I paid a deposit on March 2, 2026, for an apartment that I never moved into, and I still have not received my deposit back. The leasing manager, Josephine, was extremely rude and unprofessional when communicating with me--especially when I asked about the status of my refund. What makes this even more frustrating is that the delay was due to their failure to submit the proper documents as requested. Despite having my correct address on file (which I have proof of through email), she still sent my refund check to an address she knew was incorrect. I also have documentation and video evidence of the way I was treated during this process. As for the leasing director, Courtney, she has completely stopped responding to my calls and messages, which shows a serious lack of accountability. Overall, this experience has been disrespectful, stressful, and unacceptable. I have made multiple attempts to resolve this issue professionally, but due to the lack of response and cooperation, I am now considering legal action. Please be cautious when dealing with this complex. Have a blessed day.

Not knowing much about architecture and construction, my husband and I were relying on Maleno's expertise to create the perfect home from our vision--something that cannot be easy, but something that they accomplished beautifully. Initially we met with Natalie who helped us select our lot and was a primary point of contact throughout the process. She and Dominic were happy to meet us across town in a bitter snowstorm mid-construction so that we could do an impromptu walk-through. Not once did they seem putout. Natalie and Melissa worked with us to design a custom floorplan that we changed over and over until we finally hit that perfect layout for our family's needs. The number of times we rejected plan suggestions, I was sure they'd be getting frustrated, but their professionalism and patience never wavered. We had walkthroughs staggered over the building process and met with Natalie, Melissa, Dominic, and/or Richie. Each time our questions were answered, concerns were addressed, and requests for changes were noted. The building crew members were always accommodating during our visits, especially if we wanted to snap photos of the progress. We were lucky enough to get our keys just days before Erie was shut down for COVID-19 mitigation. For the sake of decreased exposure, only Natalie and Richie were present for that otherwise exciting day. They gave us a wealth of knowledge about our new home as we did our last walkthrough. After we'd gotten our keys, Ideal Sound & Vision set up our smart home devices and security. They were headed to Dominic's home to work on his house next. The fact that Maleno employs the same companies for their personal homes as they do for their customers' homes is indicative to me that they truly trust their contractors. It makes me more confident in the quality of our home's construction. Every large construction project is going to have issues. Any builder who tells you otherwise is lying. Naturally we had some concerns early on. We emailed Dominic regarding our concerns. Generally we received a response the same day (often within hours) about how the issue(s) would be handled. Every single concern we had was addressed. Not once did they tell us that something was not their problem or that they wouldn't follow up. Either a contractor was sent to us or Richie himself came to lend his skills. From a looming tree on an adjacent lot threatening to fall on our home, to a tiny screw hole that wasn't covered aesthetically--Maleno took care of it. Building our home was about as smooth a process as I could have expected. Designing it was not only fun, it was educational. And being able to see the house through its construction phases leaves little doubt as to the quality of a home we plan to spend many years. Maleno did an excellent job and continues to be accessible as we settle into our neighborhood. They are professional and always available to answer our questions. They left us feeling confident in our decision to build with them. Notably, Natalie was remarkably easy to work with and has such a welcoming personality. It was refreshing and enjoyable to work with her (especially after some less-than-stellar agents we've worked with in the past). After we were moved in, she checked in multiple times and when I reached out to her with some neighborhood questions, she responded immediately. Her customer service is unmatched. And Richie, Maleno's foreman extraordinaire, is easily one of the most accommodating and helpful people I've ever met. Despite obviously being in high-demand with all of the construction projects he's overseeing across Erie County, he's never abrupt, rushed or anything less than generous when working on any project (small or large). There are not enough hours in the day for how above and beyond he goes, but he manages.

aimee was incredible to work with. she helped us buy a home from 2000 miles away, over the span of…read morenearly 6 months. we'd find houses that peaked our interest, and aimee would follow up right away with more info, from mls listings to listing agent calls to virtual walk throughs. the home my husband fell in love and the one we ended up buying was a va reo home. apparently these purchases can be notoriously complicated. we had no experience with such a purchase, and i'm not sure if aimee did either, but aimee was patient and meticulous throughout the whole months long closing process. buying a foreclosure that we hope to make into our own was a bit frightening, but with aimee's attention to detail and clear communication skills, we knew we were making a good decision. we have made several real estate transactions with the help of several different realtors; aimee has definitely been one of the best we've had the pleasure to work with!

