Orlando Reid are in the business of holding tenant's monies before even consulting their client's with offers. A quick Google search indicates that a holding deposit is to secured a property once an offer has been agreed in principle, subject to reference checks, deposits etc. I fully appreciate the merits of a holding deposit. I object to it being a used as a tool to 'hold' prospective tenants before they (the agent) has even consulted their client. To be clear, it is NOT a tool for the agent to line up his ducks, so to speak, until the landlord has come to a decision as to whom they will let the property to. Orlando Reid tell me that I paid a 'Reservation Fee' same thing in my opinion and this was not explained to me (if true). The fact of the matter is I paid money (£500) in good faith tying me into a contract which was completely one sided. If I chose to pull out (I had no intention of) then I would lose my money. However, Orlando Reid took my money and then left me 2 days waiting for an answer. Clearly this practice only favours the Landlord and Agent. I then had to chase them, leaving messages (none of which were returned) and finally on my 5th attempt got through to someone who told me my offer had been rejected. I then had to chase for my money to be returned which it was. Furthermore, by being 'held' in this state of limbo I was unable to move on other properties. The lettings market is a fast one at the moment and time is of the essence I devoted a weekend to searching for a flat and the other properties I may have made an offer on are now gone. Orlando Reid not only tied up my money but my time by their unprofessional conduct. Admittedly I was naive and, with the benefit of hindsight, should have asked that my offer be accepted in principle before putting money down. As a consumer though you shouldn't have to be one step ahead of the game there are plenty of laws out there to protect us against this, however, the law on holding deposits is unclear and certainly one, from my experience, which needs clarification. I have it on good authority too that this is not how reputable agents operate, even though Orlando Reid tell me they have 11 years in the industry and see it as common practice. BE WARNED. read more

I had been looking for a property to buy for quite a while and was becoming increasingly frustrated with the estate agents I had been dealing with! I saw a flat with Orlando Reid which I immediately knew was for me! I offered the next working day and to cut a long story short the sale was eventually agreed after some nail biting negotiations which lasted several days. I was really impressed with the determination shown by both Dave and Jack in securing the sale the difference in expereince dealing with an independent estate agent rather than a corporate was staggering. They are both highly motivated and their goal was to secure the sale rather than box ticking exercises like dragging viewers to as many properties as possible to meet a target set by some head office which is unhelpful and a pointless waste of time for everyone involved. Great agency! moving from abroad is really scary but this was the third agency I went to on Saturday and they were the first to show me a property. The staff were really helpful and greeted me as soon as I came in. Nayiah/The lady at the front (I cant remember how to spell your name) really took an interest in my needs and personal situation and stayed in contact throughout my search. I really felt like they took care of me as a costumer and showed me three properties in total each one better than the other and they drove me to each one so it was easier for me (given I'm not too familiar with the area). Absolutely stunned and amazed to the point of writing online about what just happened. I have literally almost been run off the road by a branded Orlando Reid car at the roundabout at the end of Clapham Old Town. I was coming from North Street and the OR car was coming from the Old Town, without indicating the car flew around the round about at high speed and turned onto Rectory Grove causing me to slam on my breaks and almost crash into the car. Instead of waving to say sorry for not indicating the guy driving stuck up his finger and mouthed obscenities at me!!! I have just let and had my flat managed through Orlando Reid and was very impressed with their service. I had many agents who promised me the world and had no viewings offers. When I met Jack Reid, the director of Orlando Reid who valued my property, I was impressed that the Director was so hands on. David Wells was a very helpful sales manager. He valued my property for sales and was more prepared than any other agent I had come round. He showed me why my property was worth what he suggested it was worth. He had 3 buyers come round within 24 hours and my property was sold. We're currently going through the sales process at the moment and he's always available on the phone when I need him. How nice it is to deal with a local business. We chose Orlando Reid as they were an independent company. I don't know what it was but from the minute the agent stepped in the door I felt like I could trust him. He was always available when I needed to speak to him, he always left feedback.
