Mainly near bathrooms and the entry of any doors. Our drier broke and it took them over a month to replace it (there is literally a menards in Manhattan, they could have went there), my door was busted in, door handle hanging off and my actual door was cracked and they did nothing about that. it always smells like pot because of the tenants around us and when I tell them I am allergic they still do nothing about it and they we have had the loudest upstairs neighbors and regardless of showing pictures and videos of how loud they are at night and in the morning, they only get a slap on the wrist for being a disturbance. we pay like $80 a month for maintenance fees for stuff that doesn't even get done. So I don't even know why we're paying the fees. I called and asked about replacing a screen over six months ago (due to the screen Being to small and it fell out) and it's still not replaced. we also have a terrible bird problem because there's parts in the deck where the birds can put nests and they crap everywhere. It's also rare for people to have their dogs on leashes and sometimes peoples dogs will come up to my dog Aggressively. Luckily, my dog is friendly. I am down at the bottom part where the creek is And if you're down in this part, you will not get any maintenance hardly at all we are put on the back burner most of the time. We have had so many potholes that are just getting bigger and bigger down here and I'm sure people have called about them because I have rolled my ankle more than once in those potholes walking to my car (It hurts because the potholes are deep and very jagged) the apartment buildings that are down in our half are almost always left uncut when the lawn people do come they do a very poor job of actually cleaning up what needs to be cleaned up as far as the grass goes. We have people from across the street that have houses with literal driveways that will have any guests come and take up our parking in our parking lot that we pay for like make that makes sense. It's absolutely ridiculous How the people that pay almost $1300 a month in rent not counting other expenses are put on the back burner and we never get anything done down here. I also also do not find the staff very friendly. The only one that is friendly is Victoria, she has been such a person in regards to anything that comes up. The assistant manager is very passive aggressive and is very rude, and she is the one that you talk to the most of the time.

The trainers are all so nice and helpful, no matter who she is training with. She has learned both Western and English riding, and how to care for the horses and the stalls. I absolutely love that they teach more than just riding, she needs to be prepared to take care of it all for when she gets her own horse. Definitely recommend them all around! The facility is always clean and ready to go, plus having the indoor and outdoor arenas is great for year-round riding.

I vacuumed before bringing my stuff in and had to empty it twice. I mentioned it to the property manager and she said they were extremely busy since it was change over season. My unit was on the top floor so there was mold from a roof leak that the never were able to fix. Nail holes that were patched and the apartment had not been repainted. When winter rolled around they had no plan in place for snow removal. That ended up being a major train wreck when we got out first measurable snow storm. Property management said it was simply out of their control and they were doing the best they could. Four days later someone showed up to start. Pet rules are remotely enforced. Dog waste is everywhere. The pool is not kept up and even closed because they didn't want to replace a pump motor. The windows are the poorest quality I have ever seen. If you want to stay warm in the winter you need to seal them with tape to slow down the draft. And the the move out. My apartment was scheduled for carpet replacement but I still got charged for carpet cleaning which I had ask about and was told I wouldn't be charged for. I got charged for cleaning but it was much cleaner than when I moved in. And painting, they told me they always repaint in between renters. That's a lie! It was not repainted before I moved in and it wasn't repainted when I moved out. Besides repainting and carpet cleaning are considered normal wear and by law can't be charged for. The property manager suggested I call Resident Relations in Arkansas. They basically said they were not interested in hearing my concerns. Don't rent from them! They will lie from the day you move in until the day you move out!!

The maintenance team is very responsive, I don't think I've waited more than 2-3 hours before they have shown up or called to inquire. (Their calls are often within the hour.) Tami does a good job of managing a very eclectic group or residents. The grounds are kept clean and now is always cleared as soon as possible from parking lots and stairs and walkways. We enjoy living here! I would definitely check it out if you are planning on a move.