Pros: 1. All utilities are included…read more 2. Maintenance is quick to fix any issues. 3. Spacious cabinets, no squeaky floor. 4. Have AC - Some apartments have AC in the living room and one bedroom; Some have AC in the living room only. Townhouses have central AC. Cons: 1. Not allowed to view the rental unit, until move in day. Not sure if this has changed now. 2. No lock on the building door, anyone can just walk in. 3. No security door lock inside the apartment, only 1 deadbolt lock. 4.No working washer inside the building for 8 months * When being asked, management kept saying we should use the washer in other buildings, without providing any estimated repair time. The weather was freezing at the time; therefore, it was EXTREMELY inconvenient having to carry the laundry baskets around trying to find a working one, because the washer in the next 2 buildings were also broken. * 4 months after the washer was broken, they finally ordered a new one. But it took 4 months from when management said a new washer was being ordered, up to when the new washer was installed. It was a total of 8 MONTHS without a working washer in the building, and washer is one of the included amenities. 5. Package theft was an issue. Had 4 packages being stolen in span of 4 months. When reported to management, they didn't really do anything. They then put up a paper sign saying this stealing behaviour needed to stop. 6. Dog waste is everywhere surrounding the building. It was very unhygienic. When complained to management and suggested that they could install a dog waste station in front of each building, they suggested getting a flashlight to see where we were going to avoid stepping on the dog waste during night time (???) This problem got worse when it was snowing. They then put up a reminder to remind residents to clean up after their pet, but that's about it. Later on, they sent out an announcement that they were installing stations in front of each building. No station had been installed when we moved out. 5. Under-trained property manager * When we received the receipt detailing the amount we were getting back for our security deposit, there was a charge for "lease termination fee". Not sure where this came from as they have never discussed this amount with us before, the only lease termination fee discussed was the amount we had already paid. So we reached out and asked for a clarification on this amount. * Management claimed this amount was due to us being behind on payments, but cannot pinpoint exactly which month/payment we were behind. Kept on insisting that this amount was correct, without providing any proof to back up that statement. We always paid everything in full and if we were ever behind on any payment, they would have made a big deal out of it at the time. * When we reviewed the screenshot of the ledger they sent over, we found overcharged amounts. When being asked to explain about these charges, they just keep saying the final account statement was correct without any explanation of why they think that number was correct. * It's been about 3 months since the first inquiry and this issue is still not resolved. Spent a lot of time chasing for clarification, and still being overcharged. Management said they "cannot spend any more time looking into this". Not sure how much effort they actually put in to get this resolved. Corporate, please make sure that your property management team has adequate training on basic accounting, communication, and problem solving skills. With that being said, giving this place a 2-star rating is more than fair, mainly because of how management handles issues.

For my husband, a Girard native, moving here was "coming home." For me, it has become home in one short year. If you're bored at Springhill, you really aren't trying. You can be busy 24/7. The staff is professional and compassionate, the food delicious, and residents accomplished and engaging. My husband and I look forward to this next phase in our life journey and many more active years ahead in a natural, safe, and engaging environment that is Springhill.

After reading other reviews I totally agree Baldwin's Vineyard Village is by far the worst place…read moreto live! We lived there for two years and the place only looks good on the outside! The property manager from the first day was not easy to deal with. Repairs if you needed something fixed and you broke it you pay for it. Also we asked for bars in the bathroom and outside to get up and down the steps. We were charged $360.00 to pay. That was for two maintenance men one to hold the bar and one to screw it on!! That was called installation and labor! BIG JOKE ! The stove's grates were broken and never fit proper cooking with them no pan ever sat level. I complained but never got them replaced! The dishwasher was old and did not do a good job with the dishes. We did not get our Security deposit because the nasty property manager felt we did not deserve it! This is a lady who called herself a Bitch! When we were upset with the kids hitting our unit with balls and screaming and yelling while running in the streets. Cars had to come to a dead stop till these children decided to move! When we complained to her she said " BE THE BITCH I AM ". I am 81 years old and have a balance problem. I use a walker and am handicapped. I have fallen seven times living there. My son who I live with is also handicapped and on a walker! We arranged for a carpet cleaning by Stanley Steamer to be done the day after we moved out on June 17th! She told us to forget it they were going to trash the carpet anyway. She put a lock on the door and refused to let them in when they came! She is the one who decides everything I assume Baldwin just collects the money. She expected us to move the stove and clean ceiling vents! Before coming to Baldwin we lived 11 years at Reidman and had a perfect reference. They did repairs replaced appliances painted the basement when my daughter stored boxes that created mildew on the basement wall, fixed the garage door opener two times that was not our fault. All this was done without paying extra for maintenance and repairs or clean vents and move appliances. We are looking to find a legal aid Attorney to contact Baldwin corporation! I don't understand why people don't look at reviews before the rent or buy! Save yourself a lot of heartache! We lost a $i,345.00 security deposit! My family and I relocated to Erie last year, which is when I came into contact with Nathan during our search for a rental. Here's the first awesome thing - texting! No longer do you have to awkwardly talk on the phone to a complete stranger to get information or end up in their voicemail because they can't talk! With Nathan you get immediate responses to everything because he's embraced texting from a real-estate perspective! While he couldn't help us before we moved (we have five kids, so our needs were unique.) After spending a year in a home that was kind of falling apart around us, I contacted Nathan again - and he remembered me! He agreed to show me a property on my schedule and, when I didn't like it, immediately had other places in mind and showed them to me without any hesitation - finding us the perfect fit! Signing the lease and doing the walkthrough - super easy! Also, sending over cleaning and maintenance for anything that we need and always being available to us are just a couple of awesome management services. He'd probably babysit for me if I really needed it! Most importantly, I haven't, at any moment, felt like I was being taken for a ride or swindled. Sometimes you can just tell when someone is trying to sell you and doesn't really care about you, but it wasn't like that at all. I definitely recommend Nathan and Marsha Marsh to anyone in need of a real estate services.

I live here right now this place isn't a good place to live at all reasonable accommodations will…read morenot be acceptable here if your disabled with autism and limited mobility they will write you up for house keeping to the point of you being evicted and homeless very quickly I have only lived here for 5 months and was given an eviction 30 day volunteer move out and on the 9 th of next month if I don't leave they are going to file at djs office to have me removed. There are people in the building that get special treatment and others get write ups to build to eviction either make the click or your out of here. People with disabilities are not welcome to live here long as management has told us all this isn't your home this is just a place to stay like a waiting station till something else comes along. In my opinion please for your own sanity don't move into a beacon property because of their violations against people's with disabilities act and their in violation of the ada and HUD statues in regards to fair housing for discrimination. I have warned you I wish to live here without the house keeping and they gave a write up - infraction to another resident for passing gas a lot of us in the building have different medical conditions and this is absurd.
