I paid my rent every month but when my lease was coming to a end he said he wouldn't renew my lease when I asked why he said I can't give you a reason why at this time. Then finally he said due to non payment of rent I never missed a rent payment either did alaska housing. He doesn't know how to fill out the notices or the correct notices at all and he never signs the notices. He doesn't know what he's doing and isn't doing any of it legally correct. He text me and asked how my move out was going I responded what move out I didn't get no notice either did alaska housing so both of us were confused I said my year lease isn't even up yet. I told him I don't have anywhere to go. He came back with I guess we can give you a little extra time I said I could lose my housing voucher over this he said we'll I'm sorry to hear thar. I said so what me and my kids are just supposed to pack up and live in my car he said I guess so. He has Harassed me since after I moved in. When asked to talk to his supervisor he gave me a name and number I left multiple msg with her name Rachel never once gave me a call or responded back to my emails. So now I'm living in my car homeless. This man should not be a property manager at all he doesn't know what he's doing and I'm Turing him into fair housing right. Do not rent from timber Ridge 1,700 for a small 2 bedroom apartment no storage only allowed 2 parking permits one for tenant and one for guest and you can't have more than one guest over or the put tow notices on there cars. They don't maintain the property at all. They brought us shovels to shovel the snow the plows came through 2 times last winter and the never sand it was a ice rink last winter nobody puts ice melt or sand down on side walks nobody shovels side walks. He is rude and discriminating. Don't rent from them you will regret it.

Our family is so pleased with our new home in Eagle River, Alaska. My husband and I grew up in this little town but moved away after high school. We are excited to return here again with our children to begin a new adventure in this beautiful house. We were actually living outside of the U.S. in Estonia when we found out we were moving back "home". We weren't even sure if we'd be able to purchase a home without physically being in the country. But Rowena and Erika made it happen for us viewing lots and lots of homes for us. Being in a different time zone was a challenge but Rowena and Erika were always quick to respond to us via email and WhatsApp. It was a pleasure to work with such a knowledgeable and professional team.     This is possibly the worst property management company I have delt with. Brooke was very…read moreunprofessional and unaccountable the entire time. They "quit" because I had asked them to do a troubling amount of walk throughs, a grand total of 2 a year. But I couldn't be happier not having them look after my home. After the recent earth quake which was bad for everyone and I get that, damage is inevitable. I was parting ways with brooke at the same time as the earth quake happened and also my tenants were moving out. I had recieved a call from them that my crawl space was flooded and my house was split in "two" and I shouldnt rent it(seemed like another attempt by them to screw me over). I booked a last minute flight from washington dc and arrived thursday. I noticed quickly in my home that it was not managed by a competent team. My home was filthy, appliances hadnt been cleaned. Tenants painted and glued items in the home, I now have a very evident mouse problem that was never reported, trash around the outside of the house and when I asked brooke for documentation pertaining to managing my house and inspection reports she told me wife she does not have any documentation. Oh and I called brooke and attempted to get her to resolve these problems and she simply told me ahe does not care and will be doing nothing. Soooo if you are looking to have your home managed correctly and cared for do not use brooke. Unless you enjoy crappy service.

I contacted her during COVID, months before I moved to Alaska. She answered me within an hour and after that, she kept in touch for months as I got ready to move. She spent a lot of time getting to know what I wanted. I arrived in the summer when the market was booming. Every agent in town was super busy, Leslie included. I knew that was happening and I had lowered my expectations. I was ready to do a lot of my own research and driving around. But Leslie had me seeing places the first weekend in town! She did a FANTASTIC job showing me places I might like. She never schmoozed me. She never tried to upsell me. Once we ran into another agent while seeing a place and he was a super schmoozy, slick kind of guy and it made me all the more grateful for Leslie's approach. When she showed me my place she said she thought I was going to like it--and sure enough, I loved it, and now it's mine. :) She knew exactly what I would love. The neighborhood, the price, the style, all of it. She remembered every little detail (for example--I wasn't interested in a townhouse or condo that didn't allow dogs). She walked me through the offer, counter-offers, loan, inspection, and more. She helped me get an early-occupy deal which I *really* wanted. When our first title company got delayed she found a new one! She didn't have to do that--it wasn't her fault the market was backed up. She would answer my texts at 10pm on Friday night, 9am Saturday, and everything in between. She knows a ton of people in Anchorage and she knows the town well. I hope to buy another place in a year or two and I wouldn't even consider using another agent!

