I am an investor from out of state that used Open Door (OD) as a property manager. I used them for about year and a half from end of 2018 to beginning of 2020. I used to highly recommend them, but now i've completely changed my mind about them. The owner is very unprofessional and rude (note there are few owners, but one in particular). Here are few things that made me change my mind about OD over a year:
- The owner has accidentally sent out list of all investors info and the property they manage (investment properties, name, rent , address etc) via email by to few of her investors (yes i was one of them). Not sure how many people received it but i was one of the recipient.
-when i finally left them i split my properties among 3 other property managers. I only had 7 properties with OD but they sent the keys and security deposit to the wrong pm (seriously?). If i had hundreds of properties, i get there may be room for error, but for 7... really?
- they also LOST one of the keys to my properties. of course i didn't find out until my new pm told me they didn't get the keys to the property. This either means 1) they knew about the keys but didn't tell me, or 2) they don't keep good records of keys they have and where it is. Either way this is a SERIOUS SECURITY CONCERN for the tenants.
- As a property manager OD charge extra fees for pretty much EVERYTHING except collecting the monthly rents (to name a few: surcharge on maintenance, late fees kept by pm, boarding fee, placement fees, inspection fees, etc.) while their services are horrible. Yes they do disclose these on their agreement, but for the level of service they are providing they are charging way too much fee. So at the end of the day, the only thing that's included in "property management fee" is just collecting rents that are paid on time (and i don't need a property manager for that, that's the easiest part);
- I had a property that sat vacant for 4 months and the owner said that was normal (in a very unprofessional and rude way) and that i didn't have the facts straight because it was vacant for way less period. well i did because it clearly showed in MLS that the property was listed for $1400 rent since 4 months ago. it finally rented for $1000 to section 8 tenant after more than 4 months. The owner told me that was my fault because the rehab quality didn't turn out good as what they wanted. Well guess who managed the rehab, oversaw the project, signed off on the contractor, and then listed for $1400? The local landlords were turning their properties around in 2 weeks (and some even had backup list of people wanting to rent) at the time my property was vacant for so long.
- i kept seeing same items on quarterly inspections as items needed to be addressed (why wouldn't you address them if you found them?).
- One good thing though is that they have more than one owner I believe. One of the owner works in the Accounting side of things. She is very helpful and professional. This is the only positive thing i have to say about OD.
No property manager is perfect but i would recommend you to find others. read more
