I'm still waiting for a refund of $1250 for fraudulent wood floor damage charges that they tried to hold me responsible for. The only reason they approved a refund was because I had proof that the damage was their fault but they've now gone silent and have not returned my funds. It has been two weeks and no one is answering my calls or emails. I was also wrongfully charged for trash on my utility bill. My lease states that I was not responsible for trash yet I paid $866.40 in trash fees. All of this is illegal under California law yet here we are. read more

I had a neighbor break into my apartment and they did nothing but allow her to finish the month she paid for in full understanding that I was being harrassed and threatened (cops did nothing as well) trying to do the right thing was teeth pulling. Pm goo of all that they fraudulently took out $600 of my deposit money for painting and cleaning which is against California civil code 1950.5 and a breach of their own contract. COMPLETE NIGHTMARE OF AN EXPERIENCE. This property management company inherited my building 2 weeks before my planned move out on 8/31/23. I provided them my parent's address (in writing) to send my security deposit check and after following up, it was discovered that they left the apartment number off of the check causing me to never receive it. I then asked that they place a stop payment and reissue the check since it appeared to be lost and provided a 2nd address (which was my physical address). After about a week, I was notified that the check was returned and that they mailed it to the new address. On 10/5, I received a notification from USPS Informed Delivery that the check was arriving regular mail that day. I checked the mailbox multiple times over several days and never received it. I reported the lost mail to USPS Inspectors office and contacted Optima again on 10/11 and advised them I have not received the check and to please place a stop payment. I asked if they could direct deposit it and even offered to pay for any fees associated with a stop payment with their bank. I also provided a 3rd address (my office) in case they couldn't do direct deposit. On 10/16 I received a response and was told that their records show the check was cashed. I told them I never received a check and definitely didn't cash anything (I haven't cashed a check in over 20 years and deposit 100% of the checks I receive via mobile deposit). I asked for a copy of the check because a crime was clearly committed against them and myself and the funds were stolen. I was adamant about this and once I received a copy of the check it was clearly forged. I even supplied them with 2 copies of checks that I DID deposit as well as the last 4 digits of my checking accounts to aid them in reporting this issue to their bank so it could be investigated and they could recoup their funds and therein refund my security deposit. I asked questions (see images) about where it was cashed, what form of ID was used, and to confirm they started the process with their bank (like any REPUTABLE business would if the intended recipient is telling you they didn't receive it). The response I received was beyond disappointing and reflected a clear disregard and lack of concern in trying to resolve the matter. I was literally advised, "The management told us we won't be able to do anything about this. The check was sent to the address provided and was cashed. I'm sorry. I can't help you." I have NEVER been treated this poorly by a business and am almost speechless at their unwillingness to even attempt to resolve this issue. Unfortunately, as a result - I now have to involve small claims court because I will not rest until I receive my $1700 security deposit. Do NOT trust this unethical business! The negative reviews are 100% true. In summary: - $1700 security deposit check was sent via regular mail (not certified) - Check was stolen and forged - Optima refuses to do anything to report the criminal issue or have it investigated by their bank (JP Morgan Chase) - I (the former tenant) still have not received my security deposit - which according to California Tenant law, I should have received within 21 days of vacating the residence. read more

I lived in a unit for 18 months and Optima took over management just 2 weeks before my move out date. I left the unit clean and without paint marks or scratches. When I received my deposit return, they had withheld $800 for painting and cleaning, which are not valid deductions under California law. This company is asking me to pay for their property expenses. My bathroom has flooded 2 twice and the first time was in December and they said they fixed the issue and it was my upstairs neighbor however here we are my whole place is flooded again and no one is answering the emergency line and I had to call out a plumber who charged me $300 just to look at another $700 just to fix the problem just for the problem to still not be fixed and yet I still have not heard from management and this happened before end of day on Friday. This place is horrible and I do not recommend this husband and wife duo that is in charge are horrible. They're slumlords and they feel that since they have apartment near the new stadium in a certain city that they can charge economical rent and treat their tenants like they're nothing and they can make a pretty penny my neighborhood has been gentrified, and it is a horrible place to live due to the circumstances with nowhere to park and barely any assigned parking without someone stealing the parking spot. I hate living here. I do not recommend anyone to live here and if I could sue these people I would sue them for everything because my house smells and reeks of sewage, and I feel like my neighbor's above me have either killed each other or trying to because it is unbearable to live here and they keep stopping up the little bit of piping that we do have. read more

