We were looking for a modern, spacious, and convenient place for my husband's commute to Mayo during his fellowship, and this place has checked all of our boxes and more. Apartments The floor plans are open and thoughtfully designed, with floor-to-ceiling windows that let in tons of natural light. I was initially worried about insulation during the winter, but so far we haven't felt any cold seeping in - the Andersen windows are high quality, and the combination of light-filtering and blackout shades is a nice touch. Everything feels clean and new: light wood floors (no carpet, which was not true of many of the other apartments we toured), solid cabinetry, and stainless steel appliances. Everything was spotless on move-in, which we really appreciated. Location The building sits right along the river, so every day feels like a serene getaway. You have access to many branches of the river trail, as it sits at a 3-point junction where the river splits - there are always many people walking, jogging, and biking to Mayo and around town. We love being so close to the Civic Center (just across the pedestrian bridge behind the building), especially for the Riverside concert series on Sunday evenings in the summer - this building is so close that you can even enjoy the concerts from the building's patio while grilling with friends. It's a little farther from the main downtown area (about a 5-minute longer walk to Gonda vs. other buildings that are downtown), but we actually like being slightly removed from the construction and traffic of the main downtown area. Parking downtown after 5 pm is free, so if you don't feel like walking, you can always make the short drive for dinner downtown. Management & Maintenance Working with Kevin and Anika to finalize our lease was such a pleasant experience, and maintenance requests since moving in have been handled quickly by Doug. As others have mentioned, the older negative reviews were for the previous management company (JMC). The new management company, Doro, has been excellent so far. Amenities There are only about 30 units in the building, so the community feels quiet and private. The heated underground parking garage is super convenient - since it's a smaller building, you don't have to drive up and down multiple levels, and the elevator goes straight to your floor (no separate garage elevator). The building is pet-friendly, with a pet wash station and dog treats in the lobby that my dog always happily accepts from Anika. There is a bike storage area, and a small gym - it's definitely smaller than the big apartment buildings, but most Mayo employees and spouses use the subsidized employee gym anyway (Dan Abraham Healthy Living Center), which has everything you could need. Living here has made our time in Rochester so much more enjoyable than we expected, especially coming from a big city. We always feel happy and relaxed coming home to Lofts at Mayo Park.

Reasonable price for what you get. Nice parking garage with plenty of room. Exceptionally easy access to the nearby People Co-Op. Very responsive manager who was very accommodating on move in - she is available by phone and email and answers quickly. Also a very secure building that is maintained well - it's always so clean. Has a small free coffee area for residents, and as of now includes a free membership to the YMCA (nice facility) which is a block away. Also, I haven't had any noise issues. I can occasionally hear some footsteps from the apartment above, but it is otherwise pretty well insulated. I am extremely happy with the apartment, the building, and the staff. Hope this helps those who need a place nearby.

    Worst apartment experience ever! I lived here for one year and I was the first tenant to live in my…read moreunit. Firstly, the apartment was not even finished when I moved in: the vent fan in the bathroom was missing, baseboards on the cabinets had yet to be attached, there was construction dust everywhere, and there were still construction parts in my kitchen drawers. I was understanding of this since it was a new building, but at the same time Brittany (the building manager) said that the apartment was done. It's also worth noting that there is zero sound proofing between floors. I could hear the tenant above me rolling over in his bed, that's how bad it was. My experience only got worse the longer I lived there. The windows of this newly constructed building did not seal shut correctly and the drafts were so bad that I had to put plastic on the window. I mentioned this to management and their suggestion was to "slam it harder". Also, there was no insulation around the electrical sockets on the outside wall so I could feel a draft there, too. The heating and electrical charges were a tad high as well. I had a one bedroom apartment, took short showers (because I would run out of hot water quickly) was very conscious to turn off all lights and unplug my tv, phone charger, etc and still had a minimum electricity bill of $75/mo. As another reviewer mentioned, this building requires a security deposit when moving in. No big deal to me as I've had to do this in other apartments. However, just like the other reviewer, I was charged almost $250 for cleaning and damages when I left the apartment in better condition that it was when I moved in!! I had taken pictures when I moved out because I was wary of Brittany's management skills, and when I presented the pictures to management to fight the charges, Brittany's response was "we could have charged you more". What!? I had spent hours making sure that apartment was immaculate and was even complimented on how clean it was when I turned in my key. While the apartments were aesthetically beautiful, but management and their lack of care for the tenants made this place horrible.

    What a hidden gem right near the Mayo campus. We were looking for a place to stay while visiting…read morethe Mayo Clinic and needed two rooms. I found the Berkman during my online search and thought the pictures were too good to be true. We were able to rent a two bedroom unit with living room and kitchen and it was perfect. Clean, modern, and streamline. The staff were kind and helpful, the facility was great, and there are even beautiful common areas. The Berkman is located directly across the street from the Entrance to St. Mary's hospital.

You pay for cooling and heating (not only in your apartment but for the common area as well). We were not told this or we never would have moved here. If its below a certain degrees outside (55 i think), the building automatically turns on heat and if its above 65 then it turns on air conditioning. Well, it gets up to 77 degrees in my apartment at night and it is absolutely horrible. I have turned off the thermostat and its still over 70 and I wake up several times throughout the night because its miserably hot. even with the windows open (they only open slightly so you don't get a whole lot of air from outside) but its so loud since there is a hospital outside and so many noisy cars at night that that makes it hard. Imagine how hot the gym is then.....I can't even use the gym here. Also, the garbage door for the whole floor is broken and doesn't automatically shut and people leave it open, leaving the hallway smelling HORRIBLE! I've discussed with management and the issue has never been resolved. This isn't just my floor, I know people in the building and it seems to be a problem on other floors as well. T he Dog area here is often dirty and the smells so bad, its enough to make you want to throw up. They don't irrigate it properly at all. It's disgusting. Be aware. The apartment themselves are okay but there its obvious they cut some corners here. I also was not told that my balcony door won't lock which makes me uncomfortable. This place is overpriced and there are some MAJOR issues. I wouldn't recommend for the price they charge here. Additionally some of the elevators are often out of order leading to long wait times, one person told me they waited over 15 minutes just to get on the elevator (which is an issue if you live on a higher up floor). They make you pay for parking. The parking lot is a disaster with very close spots and its 2 ways but going around the corners is very nerve racking as people fly by and you can't really see at all when making the turn. Really consider this before you get locked in here and pay thousands of dollars in rent. I was not from here and only had a quick tour before moving here from out of state and wish I had known about al these issues. The biggest the heating and cooling. Be prepared to suffer unbearable nights of sweating. Oh yeah and the power outages and lack of wifi....if you work from home or have work to do at home...forget it.....Also...There are spots in my apartment where I can't make phone calls because of the poor service.
