Surprised by the lower reviews here because I enjoyed the food here! I went for dinner so it was super empty since I think most people come for dim sum. I tried both some dim sum items and the dinner items and actually preferred the dinner items more! I especially liked the fish eggplant clay pot - it was cooked so well and I love how the items absorb the sauce to make each bite so delicious. I also loved the shrimp and the noodles as well! Pacific Pearl has many of my favorite businesses and restaurants in there. The shopping center is very close to San Francisco Premium Outlets. Make it the best food and grocery shopping location after the outlets shopping! The shopping center has a Chinese restaurant with dim sums in the morning and delicious Chinese dishes in the afternoon and evening. There is a very famous restaurant, Yin Ji Chang Fen, 85°C Bakery Cafe, and many other restaurants and a food court with many yummy choices in there. Ranch 99 Supermarket is the biggest store in the shopping center. It has all the meats, vegetables, seafood, and hot food service counters so you can get relax at home after all-day shopping. I love the stores at this complex because it has the right combination of Boba, other specialty drinks, desserts, restaurants, and grocery shopping. I took off one star because I am concerned about the parking after reading about all the car break-ins. I will be sure to not keep anything valuable in sight when I leave my vehicle. I do see security from time to time but I guess it's hard to be everywhere at once when these criminals act so quickly to break in. I hope that more cameras have been set up and maybe that could help deter some criminal activity. I also hope that the business owners are being treated fairly too because there are some great stores at this place. I love, love, love the Pacific Pearl. To me this place is what has changed so many people's view (including mine) of the Tri Valley Area. It has brough to the area so many different Asian culinary options - we got a really good authentic ramen shop here, a Chinese noodle roll restaurant, boba shops, Asian soft serve shops, and so many more. A few of my favorites also include 85 Degree bakery and the Korean wings chain store Bonchon. Did I also mention that they have an Asian food court? Yasss. Not only the foods, I also super like the fact that they have a very spacious parking spot. Yes, over the weekend prior to the pandemic, the parking lot could get full really quick - usually by noon, the lot would get all filled up. But if you live in the area like I do, just go there during weekdays or weeknights; parking wouldn't be hard at all. To help make sure that outlet customers don't use the parking lot, they put up a sign warning them to not park their vehicles there - good job! I hope the pandemic isn't going to have a negative impact on this strip mall. I support the businesses here and wish for them to do well and pick up their business as soon as the covid situation is over. read more

Since this place looks quite nice outside and is located in a large Plaza with many Asian restaurants. I thought the food would be decent here but I was wrong. The braised beef noodle soup was bland. The soup and noodle had no taste to them at all. The beef itself was tender and had flavor. It seems like they made the beef and just dump the meat into water with bland noodles. The Xiao Long Bao individual size was very big. The seasoning of the stuffing was off, I ate one and didn't want to have another bite. Boiled Fish with Chili Sauce was mediocre. Besides the underwhelming food quality, their service was worst than the service you'd receive from any street restaurants from China Town. After we were seated, there were no utensils or water served. We asked for water but the waitress never came back. After 10min, another waitress came and asked if we are ordering take outs. It's like either they completely forgot about us or they are extremely unorganized. They servers the Boiled Fish with Chili Sauce first and no mention or actions of bringing us rice. We stared at it for 5min until we could get someone's attention to the rice we ordered. The serving staff came across extremely unprofessional. I'd never return to this place. read more

20-30 minutes drive from new developments just over the Altamont and you will find this WONDERFUL ASIAN SHOPPING CENTER GEM. I can't wait for another one to pop up even closer to Livermore and one day in Mountain house and Tracy. The drive was quick and easy to find this center. Anything you can dream of can be purchased here from Korean bbq to Chinese foods and dessert places like Snowflakes. Best of all there's a very clean and organized Ranch 99 to do all your shopping for great priced items to cook your home authentic Asian meals. The crab and sea prawns as well as a huge selection of other live clams seafood and fishes makes it worthwhile to shop here. Crab and garlic noodles is for dinner tonight! FRESH IS THE BEST!!! I had no problem finding parking here as there were ample amounts. This typically is a huge issue at other Asian shopping centers. Lastly, maybe people can make a trip out of it to this location. It occupies an 11.5-acre lot across the street from the San Francisco Premium Outlets. Ever since the project was announced, many have been waiting to see what businesses will be moving in. Well, wait no more! I'm here to give you the scoop. I got a chance to check out this brand new shopping center today when I stopped by to pick up some goodies at the new 85°C Bakery Cafe. While checking out the layout, I noticed there were several vehicular ingresses/egresses. There were also several charging stations for electric vehicles. Parking was ample, but it will be tight because the following businesses will be opening here: - 99 Ranch Supermarket - Jinya Ramen Bar - King Wah Seafood Restaurant - Bonchon Chicken - Kula Sushi - Boiling Hot Pot - A Hong Kong dessert shop - Bak Kung Korean BBQ - Tasty Chengdu - Gumbei Cafe - 85°C Bakery Cafe (already open) - Snowflake (already open) - Tak Yuan Herbal (already open) This is just a partial list. More businesses are expected to move in. I am excited about this new shopping center. It gives East Bay residents, like me, another destination to get my Asian food fix. 2 words can sum up this place: mice infestation. I honestly don't know how clean the bakery and restaurants are in this plaza.

