Lake Nona Water Mark Apartments

Lake Nona Water Mark Apartments

Lake Nona Central, Lake Nona

My husband and I rented here from August 2014-September 2016. We stayed in the Del Rey floor plan…read more2/2 with the oversized balcony. Pros: 1. Watermark is gorgeous. Ponds, well-maintained lawns and shrubbery, clean pool area and restrooms, etc. It's a new complex and they really do a nice job taking care of it. 2. The amenities are very nice. We are not swimmers but the pool seemed nice and clean and we loved the workout facility (yes, it doesn't have barbells, but what apt complex does? Major liability.) 3. Great maintenance staff. We probably had 10 requests within the two years ranging from removing a small amount of mold (they were wonderful) to replacing the light in the dryer. Larry was especially friendly and helpful. 4. The apartments themselves are large and luxurious. I loved the stainless steel appliances, curved shower curtain rod, horizontal blinds, large balcony, huge bathroom with his and hers sinks, etc. I have just 2 small complaints about the apartment itself and that is the small size of the dishwasher and the non-granite bathroom counters. These are small issues, but for what we paid to rent here I would have loved to see those upgraded. 5. Lots of CARES events. We are admittedly not very social and didn't participate, but the team makes an effort to have events at least once a month to engage the community. 6. Parking was never difficult to find near building 8 but I can't speak for the complex as a whole since each building's lots were laid out differently. However, we always had tons of boats in the back of the parking lot that made parking on randomly busy evenings a bit of a pain, but not impossible. 7. There's a cute playground on the grounds! I took my nephew and it was nice and clean. 8. There's a very convenient car wash (aka vacuums and hoses) but building 11 that I used frequently 9. Dais internet is the absolute best you'll get in Florida. Although not Watermark related, it's worth mentioning. I now live on the other side of Lake Nona in my Brighthouse internet nightmare. Cons: 1. Huge light outside our bedroom window that was on 24/7 - literally an exterior light hanging right above the window. We are low maintenance sleepers, but I can't imagine someone who is sensitive to light while sleeping living there 2. No security to the complex. Anyone can just drive in and walk up to your door/car/garage. This is especially distressing considering the complex is easily viewed - and advertised - from the highway. There were multiple car break-ins while we lived there, and I had all 4 of my hubcaps stolen off of my Mazda3 in the parking lot outside building 8 on a weeknight. 3. Your neighbors will make or break your experience. We lived on the second floor of an end unit (only 2 floors in that section), and we went through 3 sets of neighbors during our time there. 2 neighbors were completely fine, but the other one swore up and down that we dropped things on the floor through all hours of the night when that just wasn't the case. They made multiple noise complaints against us, sometimes calling the courtesy offer FIVE times within one night to complain. We work and are asleep during the times they complained, so it was very distressing to us to get called repeatedly by management over this. We are not sure if there were HVAC issues, noise from an adjacent apartment, or what... but it was definitely not us and the stress of that situation made those few months with those neighbors absolutely miserable. 4. I went to the dog park once and it was full of feces. I realize this was the fault of rude owners, but it was gross nonetheless. I never went back. 5. The trash service was obnoxious. $25/mo, mandatory enrollment, and pickups are only Sunday-Thursday. We wouldn't fill up a trash can until Friday night and then we'd have to walk far to the single trash compactor onsite to dispose of it ourselves. The times were also inconsistent; sometimes we'd hear our trash can banging around outside our door after 11pm on weeknights.

They never answer your phone calls, they leave the phone on silent. Went in person to get a tour,…read morebut they said they were "too busy" and rolled their eyes at me like I am the issue?!? Wish they would hire people who actually want to work because clearly these people hate their jobs.

I rarely leave negative reviews, but our experience applying here was deeply disappointing. We…read moreprovided extensive documentation verifying our income, including multiple pay stubs, entire bank statements, 2 employer verification letters, an offer letter and contact information for direct confirmation. Despite this, our documentation was repeatedly dismissed without any real attempt to verify it and with no clear directions on what would be acceptable. When my fiancé and I respectfully shared our frustrations after 2 weeks of transparency and attempting to work with them, we were met with "I'm sorry you feel that way", and a suggestion that we pay the entire lease amount upfront (23k+ for a two bedroom apartment) - which just goes to show how little effort they put into the process + how little they cared. It cost us $200 to waste our time. After living in multiple states and renting from several apartment communities, we have never encountered a process handled with such little diligence. Ultimately, we chose to withdraw our application and are happy to pay more to live somewhere better. Save your money on the application - especially if you are: relocating for a new job, an entrepreneur, or in the service industry. They don't accept cash deposits on bank statements, offer letters, digital payments from clients or rent, or employment verification letters, nor will they reach out to confirm. They'll be all too happy to take your money and turn you away.

Beautiful property, abundant amenities and a super friendly and responsive staff. Felicia and Suly are soooo nice. The property manager, Errick, treats the residents like family and plans spectacular events for us for FREE. Tonight is Comedy Night with two professional comedians, catered dinner and a DJ. One of the many many many great events planned on property for the residents. I LOVE THIS PLACE

Our lease is 15 month long and we are definitely staying here for a minimum of 2 more terms. From day one we've been treated with respect and care. Errick the manager has been here since we moved in. Sully and Melanie joined a bit later. The front team has been nothing but help all this time! Super responsive and attentive. We've never had ANY issues with the apartment. They change the ac filters, do maintenance checks, keep the place super clean. The landscape is great as well. Pool and Jacuzzi is great and no non residence can be in there. Cameras all over. Super safe! We have a few policemen who live here. Secure garage is also available. Gym, yoga room where once a week James teaches yoga, pet spa, valet trash pick up 5 days a week. They always treat us with special events and food trucks. Omg you name it! What an amazing place! My 15 year old daughter absolutely loves living here. It's a walking distance to nearest cafes and grocery shops and local dining. So she can walk around with friends without needing a ride. Lucky me Can not brag enough about this place everyone! 100% recommendations. HUGE THANK YOU URBANA TEAM

If you are looking for apartments and see that this is an option, look the other way for your very…read moreown wellbeing and health (mental AND physical). I lived here for 3-4 years and I finally moved out reasons being that this complex is run by two ladies (named Yessenia and Emily) who are corrupt and lazy. The apartments (every single one) are full of cockroaches, mold, humidity, and a bunch of more disgusting things. Every year they will raise the rent, but don't expect them to fix anything. They charge you for almost everything, it could be for something so small like changing a lightbulb or missing a single curtain. When you go, they'll give you a tour and show you a pool, the office, and the gym. A pool that is not working or not open almost everything single day of the week. And the gym (thats open 9am-5pm) is also always closed because to enter you have to go through the office and the office is always closed because the management team is never there to work. If you like privacy, this is not your place. The management staff will knock on your door and if you don't answer in 30 seconds they will open your door and let themselves in without permission and not even give you time to put clothes on. If you're the type of person who has friends and those friends have pets, you'd better say bye to them because they won't be allowed to visit you again. Last but not least, if you don't like wasting money and you like being respected, for the good of your health, DO NOT move here.
