    Stayed this past weekend for a family reunion and had a great time! The cabins were clean and the morning sunrises over the Lake were breathtaking. Carolyn & Greg were very accommodating; we can't wait to come back and are already working on dates to return with my siblings next year!

    Great place to camp with the family. This is our second time coming. When we arrived, they upgraded us closer to the water. The staff is very friendly and helpful.

    We ventured here for Easter weekend and had a great time. The owners (Greg and his wife) were such wonderful people. We received nothing but genuine hospitality from everyone we encountered. Unfortunately, we had some bad luck while we there with our electrical in the RV (not the fault of the campground) and Greg tried everything to help us. We were loaned a battery charger from the night security guy and Greg even offered to fill up our propane tanks in town. The views are very nice. Even if you aren't right on the water, it was not a far walk. Will be coming back Memorial weekend. Thanks Greg! We had a great time.

    First time visiting any KOA campground. Typically we do Lake Livingston State park, but this was a…read morenice switch up. This review is mostly about the KOA, but I will use the state park as a comparison. First I should say, the staff at the KOA are very pleasant, not that the State Park isn't, but everyone at the KOA was helpful, waving, driving around checking on you. They take very good care of the campground as well. The bathrooms and showers were the cleanest of any campground I have ever been too, especially compared to the state park. I also would see the maintenance team cleaning up sites and shoveling out fire pits. We stayed in a tent site, and one of my gripes would be, that the sites are pretty small. It would be difficult to get two decent size tents on once site, without being right next to the fire pit at least. Compared to a state park site where you have a ton of space, this was kind of a bummer. The way it sits now, there is a large open green space across from the campsites, which did allow for more room to run around and explore, but this area is marked as future development. Once this place builds the remaining sites, I think the loss of the bonus space will likely turn us away. The only other issue I had with the place was the locations of the bathrooms. Staying in the tent site, it is quite the walk to either of the bathrooms, especially with kids at night and such. The exercise is great and all, but when you have to walk a kid that far to the bathroom at 2 AM, it gets kind of old. The pool was very nice, clean, albeit cold due to the time of year, but I am sure it would be very nice in the summer. Its mostly shallow, 3 feet on both ends, 4 in the middle, and a large shallow area for little kids. The hot tub is also a nice addition. The beach area is about what I would expect from a lakeside beach, but don't expect is to be like an ocean beach. The water off the beach was nice and clean, sandy, few rocks, and no sea weed. Overall, we really enjoyed ourselves, and met some very nice people, and that really made the trip worth it for us. Like I said, if the green space wasn't there, it would have been a bit of a bummer, but it was a very nice as it is right now.

    During our stay, we experienced significant noise issues despite claims of a no-noise policy after…read more10 PM. It was difficult to sleep during our first two nights due to loud music and vehicles coming in and out at all hours. I understand that our location was close to the boat ramp, which contributed to some of the noise, but the music blasting at 2 AM was unacceptable, especially with a supposed "no loud noise after 10 PM" policy in place. Additionally, the guidelines stated that only golf carts were allowed, but this rule was clearly ignored. We heard dirt bikes, four-wheelers, and side-by-sides throughout the nights. I may sound like a complainer, but after four days here, I'm exhausted from the lack of sleep. Unfortunately, I won't be returning. On top of that, many parents weren't watching their children. We saw kids running through our paid camping spot when there were clear sidewalks for them to use. One child even started crying because our dog, who was leashed the entire time, growled at him. If the child had been on the sidewalk instead of running through other people's camping spots, he wouldn't have gotten scared. Now, let's talk about the boat ramp, which was the reason we chose our spots. We have always used Browsets boatRamp, but we encountered kids playing at the ramp while others, including us, were trying to load our boats as an incoming storm approached. It was chaotic. I bet the kid couldn't have been older than 10. Where was the management during all this? If it was the guy on the golf cart, they might want to consider finding someone else. He didn't say anything to the person who dumped an entire tent into the water or to the kids throwing trash into the lake. He did appreaently what he does best and sit in the golf cart!

I have no pictures but can I say I couldn't eat the rest of the day!!! How come they charge money and don't take care of this place? I do blame the people who visit and don't take their trash out. It looked like a homeless encampment and the people who run it should be ashamed of themselves. I will never buy fish or anything from lake Livingston

In the center of the pier, there is an observation hole, where you can feed the fish and have them come to the surface. There is a little coin operated fish food dispenser, which provides for entertainment for kids and husbands alike! We did find that the fish didn't want to have anything to do with that creepy observation hole, but were abundant on the outsides of the pier itself, and gobbled up their snacks. The marina was well maintained, and had very little refuse around, and no graffiti or any of that type of stuff. Very relaxing. I did notice that there wasn't a whole lot of seating. There was only a bench or two, which happened to be occupied the entire time we were there, so there was no place for our elders to get off their feet. There were a few shops along the marina, but none of them were open. There was really no place for light treats and snacks. I noted one or two expensive sit-down restaurants. I believe this Marina is still developing, as they are building and selling new condos in the area. So hopefully, they get more eateries and things to do along their beautiful pier. I didn't know that Lake Conroe was so huge! It seems to go on forever and feels like you are looking out into the endless ocean, and not just a lake. There are boat and slip rentals available in the marina. I think if I lived here, I would probably visit often.

We had 50 guests and every single person commented on what a fantastic time they had. Every staff member was professional and took excellent care of our guests. Working with James Winkler was awesome. He helped us in every aspect of getting the party set up and was always available to answer all of our questions. He even helped me when our DJ backed out 5 days before the party. I can not recommend them enough.

I reached out ten days ago and I still have not heard anything back. Not only they overcharged me due to their inadequate service, but they also did not give me the discount they had promised due to not being able to hold up their end of the contract by switching tritoons last minute and giving me an old unsafe one. Violation of laws: Texas Deceptive Trade Practices-Consumer Protection Act (Texas Business & Commerce Code § 17.46): Misrepresentation of the tritoon's capabilities, forcing me to sign for a boat I never received, false promise of a discount, and improper billing. * Texas Parks & Wildlife Code § 31.111: Failure to disclose operational characteristics (speed limits, disabled switch, inoperable speedometer, nonfunctional lights). * Texas Parks & Wildlife Code § 31.064: Operating without required navigation lights after sunset. Also: Failure to Provide Timely Assistance (Unreasonable Risk to Passengers) * During the trip, the tow rope became tangled in the propeller. I called the marina at 6:25 PM for assistance. * I was told to use the disabled trim switch (which they knew did not work since they admitted to disabling it on all boats) * I called again at 6:55 PM and 7:05 PM, reporting that we were drifting in shallow water. * Assistance did not arrive until ~7:20 PM, the exact time my rental was scheduled to end. * We were finally freed at ~7:40 PM, leaving us exhausted, stranded, and unsafe for over an hour. Leaving a family stranded in shallow water -- after knowingly providing a tritoon with disabled controls and no speedometer -- constitutes a serious lapse in boating safety obligations.
