A building is only as good as the management. Pacific Plaza is a great building to be in. When does a building become more than just a tower of concrete and steel? When you work in it of course! I work in one of the business located in Pacific Plaza. Most of you know this business location for their other attractions such as Century Theaters, Nama Sushi, Coldstone, and Starbuck's Coffee. I know Pacific Plaza as tenant who works here every day. I was introduced to Pacific Plaza back when Genesys was considering moving from Market Street to another location. One of the first indications of a good marriage to a new location is the staff running the management of the building. Are you welcomed? Do they return your calls? Do they offer assistance with local government? Do they work well with the contractors you bring to the table? Do they have an on site staff? Pacifica Plaza provided all of these features and more! I was in the IT department as part of the datacom and telecom staff during the move As such I had larger view into the pre-move and post-move operations into the new location. The Pacific Plaza staff provided me and the rest of the Genesys team with one of the most pleasant experiences to date. Sure their were problems during the move in. But not of the problems were left unaddressed. The staff was all able to be reached and were flexible in accommodating our needs during the build out of the new office. Some of the feature of Pacific Plaza: - Modern 1999 building and construction. (The company I work for moved in 2001) Safe every day and in an earthquake. - First rate location on the Peninsula. Not to far from anything. - Easy access to highways. Right off the Westlake or Junipero Serra exit of Highway 280. - Public Transit is 8 minute walk. Daly City BART Station is also the nexus for Sam Trans and the SF Muni bus lines. - Free parking in two large multi-level garages. First floor spaces set aside for motorcycles, electric vehicles, and Police! Awesome! Short term parking for you Starbuck's addicts. - 7/24 Security guard. They man the security desk and roam the property! - Daily (weekday) access to the building management staff. - On-site building engineers. - Free exercise room and showers for the tenant's use. - A real loading dock area! - Fiber to the building from at least two different carriers. - Theater and restaurants on site. The theater can be rented for company meetings. - Baseball field and park right behind the building. (Marchbank Park) - Many other local businesses and government offices within a 15 minute walk. Including the Val's restaurant and DMV office. - Close to two large shopping malls, Westlake Center and Serramonte Center. - Three Golf courses located within eyesight. One is a 5 minute walk. - 5 minute drive to the coast -15 minute drive to SFO. Also reachable by BART in 20 minutes. - Close to a large hotel chain (Hampton Inn). 15 minutes walk if you desire. Other hotels are located a short drive away. - Located in the infamous Daly City fog. A plus to some, a minus to others. The good thing is it will never snow here even if you still need that warm coat from time to time. When it's nice outside it is absolutely beautiful! Another note about the on-site engineering staff. Having building engineering on site every day ensures all of parts of the building will stay running and usable. You'll never find a stopped up toilet or a squeaky door, or burned out light for more than a short period. All of the hardware on the building looks great!. If like me you have to deal with interior design issues, you will find that getting datacom and telecom in and out of the building in not only easy, it is also well maintained, well managed, and secure. The management staff also cares about the safety of their tenants. The building has designated evacuation areas and also runs drills a couple of time a year with both the tenants and the local government services to ensure any possible disaster is handled as well as it can be. They constantly review all building systems for proper operation and maintenance. Robert does a great job as head engineer to keep the building structure and organization in top form. Michelle in the management office can handle any issue. Originally developed by Mack-Cali Realty and Highridge Partners. Now owned and managed by RREEF America L.L.C. (2004) Still a great place to be after all the owner and management changes. If you are a prospective tenant, or just dropping by for a movie and food, I recommend Pacific Plaza as one of the great peninsula locations. Do I sound like I love this location? I do!

The way that they handle property management in the interest of the landlord and the renter is nothing short of an impressive juggling act. Quick to communicate, remediate any issue, as well as a pleasure to interact with -- I would without hesitation consider them and their team of consummate professionals for any of my future rental, or investment property management endeavors.

