Park Square home. We had shower issues day 1. Fixed it 3 times. Recently after 1 year warranty notice the wall bubbling and bowing ...more shower water damage. The grout the Linscott Plumbing did for Park Square ...is not waterproof. You must seal it. If you used Linscott Plumbing just know the water stays under the tile it's not waterproof. Were looking to move after I purchase land somewhere else. Unless you like living in a 55 plus community home (even though is not) look else where. Can't even get to a contract. Kelley a sales agent in Winter Garden Florida will simply not tell the truth. She will not allow me to have representation from my agent. She is trained by Bianka, Tamika, who are lead by Nicole their manager, to avoid communication about real estate agent representation so they or the company can pocket the 3% broker fee set for buyers agents. Then once they think they have you Kelley just simply says "we won't be allowing you to have representation for this purchase. Worse than that Bianca, and Tamika back her up. I asked Kelley when do I give my agent information... her response was " At the time of contract". The first thing Sunday morning she emails me... You can not have an agent represent you. I asked about her saying "At the time of contract" and she is now saying she never said that. And refuses to address that communication. I recently purchased a home from Park Square Homes, Venice Model in the Sawgrass Plantation community. My sales rep Denise Rapp and design studio rep Cynthia Canar are awesome!! Denise is very knowledgeable about the various models and the upgrades available for the home. I was looking to buy a home and debating between a couple of different builders Beazers and Meritage. After talking to Denise I felt as ease about my purchase. I was able to work through a few minor issues. Additionally, she is always a phone call away and very transparent. During that minor issue, Denise when straight to her management to help resolve the issue. She was clear in what she is authorized to do and can't do. She constantly checked in to see if I received any news from management. It is great to see she cared and that she followed-up. Cynthia is great at helping you pick out colors, styles, and designs on the house. Going to the design studio ahead of time was critical. Being able to see what was offered and get the prices were great. I had a certain budget I wanted to stay within. She helped me make some decisions on what looked good. She also was able to show me what my kitchen would look like with the new upgrades and optional packets. I called her about 30 times and emailed her 10 times before my actual design studio appointment to finalize colors and upgrades. Even after finalizing all my documents I have reached out to Cynthia 10 times about refrigerator, washer & dryer and wine colors and various other things for my house. Lastly, Dana was also very transparent and followed up with me. This is a great team here! I'm looking forward to the next 6- 10 months during the building phase. We purchased a new build villa almost 16 months ago and it is still not completed. They have more excuses than I've ever heard from anyone. I've written management, and they don't seem to care. Horrible customer service, horrible communication and we're not even in the villa yet. If you're looking to build a home I would stay far away from Park Square Homes. We are so disappointed with the poor craftsmanship of our PSH. We reached out to PSH about multiple cracks in our flooring and walls. Claims were denied and we were told good luck, you are out of warranty and we really dont care that our tradesman made mistakes, not our problem. A total nightmare and they canceled the contract because I hurt there little sales manager feelings calling her incompetent and rude. She sold me a lot and I asked if the house would fit. Oh sure, it didn't and had to pick out another lot I really didn't want. There contract states they have up to 2 years to build their homes. I have sold 4 houses and built 3 in 5 years and this was a horrible experience and I pay cash. It shouldn't be hard to buy/build a house. They also don't respect your privacy. Honestly they are a decent builder for the value with that said they have MANY short comings. If you want a house in under a year certainly do not use this builder, you will be lucky to get it in under a year and a half or possibly longer. They keep on making promises, yet they never meet any of them. They blame Covid, Supply chain and everybody but themselves (take some accountability). As others mentioned they lie to make the sell and take your deposit promise dates house should be done then they just keep getting pushed back and back and back. No sense of urgency and the financial strain they put people in by not meeting deadlines as others either sold house on false promises . Most other big builders obviously have either better supplier or better project management or pay the subs more thus the subs rather do work for them vs. PSH as other builders mainly meet their deadlines with some exceptions. Sales people drop off like flies and you might go through multiple during your build (can't blame the sales people I suppose as they can't really sell any houses and they just hear the customers complaints) which adds to the frustration of doing a new build with them. Forgot to post this review, but how things have changed since interest rates have gone up. Sure there is demand to still live in FL., but incentives and slashing the prices just as I predicted. Thankfully my house took about 1.5 and got in at a decent interest rate I really feel bad for those that should of had 2.75 and instead got stuff with 6+% interest. All said and done due to delays and other expenses I figured if you really want to take it over the life of the loan at higher interest rate than I would of had at 2.75 plus extra renting and other things they likely cost me 75k-125k in extra unneeded expenses. So the saying is true you get what you pay for if would of used David Weekley Home, Pulte, etc. or lennar etc. you would of had you house don in under a year. Lets not even get started on the warranty process of items being fixed. read more

