I'm 76 and have lived at the boulders Apartments in Rochester, Minnesota for 6 months now with my small dog. In my lifetime I have moved several times, lived in several Apartments and I've owned more than 10 homes. I can Truthfully say I feel welcomed, respected, and privileged living here. I owe it all to Erick, Isaac and Jakob. Humble and honest men Not only manage this entire complex but they make it feel like home for all the tenants. My apartment was clean and freshly painted. I'm fairly picky but could not have done a better job myself. The staff are simply beautiful people with a sense of compassion and professionalism. The entire neighborhood is quiet, and I have peace of mind here. It's a walking neighborhood so my dog and I enjoy our walks everyday. Not only is the neighborhood quiet but I never hear noise from my neighbors on either side nor my neighbor who lives above me. Truly peaceful. I feel convinced that those who wrote such a negative reviews about the boulders Apartments are simply unhappy people no matter where they live. Last but certainly not least, the employees who keep this place running by doing repairs and preparing Apartments for move-ins and the groundsmen and the pool manager and Maria who keeps halls and elevators spotless are all to be commended for the tireless efforts they put forward everyday. Lived here 1 year and couldn't have been happier. The office and facilities staff were reliably responsive and proactive on many of the common issues. Calls were returned in most instances within a few minutes and not many more to have the staff at my door. I was impressed that my lease was handled EXACTLY as written. No hidden fees or issues. Even the carpet cleaning fee of $80 was a steal when I priced the job locally. J would definitely recommend The Boulders to anyone looking for an upscale place to live. read more

Short term lease for myself and 2 dogs. Actually lived here 5 months of a 6 month lease (paid all rents/fees/deposits for full lease). PROs: Convenient to I-90 for commute for work. Convenient to RST airport. Gym CONs Rent: You can buy a 2,500 square foot house for the same monthly cost and get the tax benefits Quality of materials (may look "pretty" but it's all a facade--nothing is durable--cheap low pile carpet, vinyl plank "tile" in kitchen/baths, cheapest paint in the world, windows, sliding door etc) Extremely hard water (in townhomes: make note you will need lots of elbow grease, vinegar and such to keep things in good condition--and they will look hard when you move out) Stove/venting: if you like to cook, be prepared to smoke up your unit. The microwave vent does not vent outside but rather right back into the townhome. Dark townhomes: very few windows. Patio door right next to front door (why?!?). No cross ventilation when open. Swimming pool/outdoor area. Very small, unruly children left unsupervised despite their being a rule suggesting otherwise) Parking!!!!! This was a nightmare. And it only gets worse in winter. Expect any visitors to park extremely far away!!! This became a competition with neighbors to secure parking nearby. Location for price: the Boulders is not close to anything worthwhile. The bike path around the complex and surrounding buildings is in horrible condition. Does not connect with any other bike path. Trash: you carry it to the trash area, which is right next to the playground/dog park. Every single time, there was trash on the ground/in the way. Dog park: while a nice idea, this seems more like a confluence of drainage and gets disgustingly soggy with any amount of rain/precipitation. Upon moving out, I had an area of 6 inch by 6 inch carpet that needed to be replaced. My letter came 2 weeks after end of lease and not surprisingly, I OWED them money even after they used up all of my security deposit. (See attached statement). I hired a steam cleaning company as required in lease. Yet I was still charged for more?!? The carpets were not new when I moved in as I had to have one strip replaced as it smelled so badly of dog urine. Mind you, they only replaced the damaged section then. And on my final bill, I'm charged $351 for less than one square foot of carpet? I'm still waiting for an explanation. IN SHORT: do yourself a favor and put your money into an investment elsewhere. Do your research on the parent company of this place--this is not an isolated incident. read more