All he did was collect rent and via email communicate one lease extension and then they went month to month on two plus years. I don't believe he ever checked on the condition of my property or if the lease terms were being followed. I know of two flagrant violations 1) no animals and a cat lived there the entire term of the lease openly and 2) no smoking which is also a Belmont City Ordinance. I was told they are "good tenants" which they were from a bill collectors perspective, however, horrible from a property owners perspective as they lived hard and the wear and tear on the unit was unacceptable including pot smoke lingering and making the unit filthy. Then there was the cat leaving animal mess behind when they vacated. I learned there was a leak on October 12, 2024 not by a phone call or direct message but being included on an email chain with the tenants! How unprofessional and this violated the entire principle of a property manager only having contact with tenants and what he was paid to do. From the discovery of the first problem I am aware of Josh was absolutely no help. He didn't manage the situation. Instead it was on. On me to deal with and coordinate access with the tenants to first get a leak detector in. He didn't offer any help. Left me high and dry! When I went to meet the leak detector I was appalled at the condition of my condo that had been fully renovated prior to the tenants. It was grimy and there was cat stuff everywhere and the cat walked up to me even to be petted. I called Josh very upset especially about the cat as my main point was no animals and this was not a service animal. He said they have forfeited their deposit by having the cat. When the tenants vacated , after asking for one more day, which we declined as I had set up - not buy the property manager, but myself Service Master and my insurance adjuster to meet me to start to deal with the leak from upstairs (from different condo owner) and repairs. When he showed up he said it wasn't bad ... They turned off the water days before vacating and left feces and urine in toilets, food on kitchen sink, tons of stuff in the garage , the floors where sticky from a party , the hall bath covered in hair - not sure if human or cat, tacks and tape everywhere on the walls , the new kitchen counters stained .... A drawer with pot debris. While the Farmers adjusters and Service Master there never once did he say I will coordinate as it's my job as property manager. We did agree for his guy- also there to haul away abandoned items - which wasn't even thorough. I had to ask him to return to complete. Then no phone call he emails me he is firing me. A blessing. But very unprofessional. Then he sent me my accounting the first of the year via email without salutation or closing with one word "okay"? In pulling together paperwork for insurance I realized I didn't have a copy of the one lease renewal. I emailed Josh for it ... waited 5 days later forwarded email to him with bookkeeper and maintenance guy with "second request" to finally receive. In interviewing and hiring a new property manager I realized I was not provided any service. I SHOULD RECEIVED A REFUND ACTUALLY!!! There should have been physical check ins on the property and its condition. The notification of a leak - major problem that took 5 months to remediate and repair - should have been handled by him as that is what his fee was for. After the tenants moved out he changed his tune on the deposit. He was advocating for them after telling me it was forfeited due to the cat - not to mention property condition from their hard aggressive living- that most of it needed to be returned. He kept saying the condition wasn't that bad. He was not advocating for my property but only the tenants. Swept under the rug the excessive wear and tear , damage , pot smoking and cat living there. Ironically one of those tenants now manages an apartment building. I'm sure her employer would find interesting photos of how my property was vacated.

I will delete this review as soon as they give my deposit back. The manager of the property CLEARLY…read moretold me that I could leave with a 2 weeks notice. However, the lease did say that I needed to give a 30 day notice; however, the manager miscommunicated this to me. The reason I am complaining is because the manager is clearly the employee of Richard J Bocci Realty and you guys are not taking responsibility for your employee. He told me in front of people to pay 2 weeks worth of rent and that's what I did. The property, however, charged me for a month and deducted that from my deposit. Here are why I should get the check back. I have evidence in text messages and from people who heard the manager tell me that I could leave in 2 weeks. Also, I lived here for 2.5 years and have NEVER paid a rent amount less than the actual rent. When I paid 2 weeks worth of rent, they NEVER notified me. I also returned MY KEYS when I moved out. Why didn't they contact me then to ask me why I am moving out so early? The manager clearly knew I was moving out but he is currently lying to the realty that he never told me to move out in 2 weeks. If you are Richard J. Bocci, please contact me using Yelp. I am currently in the process of talking to Nick Bocci but he is not trying to help at all. If this does not get erased, DO NOT LIVE HERE. They try to scam and take your deposit.

ZERO STARS. Where the hell do I start with this company. First of all if anyone is going to live in…read more449 E street #3, BEWARE. My parents moved into this property a couple years ago and recently moved out. The only thing that kept them there is the location and the friendly neighbors. The owner of the building comes around and looks through windows and into your unit, which scared the hell out of me and my mom one day and we caught him looking into the living room window and looking in the stuff in the back yard, he probably digs through our garbage as well. That is very unacceptable PERIOD. By law you must give the tenant 24 hours notice to come to the unit. This exact property is an ant farm, there isn't a garbage disposal and there is MOLD. Deposit - Bocci robs people for their deposit. They will charge anything and everything they can even if you paid for it to get done already. For the backyard to be cleaned will cost you $30 bucks a month, Bocci will charge you $350 out of your deposit to get it cleaned after you move out. SERIOUSLY!!! Straight up robbed my parents. They were never late on rent or barely complained, but the owner of the building complains about anything and everything. We got the place cleaned professionally and even painted but they ended up charging for painting and cleaning again. Out of $1,700 we only got $800 bucks back. BEWARE SERIOUSLY THEY ARE A BUNCH OF CROOKS.
