I needed the home appraised as-is and estimated as-completed value. She is FHA approved by HUD. She went all out with a map of similar properties and photos of interior. She is very fast. Then my lender took 60 days to approve and decided they were going to make me do a new appraisal since home values might ave changed. Sandy put the same effort in again. This time though it was a rush, she was on vacation without her computer. I emailed her documents and she did much of it on-line.
