As a parent I had to think quick and come up with a resolution. So, I said ok son we have to look for an apartment off campus. He said that several of his friends were freaking out and that they felt lost as they also received similar emails. Give me a second so I can search the web for living arrangements I told him. So many places, so many five bedroom, four bedrooms.... I was lost myself. That was until I came upon offcampus.Osu.edu. The first place that I saw within our budget I clicked on and immediately saw from the drop down menu "parents". Clicked on it, read the passage, and honestly teared up when reading it because I said my husband and I need a place like this for our son. They had a slogan and it read "who you rent from matters more than where you live". And those words spoke to my heart and said "Home". I reached out to "Venice Properties" and spoke to, Anna. She was kind, thorough, and after me making multiple calls she remained responsive, and truly dedicated to her craft of initiating care, support, and understanding. On this day! Today! My husband and our son filled out the applications and on this evening, today! Were approved. I don't say this lightly but Anna again and again thank you as who we communicate with during a busy day also matters. And Anna took care of all our needs and we are thrilled to meet her in person and work with her for the duration of our son's first apartment endeavor. Huge shoutout to Anna and Venice Properties.

We've recently moved to Columbus, Ohio from New Jersey. And we rented a property via this company…read more It's been three months so far and we are very pleasant with our choice. There were some fixes needed during our stay. The management and maintenance team responded to our requests in a very timely manner. For example, There were two ceiling fans that makes weird squeaking noises in the house. After we reported the issue they immediately contacted the property owner and brought two brand new fans for installation. No hassle, no extra charge, no back and forth arguments. We are very glad that we chose this company instead of renting from a private landlord. I think they are very professional and have a high quality of customer service.

The house was advertised to be noise-proof but I can hear the neighbor's conversations. Not to mention the sounds of their dog walking around the house. It's not the neighbor's fault-- they are just living their lives. But wow, I have lived under at least 5 different housing management teams before and it has never been this bad. Maintenance requests do not get done until couple months later, and even if they come over to fix the said problem, I can't tell that it was properly fixed. I honestly can not WAIT until I can move out of this house. EDIT: Bijan (the landlord) and I had a conversation. We came to the consensus that there was quite a bit of miscommunication on both sides of the party. Bijan definitely cares about the tenants' well-being. Once a distinct & straight-forward maintenance system is placed, I have no problems with this management company.

BEWARE RENTING OR ALLOWING THEM TO MANAGE PROPERTY FOR YOU IF YOU WANT IT TAKEN CARE OF We rented…read more8749 Paulden Ct in Lewis Center. Initially, we dealt with Alexander, who could not communicate in a timely manner. We were then switched to Drew and Olivia. While both communicated better than Alexander did, we were still shafted pretty badly by this company. When we moved in, 3 years ago, the bushes were so overgrown that the movers had to lift our belongings over their heads to get them in the house. The lawn barely had much grass and where there was grass, was very patchy. The fireplace did not work, there were lightbulbs out all over the house and then the ventilation almost blew up a brand new dryer we had because it was full of water. During our tenancy, there was a leak in the roof, the downstairs toilet ran constantly, the fireplace smelled like gas, the garbage disposal had to be replaced twice because it dumped water under the sink and the fascia was completely rotted so the gutters were coming off of the house. In order to make the house livable and be able to use the front door, we got approval from Alexander to remove all dead bushes and shrubbery. WE spent almost $1000 in box bushes, azaleas, ornamental bushes, Japanese mops and 2 pallets of pine nugget mulch. We pulled out everything that was dead and overgrown and planted new. We had the yard aerated and over-seeded twice to get the grass to grow. We were not compensated nor even given a thank you but got charged for weeds when we left? How? Upon move out, we cleaned the house spotless from top to bottom. Left it in better shape than it was when we moved in and were charged for weeds and a lightbulb that was out. When we brought everything to Drews attention, we were ignored. I filed a complaint with the BBB and was still ignored. Beware renting from this company. They will do the minimum needed and take the maximum. I'm sending a bill for the weeds and bushes WE had to remove. See photos below. How disappointing to be treated this way. No common decency and not even enough respect to receive a response back when we sent proof of all we had done. Highly disappointed in this company. 10/10 have steered several people away from renting from them and will continue to do so.