This is absolutely the most terrible property management company EVER. They have zero understanding of tenant rights and safety. I'm a single woman who lives in a studio on Alta Vista Property, the state of the property was OK - my room was recently renovated but apparently violated a lot of government code so significant work had to be done to correct this. I traveled out of town for a week and they worked with me to have people come in to fix the government violations. I come home to this state of disarray to my place, I sent them an email and they never bothered to respond: 1) A glass was broken, I found and stepped on pieces all over the apartment 2) There are hole and duct tape all over my walls - The notice provided to me gave me no details on the type of work that was being performed in my room, and all the holes that ere newly created were not filled 3) There is plaster and dust all over my bed + stove and countertops 4) A lot of things were left in my parking space (i.e. ladder, pvc pipes, and junk). It's already a small space, so I had to move everything before I could park inside the space I paid for 5) My paper towels were all used 6) My doors were unlocked earlier in the week for over a day when I was out of town On a separate incident, they sent a worker to my apartment before who tried to get in my place without notice in the morning. Needless to say I was terrified out of my mind thinking someone was breaking into my place only to find out it was them trying to do work in my room. They will string you along and ask for sensitive documents and more "proof" just to take your money and deny. I applied for an apartment last week, had to contact their staff after not hearing back, was told we needed to submit another application including being charged a second time, was asked for further sensitive documents JUST to be contacted today that "the apartment has been rented to someone else". I live in a bldg in Hollywood managed by Optima since about 2004. The day they took over, Sandra from their office knocked and introduced herself. It was the 1st of the month and she asked about a rent check. My money comes in on the 3rd, I told her, so if I give you a rent check it'll be dated the 3rd and cant be deposited until then, or I'll get an overdraft charge. She promised to not deposit it, and of course she did anyway, and I received a $35 overdraft fee. I took it out of the next rent, so I didn't lose ant money, but I learned not to trust them. In 2014 the bldg had a serious fire in which two apartments we're destroyed. The ones next to mine. It took a full year to make the repairs and it was an ugly mess until they did. My apartment became infested with more insects than I have ever seen. And the bedbugs were there too. The infestation was unbelievably bad. It too months before a good fumigator finally took care of the roaches and spiders, but it wasn't until October 2016 they applied a heat treatment for the bedbugs. This stopped bedbugs finally. But they refused to any follow ups despite my sightings of remaining bedbugs. With the summer 2017 heat, the bedbugs have returned. Optima refuses to take any action. I was hospitalized in July and the night I returned to my apartment I got bitten over a thousand times in one night. Literally a thousand bites. Optima blames me for the problem and now they announce that heat treatment was a "one time only" thing. Even though other apartments in the building also have bedbugs and I didn't bring them in, in the first place. In general I like my building and my neighbors, I just don't want bedbugs. Optima feels I should pay $500 to them so my apartment can be treated. From seeing other reviews I see other tenants have had it as bad or even worse than I have. Please pay attention. Optima does not deserve your business or any business. They overcharge, take forever to do cheap repairs, they sound sympathetic on the phone but all they want is your money. My parents-in-law live in West Hollywood apartment managed by Optima Enterprises. They have been long time, loyal and timely renters for over 20 years, On May 26th, company asked them to move for 1-2 weeks into temporary hotel, as they had to address safety hazard pointed by City of West Hollywood. Little we know, it has been 2 months, since my parents are moved from one temporary hotel to another, with no access to their personal belongings, or business papers, no reasonable cooking or other accommodations were made either. I was able to reach Dee, president of the company, just to hear generic responses. The issues is still not resolved, there is no ETA or any type of understanding or accommodation for my parents beyond temporary hotel, which they also get regularly moved from. It is unacceptable that company are allowed to do business in this manner in the United States. If I could, I wouldn't give any stars! read more