The Boulders - Statement - Apartments Near Me - Rochester, Minnesota

As I began my apartment search more than 60 days before my planned occupancy and availability of the type of apartment I wanted was not known, I was told by the leasing staff to put my name on a waiting list (with the implication that I would very likely get the apartment as I was first on that list).  I was charged a $150 nonrefundable "admin" fee to apply for an apartment right at the outset although no apartment was available at that time and was approved. I paid these fees in good faith that I would get an apartment for the money paid. The contract I signed was for an actual apartment and NOT simply to be on a waitlist. No apartment materialized in the timeframe I needed and although Boulders broke their side of the contract, I was told, very rudely, by the manager that this admin fee would not be returned. I was never given the option of not signing this contract and remaining on the waitlist till something opened up.  There was no reason for Boulders to start this administrative process before an apartment came available. They were going to know if they had any apartment to offer me 60 days prior to my move in date and could have easily waited until an apartment was open before entering the administrative process (particularly as I had already committed by contract to taking an available apartment).  Communication was very poor with the staff. I received voicemails that I tried to return over the course of two days with neither an answer on the office line nor a mailbox to leave a message (phone rang endlessly). I received numerous emails with incomplete information and the staff themselves seemed confused as to when and what type of apartments were available. At the conclusion of the encounter, the manager was incredibly condescending and hostile over the phone.  I would strongly discourage anyone from going on the waitlist at this apartment. Please think twice before renting here; based on my experience with the staff, you will have an unpleasant experience if any issues come up with the rental property. read more

I can agree with all the negative reviews- BEWARE. When I chose to move into The Boulder's, they had great reviews. Soon after moving in, management changed. Then it changed again. And again. All in all I believe they went through something like four different managers within the one year of leasing with them. Red flag. The quality was not what you'd expect for the rent you had to pay and it's not close to anything Rochester had to offer. My first realization that The Boulder's wasn't worth it was after they contacted me to claim I owed them money on rent. When questioned, they came back to me with different reasons that didn't make any sense- that I had a credit on my account, etc. Finally it came to light that someone hadn't included the pet rent on my lease. Unfortunately for them, this was halfway through my lease and I wasn't going to pay more than what I'd signed for. When I moved out, the place was spotless. They ended up charging a little over $100 on top of the large pet and security deposit for little things like cleaning out the washer/dryer and vents. I highly encourage those thinking of renting with them to consider elsewhere. read more

Keep away! This apartment complex and townhouse is very crooked and will find eveyway possible to keep your deposit. They will lie and say they have pictures when they don't. Ensure your take pictures and videos if you decide to stay here. Our townhouse was impeccably clean daily and we left it better than when we left. They still kept our deposit and wanted to charge us more! Stay away. If you have problems contact the MN attorney general. They will lie cheat and steal. read more

This is a wonderful community located adjacent to The Shoppes on Maine in Rochester MN. The fitness center and indoor swimming pool are like no other place in town. You should definitely check this place out if you are looking for a brand new place to call home. read more

Do not rent here. We felt everything was great when we moved in. They had great ratings from other tenants on various sites on the internet and we felt we were moving into a great place. The staff were so friendly and the property manager, Frankie, was great. But within a month of us moving in, Frankie left and things went downhill from there. On the surface, the apartment looks "luxury" as they marketed it to be, but after living there for a period of time you begin noticing the poor quality. Carpeting feels cheap, drawers in the cabinets were uneven, washing machine that leaked every time we used it, breakers in the kitchen flipped if you plugged in a toaster. The dog park is a nice though but was designed in such a way that water collects in the middle every spring and makes it a mudslide. In winter, it becomes so icy you can't even get in through the gate. The pet waste bins were constantly overflowing with poop. We were without heat twice during both winters we lived there, once for an entire week. They knew about the heat issues the year before and assured us they were fixed, but we experienced the same problem the following winter. They then sent us a letter stating space heaters would be installed in the garages to keep the water pipes from freezing. They wired the heaters to maintain a constant temperature in the garage and could not be turned off unless we flipped the breaker. So the residents ended up having to pay for heating the garages to 70 degrees all winter because they constructed the buildings in such a way that the pipes would freeze. Staff are constantly changing, with over four different property managers in the year we lived there, that should tell you something right away about this company. We were forced to pay for re-carpeting the entire town home upon moving out along with extra cleaning fees even though we had a professional cleaning company go through the entire list of items the Boulders requires to be cleaned. When we challenged the manager about the supposed pet urine stains on the carpeting, she told us they brought in an "expert" who confirmed it was urine (our dog is 4 and hasn't peed in the house since he was potty trained). She told me they were forced to replace the entire townhome carpeting because otherwise it wouldn't match if they just replaced the room in question. I later found out they lied that the carpeting hadn't been replaced when the manager called me and said it was, because our neighbor saw them a week later replacing it. She lied likely so I would just give in and pay the damages since I would have no way to refute the claim there was urine on the carpeting if I thought it had already been removed. We were lucky we got away with only losing our $400 deposit plus $250 extra for the "pet damages" and extra cleaning the said the townhome needed compared to others who lost way more money. They advertise they are pet friendly but really charge you upon move in a non-refundable (which we didn't find out until we moved out) "pet fee" for having a dog along with a monthly pet fee and then charge you more for "pet related damages" upon moving out. There are lots of similar properties in Rochester and I would suggest looking elsewhere for housing. I would also like to just point out for anyone looking at the reviews of them on other sites, 5 star reviews have been left by their employees who do not live at the Boulders, but rather are paid to recruit people to live there. Take that however you'd like, just wanted to make sure people were aware. read more

