Bayside Exteriors, Lewes, DE replaced my roof. They did an absolutely awesome job! I had a large…read morejob (2,100 sq ft home with 6/12 roof pitch, XL 2-car garage, and a porch). They install 30 and 50 year GAF shingles. They have a high business rating with GAF, so they can offer their customers a 35-year warranty on installed GAF shingles! They came out for an estimate, went up on the roof to check it out and came down with a lot of photos, rot, black mold, holes in the boards. Because the contractor who built my garage David Carr, Homestead Contracting (BUYER BEWARE - it looks good until you find all the damage that has been done over time) did not properly attach the garage to the house, it had leaked in many places. Problems with the roof: 1) Mr. Carr never framed the garage properly for it to drain. 2) Mr. Carr NEVER installed flashing where the garage met my house. He pieced together small flashing sections on my porch because he didn't have a large enough piece. 3) Mr. Carr never installed roof vents for ventilation on the garage or my porch. 4) He butted the shingles up to the existing shingles on my house. They should have crossed over the joints. 5) It leaked everywhere where Mr. Carr attached the garage to my house. I had 2 roofing contractors tell me that the roof should have never been connected to my house the way that it was. You might think you're getting a nice-looking garage and roof, but 15 to 20 years later, when your roof needs replaced, you find out how much rot and black mold they have to remove. It is NOT worth the price you saved. Do it right in the first place. Get a REPUTABLE contractor. Bayside Exteriors gave us an estimate. They have a GAF Master Elite rating. Only 2% of the contractors achieve this rating. Their expertise in explaining everything that was done incorrectly and showing us all the rot was impressive. They had a special if you signed within 30 days you got the 35-year warranty for free, which normally cost just under $2000. If a storm blows off the shingles, they come out and fix them for free. The warranty is transferable to one buyer. They showed up with 10 men on my job. They had equipment delivered, a large dumpster, portable commode, and a dumpster that lifts up to the edge of the roof. They placed large sheets of tarp all around the house. They threw the shingles in the small dumpster as they removed them. When the small lift dumpster was full, they dumped it in the large dumpster. Another truck arrived with a tall crane-like lift which lifted the pallets of shingles up to the roof. Bayside had to use 5 boards of OSB to get rid of all the rot and mold. It was even in the walls. They had everything they needed to do a high quality job. They had a supervisor on the roof and a supervisor on the ground. They kept the yard clean so it wouldn't fly away to the neighbor's yards. Bayside Exteriors did a highly professional job. I am extremely happy with their work. I now have roof vents on the garage and porch and proper flashing. They put rubber on the roof at the back garage joint which was improperly connected to the house and had leaked so much over the years. They were done in 1 day. It all looks so much more professional than my first builder had done. I was very impressed with the workmanship of the staff and their professionalism. We bought 40 pieces of fried chicken, chips, cookies, soda, and tea for them for lunch. They were very appreciative. I HIGHLY RECOMMEND this #1 company to anyone replacing a roof. I would leave 10 stars if I could. Call Bayside Exteriors. They are a step above! Their price was only $200 more than a competitor and the warranty was worth it.

I decided to make it a three-season roof so it has windows on all three sides, all with screens. And it looks great and functions extremely well. In pre-spring when the sun is out the room heats up and is very comfortable. Looking forward to our 1st summer with this room. Construction quality is very good and when we did the final walk-thru, the manager agreed to make a couple of minor tweaks, such as adjust window locks so they would open more easily. Very pleased!

Ordered sliding screen for front porch in May, gave them 50% deposit and told product would arrive in 4-6 weeks. Didn't arrive until the end of July. When installers attempted to install, could not do so because it was wrong size despite being measured by them two different times. Have called the company numerous times trying to find out their plans to reorder and install new screen but my phone calls are not returned. The entire experience has been less than professional. When I inquired about the delay in the order was told they had personnel problems and the person responsible for ordering/scheduling was no longer there. Understand problems of running a business and also understand when mistakes are made; but stonewalling and returning phone calls is not only unprofessional but extremely arrogant and insulting.

BE WARE!! This horrible contractor Randy Rangel changes his company name to deceive so bad reviews…read moredont follow him! I hired Randy for light renovations and inspection repairs on my property. From the beginning, I made it clear that I was under a strict time constraint and managing the project remotely from out of state. Despite acknowledging this urgency, Randy took advantage of the situation. The first major red flag was the so-called "contract" he provided, which was unprofessional and handwritten in a format that looked like a child had prepared it. When I requested that he revise it into a more formal, legible, and detailed agreement, he called to say, *"If I have to update the contract to make it how you want it, then I can't start quickly and get this done for you because I'll be wasting time on the contract."* Under pressure to begin, I reluctantly moved forward. Randy initially asked for a deposit and first draw. According to our verbal agreement, by the time the **second draw** was due, the following items should have been completed: * Kitchen countertop installation * Kitchen backsplash * Interior painting * Bathroom mirror and lighting replacement * Sheetrock in the laundry room However, at that point, only the painting had been partially completed. Despite this, Randy continued to request additional payments, frequently citing **personal financial hardships** such as his wife's pregnancy and medical concerns, including potential colon cancer. I empathized with his situation and, against my better judgment, issued the **third draw** based on trust that he would fulfill his responsibilities. Throughout the project, Randy sent me photos to suggest progress, but I later realized that the images were misleading. A good example would be sending me a picture of the siding of the house that was completed, but then the back of the house is missing a siding and shutter. Or sending me pictures of the vanity looks like its installed with faucet, but there is no water running and its not functional. I noticed significant issues: * The **countertop** and **flooring** were incorrect * The **kitchen steps** were incorrect and not the floor matching with kitchen * Multiple other aspects were either incomplete or poorly executed * He left **liquor bottles and trash** at the job site After sending him a detailed list of corrections and outstanding work, Randy responded via email--after collecting approximately **90% of the total funds**--stating that he was **"walking away"** from the project and calling me "ungrateful." At this point, only about **40% of the agreed-upon work** had been completed, and much of it was substandard. Multiple licensed contractors have since inspected his work and confirmed that the quality is poor. Several have refused to take on the job due to the extent of the corrections needed. After noticing red flags, I conducted further research and discovered concerning information about Randy's background, including a DUI and an incident crashing involving a patrol car. I also found public reports and reviews from others alleging similar experiences of being taken advantage of or left with unfinished work which led him to change his company name SEVERAL times! In summary, Randy: * Breached our verbal and written agreement * Used emotional manipulation to extract more funds * Failed to complete the majority of the work * Delivered subpar craftsmanship * Walked away from the project after being paid almost in full I am now left with a property in disrepair and a financial loss, with few contractors willing to step in due to the poor quality of his work. DO NOT hire this contractor!! He is a horrible person, character and no knowledge!!!!