This is not a review for any restaurant here, but only for the security in the shopping center parking lot. I made the mistake of parking where there are less cars (north west end of the lot) and returned after dinner to a smashed window. I don't leave anything of value in my car so nothing was stolen but still was a pain in the ass to deal with. This shopping center really needs to install cameras and get some damn security in the area. I have seen broken glass in the area several times so I know it's a common stop for thieves. They likely assume you have come from the outlet malls and have some expensive stuff in the vehile. Warning to people coming from out of town to do shopping, don't leave your stuff in the car and if you must, park right in front of the business you are visiting and keep an eye on your car. read more

This shopping complex is getting more and more popular by the week and months it seem like. Housing a good anchor store like 99 Ranch, sure have brought in the businesses so far and being so close to the outlets doesn't hurt either because this shopping complex has many restaurants albeit Asian in style in which the outlets stores seem to be lacking in types of food over there imo. For me, I've usually stopped by after work hence early morning since I work overnights and there's plenty of parking in the morning and early afternoon it seems like. But on a whim, I decided to eat here on a Sunday afternoon and it was like night and day, this parking lot was packed! Anyways, this place has a decent amount and variety of Asian restaurants and a few bakeries or sweets to boot! But overall, a nice place to browse around and eat! read more

If you come here, park with caution. My friends car got broken into, glass everywhere. A horrible end to our night cleaning her car of sooo much glass, waiting for the police. Turns out 2 other cars got broken into the same night. The police told us the businesses here dont have cameras so this happens multiple times a week. My friend parked very close to kura, and we saw another person who parked in front of kura also had broken windows. read more

Since most of the stores in this new Asian mall hasn't opened yet, I am just giving a general impression. My immediate thought (and many of my friends) is that there isn't nearly enough parking. There is nothing in the neighborhood either, so everyone must park within the enclosure. With a grocery store and many restaurants, this will be a zoo. And then they are also building another shopping mall across from the Outlet Mall. It's going to be fun trying to find a parking space, esp during the Christmas shopping season. read more

Vestar property management managing the Pacific Pearl plaza is a very treacherous and cunning property management team that does not care about the businesses in the plaza. A brand new Asian mall. This looks more upscale than the sad Skyline mall and Milpitas square. Parking is plentiful for now. May get worse when all the spaces are rented out. They have a 99 Ranch, 89 cafe and other eateries. read more

Truly Asia! This place has a lot of great Asian restaurants from Chinese, Japanese, Thai etc. Also has that Asian market Ranch 99. They recently did official grand opening (personally I think the party is weak) stores are not limited to food only, this place has small beauty shops, after school, salons and herbal place. Some stores is not opened yet buy if ever you come to the Tri Valley this place is a must visit. read more

Our car was vandalized at 6pm in front of the restaurant. There was no camera available to see what happened. Our laptops were stolen. When cops come to make reports then the security comes and said there are over 50 incidents happened recently. Took no responsibility of any apologies and laughed. As a business owner in this shopping center, please stay away. The management in the place runs like state own government who tells you what you should do like interior design and signage. This is America, not North Korea. If you really like running business there, don't take the referrals from management. They are corrupted like nobody. The guy, Doug, would refer contractors and vendors who would charge 50-60% higher than average in the market. Just look up the phone book and conduct quote comparison. If you have so much money to spend, that's fine and let them chop you up in pieces. Some business tenants have teamed up with lawyers to conduct investigation and lawsuit to this property engaging illegal contractor gauging, perhaps, corruption activities. read more

Good mix of businesses. Not enough parking stalls and only one way access to get in to and out of the compound.

Only about 1/5 of the stores are open but on the weekends, the lot is full already and it seems they were too cheap to build a second entrance/exit - what if there's an accident or medical emergency. . I think some people from the outlet mall are parking in the lot also, maybe they need to patrol the lot ... not sure why the other stores are taking so long to open, seems like an oddball way to run a business read more

A couple of these reviews seem to be written by investors. It's interesting that "diversity" is crammed down everyone's throats yet this new shopping center LACKS any diversity at all. The parking is inadequate. A blended center would have been a positive thoughtful concept. Blink your eyes and you may as well be in Milpitas or Fremont--not a compliment. Take a deep breath in any Ranch 99 market--is that aroma or stench? Where's the health department?? read more
