repetitive double charges with no return calls or emails for over 6 months, to disrespectful and unprofessional employees at the Tampa office, to smart home device fees at $30/month written into the lease that are mandatory (Mine has been unplugged and unused since move in yet I'm forced to pay $30/month for a convenience service we don't use). We had raw sewage coming up from our shower and tub and they told me they couldn't get someone out for almost 10 days to repair. We received a notice from our HOA communicating some things that needed to be corrected. We corrected them immediately and then months later received multiple HOA violation fees from Invitation Homes. When I inquired about the fees since we had corrected the issues immediately I was told we were fined for being notified (even though our HOA did not fine Invitation Homes). We've had multiple other negative interactions with this corporation and strongly recommend utilizing another rental company. Very shady business and clearly a mega corporation who has zero interest in providing professional and appropriate service.

More concerning is the complete lack of response--emails and follow-ups have gone unanswered for months. This isn't a complicated situation. Under fair housing laws, assistance animals are not considered pets, and tenants should not be charged pet-related fees. I've made every effort to handle this properly and professionally, but the lack of communication has been extremely frustrating. Bottom line up front: If you value your time and money you need Kris Kennedy!…read more I'm a planner. When the Navy told my husband we were moving to the Tampa Bay Area, I immediately started to research local area real-estate agents. Kris Kennedy got many favorable reviews across my most trusted websites and here on Yelp he's a total rockstar. After our initial conversation I knew he was the agent for us. We just closed on our Tampa Bay Home Area home today and having finished the process, I'm delighted to report Kris Kennedy lives up to every accolade he's received. Kris is a really nice guy (but let's face it ALL real estate agents are charming) Kris sets himself above the other agents starting with his professional demeanor and promptness. He is smart and shrewd a brilliantly, tenacious negotiator and an excellent communicator. He has league of professionals in his network that seemingly bend over backwards for him and thusly bend over backwards for his clients. Certainly if I had a question or a concern Kris had an answer, knew someone that did or found out and reported back quickly. He gave us excellent advice, asked important questions, custom built searches to suit our needs, and secured digital paperless portals to complete paperwork. Kris not only saved us time (his efficiency is miraculous), he saved us money A. LOT. OF. MONEY! 1. We were convinced we wanted a V.A. loan but upon Kris's suggestion we looked into it and discovered in this particular instance, using a conventional saved us about 11K. 2. After running some comps, speaking to the seller, investigating the history of the home we wanted etc. Kris was able to negotiate a savings of 24K from list price. FYI my husband and I would've paid asking price and Kris knew it. He worked his magic and saved us a total of 35K. This process was seamless in no small part thanks to the tireless workings of Kris Kennedy and his network of professionals.

He is extremely knowledgeable about real estate, economics, and he is really good at marketing. He is also surprisingly pleasant to speak with and he's a very good communicator. He listened to me about what I wanted in home and he found me the perfect bungalow style home that I now love so much. I wasn't in a hurry to buy, but Kris called me saying I had to see this home because it was going to go fast. I had little expectations, but it was absolutely what I was looking for. There were multiple offers on the home, but Kris and I had the best offer. If it weren't for Kris' advise, care, and negotiating skills, I would have missed out on the perfect home. Kris also got my other townhouse I own rented for me at more rent than I expected and with only being on the market for 2 days! Whenever I am buying or selling a home again, I will make sure to call Kris, even if I am moving to another state. I am surprised Kris is not on a show like Million Dollar Listing. He is actually more handsome than those TV realtors.

DO NOT DO IT!!! I…read moretried to use Redefy because the concept seems like it might work. Worst mistake ever. I was matched up with Cheryl Van Bebber from their Tampa office. The initial call was long, she promised all kinds of things. I wrote her an email and asked her to paraphrase in writing the email what she promised on the phone and got an immediate "I can't commit to that". Basically all they will do is list your home on the MLS which you can do way cheaper than $3000.00. yourself. So I write to her and tell her I'm interested but I have questions, I list my questions and all communication ceases for days. So I write to the redefy website and ask them to put me in touch with a representative who has time for my listing.....its her again. So I tell her again, I am interested in using redefy. She writes me back 2 days later and tells me she will work up a comparative market analysis on my home and get back to me. That was 12 days ago and there has been zero communication from her in that time. I listed my home with a real realtor.

I bought a house in Feb and Majesty was the title company…read more A month or so later, one of my new neighbors suggested I recheck the property line along one side of the house. He thought the fenceline was inaccurate. I asked my realtor how to verify and she suggested looking at the survey in my closing packet. However there wasn't a survey in the closing packet. Eventually Majesty did email me a copy and it showed that the actual property line was up to 4+ feet on the opposite side of my fence line, along the entire western border of my lot. Furthermore it appears the neighboring property built an unpermitted addition that goes right up to (possibly crossing) the actual line. Had I known that I was going to have to deal with moving a fence, plus 30+ shrubs and trees I planted along it, not to mention dealing with the neighbor about this and also the encroachment issue, I might not have closed on the house without asking for a remedy. Majesty didn't respond to my complaint. I then asked that they participate in the costs I would now be incurring to rectify things. They were again unresponsive for weeks until I escalated my complaint to senior management. Their reply was: - they don't deal with fences because every fence is off - they don't know if their neighboring addition is encroachment because "they don't know the zoning laws in St. Petersburg" - they later changed this to "it's the survey company's fault for not showing it" - they also suggested that I should be very happy because "now you have more land than I previously thought." That's nice. But not because of them. In fact, if it weren't for that neighbor, I might have been spending the next 20 years paying mortgage and taxes on land being used by someone else. Maybe they are legally clear, but as another reviewer mentioned, their customer service sucks.
