I needed an appraisal for a home in San Pablo and was recommended to this firm by another appraisal service. Sadly the service I received from Adam Lehman did not reflect the recommendation. I was skeptical at the beginning. He was pretty short with me in conversation, the price point for his services was much higher, and the appraisal would take two weeks to finalize. Nevertheless, I was in a tough spot and proceeded with his help. Two weeks in, I called for an update only to find nothing had been done. I was told to expect it in another week. Week three comes by and nothing still. Long story short, at this point, I decided it was best to cut ties, ask for my payment back, and go somewhere else for an appraisal. I'm a longstanding high-end real estate broker in the East Bay, and love that Alison Teeman stops in at so many of my Broker opens, just to make sure that her mental inventory is complete. When she does an appraisal, she's not looking at properties "on paper," unaware that one is still unbolted and original everything, while another home was essentially rebuilt 10 years ago. That's everyone else in the business. Alison and her colleagues at Yovino Young get things right because they are deeply aware of the comparables, not just parachuting in for a morning drive-around. That's why, when I recently needed a private appraisal, I called Alison. Her appraisal seemed high to me (and for the record, high in this case was "bad" for my personal situation--there's no sense in which I'd expect a number that's anything but her best professional estimate). I have used both residential and commercial real estate appraisers for many years and have found this firm to be in the upper echelon of such. The unacquainted to the appraisal world frequently bash the appraiser when the result is not what they like or want. So, I suggest to be wary of negative reviews in the appraisal arena. More than other businesses, the client is frequently left with hurt pride with unrealistic expectations. Unprofessional and a scam, this place does not offer an impartial appraisal. They are supposed to be objective, but their loyalty is to whoever gives them business, or $$. They were actually downright rude, their office "manager" actually called me names and hung up the phone after she misconstrued my words. Hire many of the other other appraisers in town, this place is overpriced, unprofessional, and certainly not unbiased, although they present themselves as such. read more

The Zillow of Bay Area Appraisers! Yavino-young came highly recommended and charges accordingly. When I asked why their fees were so high (20% higher than anyone else), I was told it was because of the extensive knowledge their appraisers have of the area and the amount of research they do. Houses in the East Bay can be difficult to appraise, one house may have jaw dropping views while the place next door has no view at all, so looking at a website like Zillow can be deceiving and inaccurate. We were told that Y-Y's appraiser grew up in the neighborhood and has been doing appraisals locally for many years. This was an important part in our decision to pay the excessive fee...what a mistake that turned out to be. We finally got the appraisal almost four weeks later (after we were told two). When I mentioned this, Y-Y's response was 'it's busy, delays are inevitable'. Funny, their wasn't any 'inevitable delay' when the appraiser showed up two days after my initial call to look at the house and collect a check on the spot... And by that time it seemed the appraiser must have completely forgotten what our house looked like. The comps were so bad I had to go look at every one myself, something the appraiser at Y-Y obviously didn't do. As an example, if we had the most beautiful, luxurious olympic swimming pool, house #1comp would read 'this house has a superior pool so I've deducted $40,000 to compensate for that'. When I looked at the house it didn't even have a pool. House #2 states 'although this house doesn't have a pool it is in a better location because you can walk to the community pool so no adjustment in price is warranted'. Huh? House #3 'has a similar pool...' Looked at that one and it only has a hot tub. The appraisal was so bad it was obvious Y-Y's local man didn't even bother to look at the comps as he drove by them on his way to work everyday. Seems all he did was look at Zillow's website to come up with his appraisal. When I brought these points up his response was simply that he takes their reputation (and my money) seriously. In fairness, he did offer to go to the trouble of 'pulling the file' if I wanted (while not bothering to address my complaints), not wanting to wait another 4 weeks we hired someone else. I also brought this to the attention of his boss, as did my realtor. Apparently she takes Y-Y's reputation seriously as well, or I assume so because she didn't even bother to respond... So if you are looking for someone to come by quickly to pick up your check, you've found 'em. But if you are looking for a fair, accurate and timely appraisal at an honest price, try Deena Love, can't recommend her highly enough. read more

I was recently in a tough spot, with a time crunch facing me & the additional stress of being quite vulnerable financially. I initially spent a lot of money on an appraiser recommended by a lender, but whose appraisal seemed way out of line in light of numerous real estate estimates, as well as my own research. The first appraisal seemed so out of line, I realized I needed to try again with a completely different appraiser, & I called Yovino-Young, who came highly recommended by an acquaintance. Alison Teeman from Yovino-Young came to the rescue, & not only gave me a thoroughly professional appraisal that was in line with the market, but graciously stepped in to help me with a last-minute deadline. I have nothing but praise for Ms. Teeman's abilities & gratitude for her timely assistance. If you want someone who knows what they're doing, then check out this company. By the way, the original appraiser you should stay away from is Mark Robson of Absolute Appraisals, who not only was sloppy & inaccurate filling out the data on the appraisal forms that needed to be submitted, but also came up with a number that was about $300K OFF THE MARK! read more
