These people are so sleazy my husband and I felt slimy after speaking with them over the phone. We had a buyer and the sale fell through due to the irresponsibility of their office not getting paperwork taken care of fast enough. We had issues and were trying to fire them even before this offer came through. The latest is that they will not hand the keys to our condo and the building over to our new agent. Our listing agreement is up and there is no reason that they need keys to access our building or home. It would take many pages to write all the grievences we have with this company and we will be filing an ethical complaint against them with the board of realtors, but for what you need to know if you are thinking about using them to sell your home: I asked several times that Pat Pettit have a brokers caravan or open house and she fought me all the way on it. She never did the brokers caravan and finally gave in to an open house after we started contacting the SDAR and a real estate attorney. She did nothing to advertise the open house and was extremely nasty about the whole thing, knowing that our neighbors had received an offer through an open house just three months prior. This and holding our keys hostage are the high points of why we recommend no one ever us ethem for anything, but there were many more issues. Dave Gillingham has threatened to sue me if I tell anyone about their treatment of us, but I feel no one else should go through what we have had to endure.

Google Review re: SDHOA Property Management, October 1, 2026…read more This Google review of the SDHOA Property Management staff is prompted by the excellent response that I encountered when I brought to their attention a problem with our mail delivery service which was completely suspended because the carrier demanded that we provide a key keeper box to access our gated condominium courtyard at the 34th Street Villas 14-unit condo complex, located at the dual address of 4725-4729 34th Street, San Diego, CA 92116. As the current Acting HOA Director at 34th Street Villas, I had responded in writing on the USPS notification attached to our call box in our gate foyer (PS form 4056) which stated that a key keeper box was required, indicating that our normal mail does not require entry into our courtyard and that any large parcels which could not be placed in the mail boxes could be delivered to the John Adams 92116 post office, with a notice placed in our mail boxes stating that the recipient should pick it up there within the next 10 days. The carrier could also gain access to our courtyard by simply pushing any of the 14 call buttons so that a resident could buzz the gate open for delivery to a specific address. That did not satisfy the USPS carrier, so our mail delivery (including regular envelope mail that did not require a signature for delivery) was completely suspended. At this point, I contacted our SDHOA property manager customer service, hoping to speak with a familiar voice, finding that SDHOA was currently transitioning with new personnel. It seemed like bad timing to get some problem-solving assistance, until I began to speak with a new SDHOA customer service representative by the name of Leslie Sanchez who instantly understood our situation, assuring me that SDHOA was ready and able to resolve this situation. As conversations continued, which now involved interacting with the USPS Customer Service Office, we learned that USPS wanted a special keykeeper that allowed USPS to install their own lock, which would be installed after we purchased and mounted the keykeeper on our gate foyer wall. Bottom line: In a busy time of personnel and management transition at SDHOA, one might expect this problem to be assigned to a lower priority while the new management had more pressing matters to resolve. This was not the case. Leslie Sanchez managed this issue with an unexpected empathy and professionalism that beckoned the right people in management (Supervisor Tracy Denham and Accountant Jennifer Armitage) who oversaw the process of ordering and installing the keykeeper and who also personally examined the box installation and delivered our gate key to our local post office for placement inside the box after the USPS worker installs the lock on the door of keykeeper. November 2021 was my first time attempting to engage with Rancho Mesa properties where it was…read moredifficult to get a hold of anyone. I was lied to and informed that there were the home I was renting was inspected for gas leaks and contained carbon monoxide detectors, SDG&E had to come out in hazmat suits while I was rushed to medical care due to carbon monoxide poisoning. I did not have a working over for more than a month. I did not have working heat for more than a month. Rancho Mesa refuses to use a software and/or create a lease that does not engage in transphobia that uses my pronouns, instead they use pronouns that are not mine and refuse to change them. Imelda at Rancho Mesa has told my neighbor that I am a liar when I shared with my neighbor who was forced to move out because they claimed the texted me "when your lease is up in December we are tearing both homes down" and then later Imelda claimed to never have shared that information with me. A few weeks later after my neighbor moved out, new neighbors moved in. Anthony at Rancho Mesa showed up on site with his butt exposed and no shirt, only a leather harness that had circles exposing nipples. Alan Townsend refused to use my pronouns and continuously misgendered me over 6x even when my representative corrected Alan each time. Every single person that I myself and/or others who have called on my behalf (over 25 people) at Rancho Mesa has continued to misgender me and not use my pronouns. Rancho Mesa blocked my phone number without informing me and I posted on social media asking for help for someone to contact the property management as there was an active emergency occurring and each person who asked Rancho Mesa to contact me during the emergency was informed that Rancho Mesa would not contact me, I was finally able to get a hold of the properties owners family member in order to gain access to the emergency maintenance number. The home I live in has been infested with crickets, has roaches, venomous spiders, ants and Black mold that I have been bringing to Rancho Mesa Properties attention since 2021 and it is a constant battle involving the city inspectors and attorneys in order to get basic repairs that directly impact my health and livelihood. The city inspectors inspected the home for safety and found over 7+ violations and Rancho Mesa has until October 24th to address them. I have communicated with Rancho Mesa since prior to moving in that due to my disabilities that texting & typing are excruciatingly painful and have provided medical documentation yet Rancho Mesa Properties refuses to make accommodations for my disabilities by engaging in phone calls. The person who engages in the texts has continuously made false accusations, directly lied to me and engaged in gaslighting by communicating to me that things have happened that have not as I reminded them that I have 24 hour video surveillance to corroborate what has or has not happened. Rancho Mesa Properties has expected me to be available 2x a month for over 12 hours in the day for gardening services despite that I work from home as a mental health provider who needs to create a confidential space for my clients and then later blamed me for their gardening service provider for quitting and texted me that "I am too difficult to work with" when all I asked was either a phone call/text from the gardening provider when they were on their way and/or a 2 hour window when they would be present so I could plan accordingly to create a safer and confidential space for my clients. To this day, there still is no gardening services and I was threatened that if I didn't maintain the yard and/or there is plant death then I was liable yet was refused any indicator as to how to maintain their plants/yard. I have a long list of ways in which Rancho Mesa Properties have engaged unethically and illegally however, I am tired of writing. I am more than happy to share any texts, emails, answer questions and/or share more.
