They DO have an after hours system that is supposed to page someone to call you back. So, I am sure that will be rectified. They also called again to make sure the appointments were made and the heating situation was being resolved! Thank You to MGR for working on this and for staying in communication with me. I have had very bad luck with MGR. My current complaint is that no one answers the so-called "after hours emergency line". You just leave a message and they call you back during regular business hours. This is horrible when your heater goes out and it's 27 degrees outside.

I own multiple buildings and have worked with thousands of companies over many years in business. I rarely write reviews, but my experience with MGR has been one of the most frustrating and financially damaging professional experiences I have ever had. In March 2025, I contacted MGR for information regarding property management services. The CEO, Michael Rademaker, personally called me and assured me that MGR was "the best management company in California." He repeatedly told me that if I ever had any concerns or issues, I could contact him directly and he would help personally. Unfortunately, the reality was completely different. My property was assigned to Melissa A. Sheridan. More than a year later, critical issues remain unresolved. Despite repeated requests, tenant contracts were not properly reviewed or understood. I received multiple different versions of CAM reconciliation calculations, many containing errors involving tenant and owner responsibilities. Even after numerous discussions and corrections, the reconciliation process for 2024 and 2025 remains unresolved well into mid-2026. Communication has been one of the worst parts of this experience. Emails, texts, calls, and voice messages often go unanswered for weeks. When responses do come, she usually promises that things will be handled "next week." After hearing "next week" for over a year, it became clear that nothing was actually moving forward. About a month ago, after asking what legal action might be necessary to recover outstanding funds, I was met with yelling over the phone instead of professionalism or solutions. I was told the matter would be completed by Monday. That was a month ago. Since then, despite many follow-up attempts, there has been no meaningful response. What disappointed me even more was that the promises from leadership meant nothing. I called and left messages for Michael Rademaker multiple times. Despite previously assuring me that I could reach out directly if problems arose, I never received a response. When I called the office, I was told he was there, yet my calls still went unanswered. This experience has cost me time, money, energy, and unnecessary stress. Property owners hire management companies to solve problems, communicate professionally, and protect their investments -- not to create more problems while ignoring their clients. I have worked with countless companies throughout my career, and this has been one of the most disappointing business relationships I have ever experienced. If you are considering trusting this company with your property, think very carefully before signing anything. No property owner should have to beg for communication, chase basic accounting answers for over a year, or feel ignored after paying for professional management services.

The ceiling has leaked for over a year and like someone else had reviewed and said on here they pass the buck you try and contact them. It's all this person channels it or this person's out this person's out they don't get back to you. I was told that I would be contacted via email and or text to tell me the status of the repairs to be done. I've heard nothing. The management team and the associates at Blue Star could care less about the problems you're having it's always some sob story about how their hands are tied, blah blah blah they have a maintenance department they could easily send their department out fix the problem and charge the owner. That's a tenant right and if you have a department and you really care about your tenants, these are things you would suggest or put in motion instead they just sit back and collect a check tenants be damned. The only reason why I have not moved out yet is I am still trying to accumulate the funding so I can leave the professionalism and concern for the tenants is zero my suggestion don't rent any property that is managed by this company. They're only gonna let you down and find many excuses as to why.. I would've posted videos, but yelp won't let me it would've shown you the leaking from the ceiling.

The owner of the home we are renting recently switched property management companies. I had already…read moredropped off/ payed rent for August in the form of a cashiers check and dropped it off at Z property management office on anacopa rd. Literally on my way home, I got a notice in the mail that the owner was now with another company and I needed to pay August rent to the new company (we paid for august rent by I believe July 27 or 28th). I contacted the new manager of Z property, and asked if I could either pick up the cashiers check or if they could still make sure the owner got our rent payment. I was told via email they would be able to get the rent we paid to the owner of the home...well apparently they cashed the check and still have yet to pay the owner as they had said they would do (its now august 11th). This company is and has been shady as hell since we moved in last may 2022....and I wouldn't refer them to even my worst enemy at this point. Thank God the owner decided to go with a different company!! I pray they will still stand by their word in the email, and get the owner the rent we paid....but if they haven't given it to the owner by this point, I doubt they ever will. Karma is a b***h and I hope they get what they deserve if they just cashed my check and kept the money ......

Z Property Management made my life so easy from the screening process to getting repairs done with as little involvement from me as possible. They rented my house for more than I was anticipating which was great!! I would recommend Z Property Management to anyone who is looking for a professional & friendly property management company. They will take care of you and your renters!
