The biggest issue was how long repairs took and how little urgency there was from management. We had major air conditioning problems during Arizona heat, and instead of handling the repair professionally, Caldwell pushed the responsibility onto the owner. It took over 46 days to finally get repaired. We also had a kitchen leak that took about 2 weeks to fix, and a backyard water leak that dragged on for months. During the delay with the backyard leak, a tree died. When we moved out, they actually charged us for the dead tree even though the issue happened because the repair was never handled in a timely manner. When we first moved in, the carpets smelled strongly of dog urine and were in poor condition. Caldwell's response was basically, "You can have them cleaned if you want." The backyard was also left in terrible shape. The carpet in high-traffic areas was badly worn, and instead of replacing it properly, they simply stretched the carpet as a temporary fix. That didn't last long. The communication and customer service were equally disappointing. Maggie was consistently rude, dismissive, and acted like every phone call or maintenance request was an inconvenience. After 8 years as tenants paying rent on time, we expected much better treatment and professionalism. We stayed as long as we did because we loved the area and our daughter attended Legacy, but moving out was another nightmare. We paid a very large amount to terminate the lease early, yet they still sent us to collections afterward. At this point, small claims court appears to be the proper next step. I would strongly encourage anyone considering renting through Caldwell Property Management to document everything carefully and think twice before signing a lease with this company. As…read moreI read the reviews, I do see the property OWNERS are happier with EMS than property RENTERS. My review is as a RENTER/TENANT. Part of the confusion is that some landlords/property owners hire EMS to only perform PART of the rental process, so EMS gets blamed when it is really the decision or responsibility of the landlord, or some other entity. I have been renting with them almost a year, and I have found EMS staff to be courteous and responsive during my many complaints living in an older property. It seemed like something broke every day! I would submit a repair request via the EMS portal, and I usually received a communication in response on the same day! I would consider them very responsive to my concerns. Delays would occur because the property owners had to approve repairs in excess of a certain amount of money. During an extensive bathroom plumbing repair, the plumbers kept finding new problems and many issues had to be approved before they could continue. It took weeks to complete, but I was kept in the loop, and it was not EMS's fault that the plumbing was old and in terrible shape. It was finally resolved and I am satisfied with the outcome. The apartment is immaculate. It could have been maintained better, but most of the issues are cosmetic. For example, they painted over drawer pulls, hinges, and window fixture hardware instead of masking, and then painting, or removing and replacing hardware, which is how it is supposed to be performed. At this price point, I am happy with the apartment and EMS, the property management company.

    Bridget Barry is both a bad and an absentee realtor. She sends her assistants (who seem to be…read morethrown under the bus and have no idea about the properties) to viewproperties and then doesn't answer questions over email, too busy with "clients". She fails to communicate and takes offense at renters trying to know more about the property they want to inhabit. I didn't get very far in the process because she never alerted me to the fact that they had moved on from our application. I wouldn't put it above this place to be planting fake 5 star reviews among the real 1 star ones. A shady company all around. Do not trust Bridget Barry.

This woman has the audacity to claim that 2 residents who passed away within 24 hours of each other have "broken" their lease. How? By passing away? As far as the property goes, many issues were never addressed including leaky windows, water damage and so much more. Pima Valley is in direct violation of Arizona Renters Rights and has been reported to numerous agencies. There is a reason Pima Valley is rated so low. They are awful human beings. Stay far away from this business. Slumlords. Update 2/12/2026: The real issue with this business is Deb. Deb was caught red handed by children of the deceased residents in question discussing privileged and private financial information with an outside party who has no authority to receive this information. I have also spoken to this businesses attorney and made him aware that private financial information has been shared by Deb and that both parties cease and desist immediately. The attorney was perfectly reasonable and understood. Deb was and has always been completely unreasonable and completely ignorant to basic facts. For us this is not about the money, it is about the principle. Deb, look at your reviews. They all say the same thing. You are unable or unwilling to do your job properly. You are unable or unwilling to maintain an acceptable level/standard when it comes to business. Time to hang it up and do something else. You are destroying this companies reputation.