I was putting off this review for a while mainly because there are certain businesses that don't deserve to take a minuscule fragment of space in your mind. Optima Enterprises will remain engraved for quite a while until I know they're no longer existing and not allowed to do business in this country. Anger and frustration aside, I realized today I could help others that do read reviews and take them seriously by stating the facts and by being rational and not vengeful with my review. I've already moved on. Optima Enterprises is probably by far the most conniving, insincere, and incompetent management company I have ever come across my entire life. When you first meet them they're gentle and loving like a sweet dog, but once you have an issue with your apartment they turn into a snake ready to kill their prey. They're lazy, incompetent, and don't care about your living situation. WARNING: If you EVER come across Optima Enterprises as your management company, please RUN away. You will save yourself a massive headache and loss of savings. I lived in a studio for 18 months and when I moved out Optima decided to withhold my deposit because they needed to replace the existing carpet, but they never informed me they were intending on replacing it with hardwood floors and charge me with it. They claimed I damaged their studio, but in fact I left the studio immaculate, and in excellent condition. The truth is a pipe broke under my unit and flooded my studio 8 months prior and Optima refused to change my carpet back when the incident happened. Incredible to believe? But its true. Nothing but dark and disgusting water came out for 12 months and still wasn't clear once I left the premises. Mold immediately formed within the carpet. I emailed these lazy people so many times until I became exhausted. I tried every option, called their office, the city, even contacted an attorney because Optima refused to let me out of my lease. Since they had my $2500 deposit I didn't want to lose that money, so I stayed in hopes things would get better. Little did they know I was not a pushover and that I would fight them in court for every penny - and that I did. I went to two court trials and finally WON my case! The first trial was dismissed by the judge because according to my lease Optima was only the agent acting on behalf of the owner (Loophole in the system) so I sued the owner. After immense costs to locate the owner and serve him, he didn't even show up to the second trial - but guess who did? Optima Enterprises. It turns out Optima disguises themselves as an agent transacting on behalf of the owner so you won't sue Optima if any lawsuit comes about, but yet they manage all the affairs of the complex and owner. Confusing?? Yes. But luckily the second judge saw through it all and awarded me my entire deposit and court fees! So finally, do yourselves a favor and don't engage in any business affairs with these people. They will rip you off and won't even hesitate. Oh, and by the way Optima's owner is Dikla (Dee as she likes to be called) and her team of scumbags tend to move and use a PO BOX as an address because I'm sure they've received lots of wonderful letters from other victims. Oh no! Your building has been sold and Optima Enterprises, Inc. is now representing the new owner to manage it. Time to move! First of all, you should know that Optima is essentially a clearinghouse for buildings purchased by a development company who tear 'em down and put up "luxury condos" in their place. If you visit their headquarters, you'll find a large Dry-Erase board in one of the offices littered with addresses, apartment numbers and scrawled dates. Those addresses are other buildings they're emptying; the apartment numbers are tenants being evicted, and the scrawled dates - each one represents yet another little victory for the office manager (similar to the stamped downed-aircraft silhouettes on the side of WWII fighter planes) - is the date they'll be out by. Once you start paying your rent to Optima, you've got at most a little more than a year before the eviction notices come. During that time, the day-to-day management and upkeep of your building will dwindle to nothing. As with a number of Westside management companies, the folks in the office who schedule repairs, send out rent increases, etc., have their heads way, waaay up their asses and have no idea what the hell they're doing. That's okay with them; they honestly don't care. Be sure to do your own math on the rent increases you'll get - they'll be wrong. Also, they'll send 'em to you more than once a year. Respond with a nice letter pointing out their error and simply don't pay. Worked for me! Eventually, though, you'll have to move, but do what we did: Hire a lawyer and throw up as many roadblocks as you can. We got some nice fat settlements and slowed down their plans. Sure, our building's gone now and with it, more affordable housing for Westside renters. But we've taken some consolation in the fact that with the way the economy is, the greedy owners will be stuck with 20+ luxury condos they'll never be able to sell. read more

I applied for one of their units based on the pictures and description of the unit on their website. They advertised the unit as a REAR, LOWER unit, which I believe are preferable to front upper units, as everyone knows that smoke (meth AND tobacco if you live in WEST HOLLYWOOD) and noise travels UP. People like these people are the reason it is so torturous looking for an apartment. Just be honest and up front when advertising your properties. Why waste people's time!? Interestingly, several other units on their website had identical descriptions, i.e., "REAR/LOWER" units. I am disputing the rental application fee with my credit card and advising anyone reading this to DOUBLE CHECK their apartment descriptions. read more