We filed a report with the Better Business Bureau regarding their false claims and bill that we owed THEM upon exiting, and have spoken now with several other tenants that have been treated similarly. The Boulders' "VOP" response - from another state - was to threaten my family. This is now being escalated to a more serious and comprehensive investigation. read more

I find the office staff to be very responsive. This new management in 2020 is on top of their game. I've lived here now for a year and I will be renewing my lease. Very clean. Neighbors are professional and friendly and the townhomes/dog park make it feel like a little community. Most affordable upscale option in the city. read more

I have rented from numerous apartment complexes in three different states over the past ten years, and moving out of the Boulders was the absolute WORST experience I have ever had. The staff have been manipulative, dishonest, fickle, and condescending. After living there for two years, I completed the final walk-through and was informed dusty vents and wear and tear on the glass-top stove were the only two concerns. I explained that I had been living and cooking in the apartment for the past two years, and the "scratches" on the stove top were regular wear and tear. I then signed the document and left. I was not offered a copy of the document, and upon realizing this, returned to the office, no more than 15 minutes later, and requested a copy of the document. The previously signed document had been illegally altered by adding, "Odor - cats?" There was a slight chemical odor in the apartment because the carpets had been professionally cleaned the day prior (as required), and the windows were shut, the A/C was off, and it was in the 90's. It is illegal to alter a document after both parties have already signed it, and I brought this to the property manager's attention. I did not own cats nor have any living in the apartment. I did cat sit for a friend on two occasions for a total of three weeks throughout the two years I was living in the apartment. During the first cat sitting, a complaint was made from maintenance about an odor in our apartment when they entered to complete a maintenance request. Unfortunately, that was a day I had not yet cleaned the litter box. I informed staff we were cat sitting and they asked to schedule a walk through following the departure of the cats to inspect for damage. They inspected the apartment for damages and/or odor and they determined there was none. I then clarified if we were allowed to cat sit in the future, as the lease does not prohibit this. I was told I could in fact cat sit, but was asked to inform the office when this would be happening. I cat sat one more time before the end of our lease for two weeks over the holidays. I called the office and informed them of this, and they voiced no concerns nor objections at that time. After move out, maintenance and management entered the apartment and began pulling up the carpet, despite no stains or marks on the surface of the apartment. There were marks on the underside of the carpet in the living room and master bedroom, but none in the second bedroom (which is where the cats spent the majority of their time when in the apartment). I returned to the apartment to see the "damage" myself. There was no odor in the apartment at that time. In fact, myself, the property manager, and maintenance, got down on our hands and knees to smell the stains underneath the carpet and none of us could detect any cat odor. I believe these stains were caused by water glasses being spilled over the two years we lived in the unit. At that time, the property manager offered to do black light testing on the stains to determine if it was cat urine. However, after several phone calls back and forth she stated this would not be taking place and after talking with corporate office she was not required to "pacify" us any longer. She began to claim there had been "numerous" complaints about an odor from our unit. However, beyond the one complaint in October/November of 2017, we had never been notified of any complaints. I then requested the number and name of her supervisor in the corporate office. After leaving numerous messages, I was finally able to speak with someone in corporate. Conveniently, she was in Rochester at the time. She reported entering the unit I moved out of, and despite the floor being sealed, the pad replaced, and carpet replaced that there was still a "strong cat odor." I find this hard to believe given that only three days prior three of us entered the unit and there was no odor. The staff at the Boulder's continued to change their story or add in details to support their claims, beginning with the illegal altering of the walk-through check list. This type of behavior is highly unethical. According to other reviews I found online, this is not the first time the staff at the Boulder's have taken advantage of their tenants. In my move-out letter the total charges were $847; $529 for carpet replacement, $269 for replacement of the glass stove top, and $49 for appliances - missing. I immediately called the Boulders office regarding the "appliances - missing" charge as this was the first time this had been brought to our attention. They ultimately revised the charges to $798. This is just one more example of the carelessness of the Boulders staff, and an attempt to charge their tenants for costs they should not be responsible for. I decided to pay the amount charged simply to make this go away, but I would NEVER recommend this living community to anyone. read more