    I rented 9715 Independence Dr, Unit B308, and had a very poor experience with Real Property…read moreManagement. The unit had been vacant for over 6 months prior to my move in and had not been cleaned. Despite this, per my lease agreement, I was required to hire a professional cleaner for the carpets and unit before moving out. I requested receipts or proof of cleaning from management, but they provided nothing. The unit also had no heat when I moved in, and the furnace was temporarily rigged instead of properly repaired. Later, the blower failed, taking over three months to replace. I also went about three months without a working washer and dryer, and there was visible mold on the curtains which I replaced. Keep pictures and records of everything! Maintenance requests were often canceled, and repairs required landlord approval, causing long delays. This was one of the worst rental experiences I've had. Future renters should be aware of these ongoing maintenance and management issues.

    My son rented a property managed by Real Property Management Last Frontier for two years. During…read morethat time, they consistently ignored his maintenance concerns. However, when he moved out, they charged him for repairs which he had previously reported and that were never addressed. Some of the charges were questionable, yet he was denied access to any photos or documentation of the alleged damage. To make matters worse, my son is in the military and had been relocated out of state at the time of this dispute, making it difficult for him to contest the charges in court in Alaska. So he had no choice but to give them his money. I believe this company took advantage of his situation, and I fear that other tenants may face similar treatment. I strongly caution anyone considering renting from this company.

    Being rigid, unyielding, and questionable with tenant housing rights is probably a coping mechanism…read morefor staying in the rental property business. I don't hold the first two points against Todd O'Banion as I have no desire to run a rental enterprise and I empathize with the many terrible tenants he may have to handle. But I am chagrined by the ethics of using tenant ignorance to one's advantage. My experience is that his attitude and management techniques do not translate well to tenants. While his preference is military personnel, O'Banion will rent to the muggles who also call Anchorage (most of the rentals) and The Valley (less of the rentals) their home. My advice for all renters/tenants is as follows: - - Know your leasing and renter rights under Alaska Law and do not be wary of using those laws to challenge statements that Todd or his employees tell you. - - Carefully read your rental agreement. It wouldn't be a bad idea to review the agreement with a lawyer, first, as you may have to deal with a lawyer, later. Pay extra close attention to the clauses that explain leaving your rental early. - - Be prepared to retain legal counsel, because this organization borders on techniques that might be construed as bullying or doublespeak. On several occasions, I was told one thing by an employee and something different (and begrudgingly) from Todd. Whether their comments are knowingly deceptive or the result of ignorance, I am not sure. - - Todd O'Banion will use the full extent of the lease to nab away money from your deposit. In my instance it was the lawn. It wasn't freshly mowed (but not overgrown, either.) There was a subtraction on my returned deposit of 425 dollars for the mowing of a third acre lawn. I have not been able to find any mowing services that charges that much for their services. Ultimately, this is an honest account of my experience. I am a decently well-educated individual who is willing to explore my rights and willing to challenge statements that appear intimidating or erroneous. I did this on multiple occasions. I feel bad for the tenant who does not have the capacity, time, or knowledge that they are being misled or bullied. At some point, I was wore down with fighting and gave up. For instance, I chose not to fight the lawn mowing situation. Congratulations, Todd. Beat me on that one. To be a tenant that feels summarily distraught is not a great feeling. Do not be fooled, Todd O'Banion is intent on making money for himself, and the clients he represents. If I owned a home that I wanted someone else to manage, I suppose I would want someone like Todd O'Banion to protect my investment. But personally, I will never rent from this organization in the future. My sister and brother-in-law had an experience that was more negative than mine, but I will allow them to post their experience should they desire to do that. Finally, I know this is not how all landlords treat their tenants. The last two companies I have leased from have been wonderful and accommodating from beginning to end. If Todd, or anyone else, contends with this entry as inadmissible or fake, I have all of my documentation from my time with this company. Feel free to reach out for further information.