VERY, VERY sad! I am very disappointed in the way I have been treated by PSH. Here goes: In December 2021 my wife and I signed a purchase agreement and plunked down nearly $10k as a deposit. At the time we were told our home would be completed and ready for move in by September/October 2022. That was perfect for us, since our current lease ended on October 7, 2022. However, our house remains nowhere close to being done and has sat with no change for nearly 6 weeks. I haven't even had regular calls with the builder or emails from the sales person like I used to have. We are now paying out the butt for higher rent when we shouldn't have to and we will have to until our house is complete. This has caused us major financial concern, which we have expressed, and with rising interest rates and not being able to select a closing date, it will only become worse. We requested to be released from our contract and were told, no. "If we do for one, we have to do for all." That is simply not true as not everyone is in the situation we are in, not to mention how would anyone else know we were granted a refund. Really?! We communicated our concerns with our salesperson and with the VP of sales and she didn't seem concerned at all as she rejected out request rather easily. IMAGINE BEING A MULTI-MILLION DOLLAR COMPANY AND TAKING ADVANTAGE OF PEOPLE LIKE THIS. By the way, the price we bought the home for is currently being offered for $35k more than what we paid. I thought that would be a nice incentive for the builder to refund our money, especially since the new homebuyer would also be required to put a deposit down, but nope. PSH is not losing any money on the deposit and gaining $35k on the price of the home. I AM GOING TO THE BBB AFTER I COMPLETE THIS REVIEW and I will continue to try and get our deposit back. I will ALSO review this company on Google, Consumer Reports, and anywhere else I can as to warn other good people to RUN away and do not believe a word of what they peddle. Park Square Homes is not consumer-friendly. They are deceitful. They play politics and they do not care about the homeowners. Their designs are lacking on the inside as the kitchens and laundry rooms are clearly designed by men who don't cook or do laundry. Don't be fooled, Buyer Beware!! I have worked for several home Builders and i came from one that treated thier employees like Crap to Park Square. I was a huge ambassador for them when i got there and was always eager to boast of thier professionalism and treatment of employees like Family. Than I got Let go due to "Non -producing" as i had not had a contract written in 2 months, but i did try to submit an offer 3 times and my manager would not even look at it or consider it. Also at the time i was let go there were 5 others who were NON - Producing and had not written a contract in 2 months or more also but they were part of Management's little clique and could get away with anything. After i left they sneakily ignored my e-mail requests for a list of upcoming closings that i had, that according to the policy as long as they closed within 30 days of termination i could still be paid. I had 2 that were scheduled well within that 30 days and low an behold within 3 days of my leaving they had been moved outside that 30 days but within the last 7 days of the month, that way they could avoid paying me what the state Real Estate Commission considers "PROCURRING CAUSE". Hard to swallow losing $7,000 and worse to have worked an entire month for FREE!!! Than when i went to retrieve a few personal items i forgot a few days later i was sent a "NASTYGRAM" Via text by the sales manager stating that if i did not leave immediately they would "TRESPASS ME". Needless to say i now have a bad taste for them and have remained in Real Estate but will NEVER EVER Sell one of thier homes to ANYONE for any reason. If they will treat thier employees that way and they claim to have a Mantra of "One Team One Family" how do you think they will treat thier customers. In September 2021 we signed a purchase contract for a paired villa in the Travesta subdivision in Palmetto FL. At the time of signing we were told ours was scheduled for a Spring closing which was perfect as our lease was up in the spring. Things started out great but then our home sat for 4 months with little to no progress. In February new home consultant emailed us and told us to lock in our rate as interest rates were changing but we did not have a closing date and our home was still in game stage. Every weekly update was the same thing, nothing new, No new progress. We had to go month to month with our apartment complex and our rent went up about $1000 per month. They cost us thousands of dollars in month to month rent and rising interest rates. In June/July I finally had enough and asked when our home would close. I was told at the earliest the end of 2022. Over twelve months to build a paired villa... they always blamed contractors however other builders in the community were building homes and ones that started after ours people were already moving into. It is almost like park square either does not have a good working relationship with their contractors or they don't have the capital to pay them. I finally spoke to the Tampa area manager and the VP of sales. We decided it was best to walk away and they were kind enough to give us our deposit back. I do not recommend Park Square homes and unless you have well over a year to wait and have thousands of excess dollars to throw away I would choose another builder. read more

