YOU WILL REGRET RENTING AT ABBEY GROVE PROPERTY IN NORTH HUDSON, WISCONSIN. THE PROPERTY MANAGER HAS ZERO EXPERIENCE IN RENTING PROPERTY. The Regional manager, Jeff True and property manager, Sandy S thinks the rental agreement is only for the tenants to follow, not them! When I signed my rental agreement on 8/21/2019 she had me back date it to 8/18/2019 then charged me the pro-rated amount from the 18th when I didn't have access to the apartment stating management wanted the agreements signed by the 18th but she went out of town instead. This happened to other tenant that signed that month. Of course she didn't have a printer, nor does she have time to make a copy so when it was discovered she had us renters pay for 3 days and stated that's what management wants. I had to request a refund from another property manager to get reimbursed. I couldn't believe she did that in a HUD qualified housing. Next up, the second week I was there I was rushing to go somewhere when the construction foreman knocked on the door. I ignored it, was halfway to the shower with no clothes on when he just walks into my apartment, stunned I was home and froze while looking at me. After much profanity I told him to get out. When he knocked on my door he had the property manager on speaker phone telling him it was ok to enter my apartment without my permission which I heard. I call someone at Paramark asking how he got my Apt code to enter. Well, the foreman along with all the workers knew the code even though they no longer worked on the building. I told the guy from Paramark on the phone the master code had to be charged. He stated he couldn't, never offered an apology then ended the call. All of us tenants were vulnerable but they couldn't change the master code for 2 year's! Are you kidding me! Sandy .S. told him to enter my unit to see if I had a fan over my stove. THEN CALL ME! Didn't stop there, Sandy S. was letting every contractor and God only knows who else to access our units without permission from us and unsupervised! One tenant came home to her TV pulled out, sawdust all over the place bc Sandy told him he could enter her apartment to install cable without supervision from management. She was violating the 24 hour notice to tenants to make a reasonable time when tenants were home. This battle lasted 2 year's until we threatened to call the police on her and she still did it. She is always looking for some lame excuse to enter when were not there and stated she were the property manager and can do as she please! We figured she were trying to do monthly inspections. When us tenants pushed back and called HUD that didn't even stop her. Then the retaliation from her starts. No one is telling her what to do. Last month a tenant asked the property manager, Sandy S for a copy of her lease which we never received at renewal signing, along with the lease she received 12 addendum to the lease none of us knew about with "copy" written across the center it. It was never mentioned to any renter here, no date, no signatures, no dates just "COPY" written on all 12 addendums, good enough for the property manager, I' guess! I have never seen any addendum but according to the property manager, Sandy she only gives them to you upon request! WHAT? Right now all of our rental agreements are null and void and Paramark cannot enforce anything in the rental agreement I'm told. Did you read this Jeff True you stated to me your a contract guy! Attached is what I received from Jeff True for starting a conversation I guess Jeff True is the company attorney also?! There is much more than this going on. The property manager, Sandy has told new tenants false accusations about me, gossip unfounded, when I text her my heat wasn't working starting in January, sent 3 text that were ignored she sent me a text stating she thought it had corrected itself stating I never reported . She told the exterminator not to spray around my apartment and I literally had so many ants my countertop was crawling and when I told her about the ants she stated ...should I call him back and never did. She text me with a false sighting of my lost dog stating it was seen injured on the side of the road but didn't know anything else in December. She rented the apartment next to me to a tenant with a non ESA German Shepard and the tenant is commanding the dog to bark at me and my dog when we go outside to sit. There are dozens of boys on bikes riding on the sidewalk and now harassing me, 5 police reports but Jeff and Sandy claim they don't want to put up no trespassing sign cuz of potential renters driving through. Gee ever thought about no bikes, skateboards, golf carts, 4 wheelers loaded with drunks. The property manager, Sandy and Regional manager, Jeff True are trying to force me to leave by encouraging all this. Now....do you still want to live her ? If I could give zero stars, I would. After working as a property manager for 3 years, I can confidently say that not only were fair housing laws were broken in my experience with Paramark, but the lack of concern for customer/tenant satisfaction is unreal, unprofessional, and completely unacceptable. The property manager, Deborah, gave me a run down of my neighbors names, the hours they're typically home because of their occupations, whether they are nice or if she dislikes them, how long they've lived there, etc... which is extremely illegal and a huge security concern. (First red flag) She also