I wish I could say things have gotten better since my last review. In the latest drama with Optima, my neighbor had been having problems with her water heater for the last few weeks. Of course, Optima sent unskilled, unlicensed "repairmen" to "fix" the problem because they would rather try to save a few dollars than do anything right. A few days after the last "repair," my neighbor and I started smelling gas coming from the area where the water heaters are located. Apparently, a possible gas leak doesn't at all concern Optima, because they didn't even send anyone to look at the problem after it was reported. So, my neighbor called the gas company on Saturday, and they sent someone out to inspect the leak right away. Turns out that Optima's latest "repairman" cut the safety wire that is supposed to shut of the gas in case of a leak. He also removed the safety glass that covers the pilot to prevent anything flammable to get into contact with the pilot. So, basically, our entire apartment complex could have exploded and gone up in flames. And Optima doesn't care. I like to think there is a special place in hell for people who so carelessly jeopardize the safety of others in the hope of saving a little money for themselves. Needless to say, I'm in the market for a new apartment. And I can't stress enough how much everyone else needs to stay away from a building that is managed by Optima! read more

During this year, any issue I had was taken cared of in a timely fashion and with an understanding. The manager, Jonathan asked...after I pointed out that the flag holder was there before I moved in..."was there a flag hanging there too?" Well, no. There wasn't. The nightmare begun when i moved into this hell hole back in July on Ogden drive (do not be fooled they have many disgusting unkept properties). I have lived at 915 N. Ogden for 8 years now, and as you can see by the other reviews, there have been Major issues with Optima and the lack of maintenance on our very old apt building. I have always had a good rapport with one of the administrative staff there and she's always been a conscientious hard worker- however even when she has tried to get things taken care of, the owners have not allowed improvement because that would cost money. Plain and simple it's always about money! And what is a little disconcerting, is that they don't do what is cost effective in the long run? Any old building is going to have issues, seriously, and the key is to have a management team who cares about their renters-who will challenge the owners and stand up for renters rights, because they want good quality renters to come and STAY. I'm giving four stars today because there is a new person working at Optima who's been trying hard to instigate change, and I do feel like Optima is changing. I'm being positive about it. They are willing to try it seems now to bring about effective and lasting changes and improvments and to listen to the needs of renters. That being said, we still have 2 very old washers and 2 dryers which break constantly, need to be replaced, and one has just been sitting broken for a while; old water pipes that desperately need to be replaced very badly ( so yeah, dirty water and no water pressure); NO security at the front door,( no intercom no locks?) so anybody can walk in which is full on crazy nuts; and a massive problem with ants, termites and roaches that gets a band-aid, but never a tent fumigation which would solve the whole problem in One shot?! And lastly the pool, omg, the pool can't be used because the tiles are falling off and there's mold and it isn't cleaned or maintained.It's not heated either. Which is a shame because its a selling point and people would use it if they could. But to be fair and positive, on a personal level, my apt needed many things to be fixed and replaced last year and Optima Finally took care of all of those things. My apt needed a new floor, and although it would have been more sanitary and better to put in wood laminate, which I requested, like the other apartments, they put in new carpeting instead( hey, it was an improvement); my fridge was corroded, mildewy and old, and they wouldn't give me a new one ( too cheap) but gave me a second hand used smaller one- lol-which was actually an improvement; the linoleum was ripped and old and musty and they replace that in the kitchen and bathroom; I've called for an ant problem and gotten the gel at least twice a year, the termite problem at least once a year also gets a gel or spray, and the roaches get the same... and even though they come right back,and I try the ant and roach traps from the store etc... at least the administrative team tries to take care of it by calling to have a pro come and do the same ineffective thing; my balcony got painted last year and I think my private stairs will be this year; and lastly, I have bedroom closet doors that are broken because the wood doors are Very heavy and the old tracks are bent and corroded so the heavy doors get stuck and fall off! It fell off onto my toes last year and thank G*D didn't break my foot. I've complained for yearssss, and once again, they attend to it, but just put a band-aid fix so the problem re-occurs. Which really stinks. And in my opinion is a such a waste of peoples time, when fixing it correctly just once would solve the issue and they'd never have to hear about it again! But whatever, I will keep trying. Fingers crossed, things really are going to turn around here with Optima, because these properties could be really awesome places to live! The apartment complex that I live in just got sold and this shady management company took over last week, I already have pretty bad experience with this company. Right after they took over within a week, they cut out the maintenance guys, onsite manager and repair guys so they don't have any expenses, and this complex is getting quite dirty. No one cleans the dumpster and take care of the trash. This is the first time I saw the dumpster gets filled up but no one cares. I tried to call them and write them email, they NEVER REPLY OR CALL BACK. Now we have no management, cleaning nor maintenance but got this shark to collect our rents remotely. Fxxking terrible! I am praying there won't have any big problems in the apartment before my lease ends. I will definitely move out! read more