We were told that we would be able to rent a home we applied for and needed to wait for a follow-up call from Alex in order to learn about both move in dates and deposit payment. I waited 4 days before calling back myself because I had heard nothing. I was told that the home was rented to another individual. The only explanation given to me from Alex when I asked why he misled me was that he "Was having a bad week and forgot." Management such as this is unacceptable. Do not use this company.

8/9/2023 I am the owner of a condominium in Olentangy…read moreCondominiums. I purchased my condominium in 2018. The complex is amazing. The grounds and pool are impeccably maintained. The complex is fifty years old, so infrastructure issues are starting to surface. The HOA fees, while increasing in the last two years, also appear reasonable. Many of the units have no exterior maintenance issues; however, since I have an end unit, which contains the sump pump for my building, wood fences on three sides of my patio, and a sidewalk connecting my unit to the carport, I have had several. It has been my experience that an initial request is ignored or dismissed, followed by a more assertive second request and then aggressive confrontations following. I purchased my condominium from an elderly lady who made numerous requests over many years about water issues in the basement, all which were ignored by Patterson Merkle. There was heavy rain when I moved in, and the sump pump was operating continuously pumping water onto my back patio into the window well and into the basement. Patterson Merkle initially dismissed my claim and informed me the basement water damage was due to spikes inserted into the concrete blocks to hang drywall. Further review shows the clay tile installed in 1970 was cracked and full of sand and dirt. I paid a plumber to snake the drain into the courtyard. I was informed that a new drainage pipe was needed, and the contractor gave me a bid of $1,600. I forwarded the request to Patterson Merkle, who said the bid was too high, and they would get a Mexican to do it for less. Two days later, Patterson Merkle called me and said to move ahead with my contractor. Subsequently, I have had issues with a rotting gate, as well as sinking sidewalks, which were completed after many contentious conversations and threats on both sides. Most recently I made a request in April 2023 for rotting patio fencing. Most of the work is completed; however, the job is not finished, as I still have several boards still tied up with string and rotted two by fours at the bottom of the fence which does not allow nailing of the fence boards. It appears, after several ignored follow-up calls to Patterson Merkle, that there is no intention to complete the project. It has not been a pleasant experience dealing with Patterson Merkle. 8/10/2023 This morning after the 8/9/2023 posting, I received a visit from Diane Mauk, Patterson Merkle Property Manager. She and another lady in a separate car jumped out of their SUVs and started filming me with their cell phones while I was standing in front of my condo. She stated that she heard I was destroying condo property. She didn't tell me what I destroyed or have any evidence to support her claim. She didn't look at or film the fencing or surrounding area. Diane and her film crew violated my personal space and I felt threatened. They left soon after without any discussion. I believe the second party was there for the intimidation effect. I view this as retaliation and harassment for writing a negative review. I share this so the bad behavior is documented and that other stakeholders might not experience the same. 8/24/2023 A fence contractor arrived to work on the fencing; however, it appears he has left the complex and did not finish painting. Half of my fence is painted, and half is not. It doesn't appear Patterson Merkle follows up to ensure a job is complete. 9/9/2023 I initiated a work order on 4/2023 and my work request is still not complete. In speaking with some of the other residents in the complex there appears to be similar experiences with work requests. Although I haven't been able to get my maintenance request completed, it's good to know my condo fees are being used for a good purpose. I observed the PM maintenance staff being serviced in their truck during work hours, in the carport in front of my condo, conveniently out of sight of the property cameras.

Constantly harassing the owners of Still Meadows Condominiums. I have received 10 letters in 23…read moremonths of after buying my condo. Came to my house announced. Shows favoritism within owners. Some can do things that are part of the rules and regulations. I can not. Talk to people that live in a complex before you buy here. I will NEVER do an HOA again. Petty, petty petty. Women have nothing better than to harass. IMO.