made constant excuses about the condition of the unit by blaming her previous maintenance tech, who apparently was supposed to have gotten my unit ready, instead of coming up with actual solutions to get the work done. From the application process, to the condition the unit was in when I was given keys, and the lack of action taken to address said condition, I have never in my life felt more frustrated with and exhausted by a management company. I applied for a unit on July 15th and wasn't fully approved until August 12th. (There are 100 emails between myself and the property manager in this time frame due to me having to constantly follow up.) After spending a month emailing on a daily basis simply to get my application processed, she left the keys inside of the unit and told me I could begin moving my stuff in without doing a walk through, only for me to find that the unit had not been touched throughout my entire application process to get it rent ready. (It was vacant when I initially viewed it, so they had a full month to get vendors in there, but didn't.) The unit was filthy, carpets had not been cleaned, maintenance repairs had not been made, and walls were not painted. The unit had white doors and trim, which were marked up with black grime, toilets were absolutely filthy with the previous tenants fecal matter, and the bathtub was equally grimy. I was polite and patient in addressing these issues, however, every time something was brought to her attention, she would deflect and blame the vendor or maintenance technician without offering a timely and efficient solution. I made it clear that I did not feel comfortable fully moving my belongings in until every issue had been addressed, unit had been cleaned and painted, and carpets had been cleaned. Knowing I was in between my old place and new one, there was absolutely no urgency to even clean the toilets and bathtub, which was my main concern, as I have a 10 year old child that I need to bathe (which I absolutely will not do in other peoples filth.) She didn't even feel comfortable using the disgusting toilets. I first brought these issues to Deborah's attention on August 15th, stating that I would not be moving in until the unit is done, and finally on August 22nd became frustrated and stated that I'd either like my lease start date to change to when the unit is actually done, or have the lease dissolved. 2 days later, I received an email stating that SHE was choosing to dissolve the lease. (Being in property management, I know that both parties must agree on the dissolving of the lease in order for it to be valid, and I at this point did not have time before my daughter started school to find a whole new place after putting over a month into simply trying to apply and move into this unit.) I stated that I did not have time to move, and would rather things addressed. The moment I actually became frustrated, her only solution was to tell me to move and if I didn't, she would not get the unit rent ready. Additionally, she tried telling me that because my lease was signed, that was me accepting the unit filthy and not done, and she had no obligation to do anything in there, which is also not true, and if I hadn't been well versed in tenancy laws, I would have had no choice but to believe her. Ultimately, even though legally she could not make me move contrary to what she attempted to make me believe, I decided it best to dissolve the lease as this company obviously has no care or concern for the upkeep, presentation, and cleanliness of their units- even for brand new renters. All I wanted was a nice new home for myself and my daughter, but was going to be forced to live with the previous tenants marked up walls, trim, and doors as well as their filthy toilets, light switches, appliances, and dirty, matted, stained and sticky carpet. read more

If ur new to town and looking for housing. Run from this company. Their properties in Austin are pits. Mold, non working furnaces, racism, terrible property managers. Don't give them your $. Wish I could say the other rental companies here in Austin are better but they are not. It's a mess. Renting in Austin mn has been taken over by money hungry greedy companies from Rochester. Your journey is going to difficult. I recommend reporting these companies to the Mayor every time u deal with these jerks and feel u have been taken for a ride. read more

Paramark does not care about its properties or residents, they do not return calls or emails when you have a issue. They do nothing to upgrade the property or keep the bldg. and grounds clean. They do not replace or fix broken laundry machines. They fix things barley half way and do it as cheap as possiable. Stay away from paramark properties read more

I strongly do not recommend this company. We rented an apartment for 6 months. They threw away our end of lease notice we gave them and they made us pay another months rent!!!. Then they met my wife for the final walk thru, and showed up with one woman, and one male counter part, and blocked my wife in the apartment till she signed off on a damage report that we did not do!!! This is all legit..the police were called. This happened in Albert Lea. I called management and they were going to get the police report and get back to me and here 3 weeks later have never received a call..... PLEASE BEWARE....This was a dangerous situation and this company will not stand up to what is right.... read more