In the process their contractors repeatedly would use our driveway/yard for access. One time in particular they drove directly across our lawn, meter box and dumped a load of sand. In the process they broke the sidewalk and our main water line. They sent someone out to fix the main break. Unbeknownst to us, there was still fractured PVC pipe below that continued to leak. About a month ago that fracture ruptured. We did not know what it was. We called Hillsborough County. They said it was between street and sidewalk. We called sprinkler company they said that was fine. We even called Culligan as there is a small line that runs underground. That was good. We called hillsborough county back and they were kind enough to identify that it was the PVC pipe underneath the meter box. We contacted Park Square and got the runaround. Sent the emails from initial incident along with pictures. Just got a reply back from Kevin Parrish saying we are on our own... I was hoping someone else might have ideas too? Thank you!! read more

If you are considering building with Park Square Homes, don't walk, but run, as far and as fast as you can, to anyone else. This entire building process with them, has been an absolute nightmare. We started this process in February of 2021, signed papers in March and have yet to move in to our home. It started with the upgrade options. We picked a structural upgrade, that was quoted as more, than an upgrade with an extra bedroom. We questioned that, and they "claimed" that it was all incorrect and jacked the price up $28,000 more. How does that legally happen, when the prices are printed and given to you? So much for us being honest. Next, the elevation that they sold us had NOT been approved by the county. That caused a 2 month delay. The next delay came, when they submitted the wrong plans for our home. 3 months later, we still hadn't broken ground. They assured us, at that time, that they would make it right and they would take care of us as "valued" customers. I don't think they understand what that means. We have had so many days of crews not showing up. I have multiple photos of empty beer cans, left by the crews, when we have shown up at the end of the day, to see the progress. All of our shower floor tile was installed in the wrong bathrooms and the wrong color. We paid for an upgraded shower and they built a regular one, that had to be fixed. The project manager does his best, but is rarely on site to oversee things, because they have him over so many jobs, in other places. WE have had to keep on top of things and WE are the ones having to point out all of the mistakes. It's a joke. We were informed today, that they aren't going to do anything to make it right and we are just out of luck. Every month that goes by, we are being penalized, through our landlord, as we are now having to do a month to month lease, because we keep getting a date that doesn't happen. The upper management at PSH is spineless. They treat their customers with utter disdain and send others, lower in position, to do their dirty work. I would not recommend this PSH to anyone and will actively promote staying away from anything to do with this company. read more

If I can give them a negative I would. Worst experience of our lives buying from Park Square Homes. They have very poor customer service. The management lies constantly and there homes are very poor quality. They tried to sell us a home not to code and we had to call the county and show proof of pictures that they tried to cover the work. I would not recommend anyone purchase a home from this builder. They lie from the time you sign with them. They than offered us 2500 and were going to make us sign something that we couldn't speak anything negative about there company. Been trying to contact with this builder since July 2007 to fix a defect. No response until April of 2008, and that was to say "you're out of warranty, too bad". In the meantime our yard has sunk two feet in the middle, causing the patio to buckle. In one reply they did admit it was a know defect but pressed on with ignoring us. Here it is 2010, an our request to see the plans of what was used back there is still being ignored. Promises of calls being returned or folks coming by to investigate flooding problems are just empty promises at best. Shocking they've lasted 25 years. read more

His response was to tell me to make a list and he would get with his team. I provided my initial home inspection report, the punch lists from the first and final walkthroughs, and the final re-inspection report. It's been a week and no response. BUYER BE WARE. Park Square Homes will only look out for their best interest first and for most. Their prices are outrageous and are double the cost of any where you can find items. They do not pay attention to detail in any part of the process and then claim since they work in the industry what is considered standard but then fail to mention if you choose a certain option you might want to add something else that is suppose to go with the option you first choose. They deceive and lie to you and then tell you that you signed a contract with them. They then proceed when you correct them in what they originally lied to you about that is just part of how they do business. Please before signing any contract with this thieving boarderline immoral company to go around the neighborhood and knock on the doors and ask people about their experience. Also make sure that the people you talk to have gone all the way through the building process. If you do not want to heed this warning and want to go with them any way please get an independent inspector that will do everything. They inspector can inspect the slab they lay down, inspect the house when it is just stubs, and then do the final inspection before closing. It is well worth the investment for a possible peace of mine. Once you close they try wipe their hands from everything and do not follow their own warranty guidelines. They just give you the run around or their office hours even state they are open but you can never talk to anyone. Read over the entire contract before you sign. AGAIN I CANNOT STRESS ENOUGH...DO NOT SIGN A CONTRACT OR GIVE ANY MONEY TO THIS COMPANY. There are much better builders out there and I would go full custom not semi-custom through this company. One last time their attention to detail and common sense is extremely lacking and really unbelievable that they stay in business. They prey on unsuspecting people that do not know any better. Overall, the location is awesome. My 30 day move in repairs were handled in a reasonable amount of time. The home I purchased has made some major construction flaws so I recommend a home inspection prior to completing the deal. Some things are not noticeable to the average eye.