You are better off not going with these guys if they are managing the unit you are moving into. Some of their buildings' rents might be a little cheaper than others, but you get what you pay for. This unit didn't have a working heater, yet it was advertised as having one. There were rats (or squirrels) in the walls and after complaining they never did anything about them. The worst part was when we moved out after two years. They charged us to repaint the whole unit even though we left the walls the same color as when we moved in, AND we had complained to them that the kitchen linoleum was coming up while we lived there, yet after we moved out they charged us to replace it for the next tenant! So paint and the linoleum got deducted from our deposit. Nightmare. read more

I am really shocked by all the 1 start reviews on here. I have been with Optima for more than 3 years now in 2 different buildings and have had nothing but exceptional service. When moving into my new place i specifically got a place with Optima because they are so amazing. Every time I have put in a request for maintenance they have been very quick to respond and I generally get someone that same day and worst case the next day. Everyone in the office is so friendly and always work with you to find a solution to any problem. Absolutely the worst management company I've ever encountered. Slow to respond to maintenance requests, which are common because this place is being held together by spackle. It once took them weeks to repair a leak in my bedroom wall after informing me it was sewage from the apartment upstairs. Thank god they later determined it was clean water, but they didn't know that when they spent weeks not fixing it. I once had their plumber repair my sink three times because every time he left, a new part of the sink was leaking. They once blamed me for not telling them I wasn't going to be home after never asking me what my schedule was for the week they would be coming because they are terrible at follow through. Sandra is the absolutely worst of them all. She has been over the top rude to me on several occasions. Both of the only washing machines were broken for over a month and after they claimed they were fixed one of the two machines was still broken for over a week. Then the dryers went out. Building owners beware. I've lived for 10 years or so in a building that Optima Ent manages. I'd have to say I'm pretty much the ideal tenant - pay the rent on time, let them know of issues in the building and keep an eye out for my neighbors. Optima started out as a small biz run out of a house near the Farmers Market/Grove. They moved to an office building on Robertson and now, about 4 (complete) staff changes later, things have really gone down the tubes. I called about a plumbing problem only to find that the phone number is disconnected. I did an online search, found their new number and called. All apologies - "We didn't know the number existed (!!!). We'll put a forward message on it." I made an appointment for them to come at 8:30 today and fix the plumbing problem, letting them know that I would stay home from work for the short time it would take to fix the issue. I am typing this at 9:10 with no one here. "He's stuck in traffic" I was told when I called at 8:40. "I'll call you back at 8:45 if he doesn't arrive by then". No call. Even worse - I sent a list of issues and stapled my rent check to it with what I'd like to have fixed in my apartment and the building in general. I never heard from them. When I called them to set up today's supposed appointment, receipt of my list was acknowledged but I was told only phoned in request would be taken up. What??? And then I am told I can also email the issues in. "We've only been here for 2 months." Nice excuse. You can make up for that lack of experience by performing in an excellent manner. On the contrary to many reviews on Optima Enterprises I have experienced nothing but the utmost respect and professionalism from this management company. Myself and my roommate moved in 4 months ago and have had no problems whatsoever to report. Whenever we have needed something fixed in the apartment there is no hesitation on their part to make sure that the problem is fixed without delay.
