The hassles were non stop, but we had three big issues with this company during our time renting from them. 1. Maintenence came into our place WHEN I WAS IN THE SHOWER when I had marked on the request call before coming. 2. Our connected neighbors smoked pot all day which smelled our place up. Mngment ignored my emails requesting help with the issue. 3. Expect to get screwed on your deposit return. RENTER BEWARE Not Responsive at all, will not have verbal conversation and do everything to take your money. Rented from them, verbal agreement to make repairs at signing of lease went undone. After they had my money the went silent. Multiple phone calls and emails, finally contacted the owner Tammie, she sent me to Co-Owner Lori. No one would have a conversation, just wanted to text. Thought the house smelled musty due to being closed up and unoccupied for 2 months. WRONG Mold growth found that could be smelled when you opened the door and the company denied there was mold. You have to sign a mold addendum when you lease that states the house is being given to you mold free. I was smart enough not to move in, even though I paid $350 to shampoo carpets they said they had cleaned. Big stains came up and house smelled like cat pee after shampooing. I had to have carpet guy come back to resolve stain before I left. They have kept my $4900.00 saying I broke the lease. They rented a property with black mold that could be smelled on the other side of the wall, did not do what they agreed to do prior to my move in and lie about everything. read more

Tye company expects you to sit home and miss work in order for property issues to be resolved. Shawnee is very unprofessional and they will rent you a home during covid, refuse to properly clean and disinfect the property but try to change the tenant for a job they didn't even do to begin with. I left the property in tip top shape but was charged for cleaning out of my deposit. I'm glad I took tons of photos because the will Tru to find ANYTHING IN an attempt to keep your money. Currently renting with Open Door. I moved across multiple states for school, so I had to do a virtual tour. I thought they were very nice and quick to respond during that process. on the virtual tour, I was told the neighborhood was very safe and friendly. WRONG. I moved in and the entire street stunk of weed and I hear music and screaming all night. How do you lie so openly to a student trusting you? I was told the apartment was spacious and had lots of storage - WRONG. I have 2 closets and both are TINY. I asked what amenities I should bring - "oh we just remodeled, everything you need is here!" ...I moved in and the apartment was as 95 degrees. There was no AC provided. I pay extra for internet - but was given the wrong password and didn't get internet until my second week here. Their responses after you sign a lease are basically nonexistent. I had packages stolen my first week, and learned the cameras on the building don't even work. I'm currently talking to lawyers to get out of my lease. if I could give zero stars I would. We neve made it to the application process before discovering how unprofessional this company is. We were very interested in a property they had listed for rent and asked several times for a showing. Consistently, the answer was, "we are hoping to show it early next week." Monday rolled around and I was told they had accepted an application and rented the property. I contacted them nearly daily trying to get them to show the property to us and they simply wouldn't do it. We were given the run around by more than one person and while they seemed nice, the way we were treated with very unprofessional. If this is how they treat potential renters, I can only imagine how they treat tenants. I won't be using Open Door Rentals and Real Estate now or in the future. I will also avoid recommending them to anybody I know. Now, Tammie is basically calling me a liar and telling me someone jumped on the property fast today when it became available. Guess what Tammie, I CONTACTED YOU A WEEK AGO ABOUT IT! NEVER Use this company. They are completely unorganized, unprofessional, and they really do not care about the people trying to work with them. I am an investor from out of state that used Open Door (OD) as a property manager. I used them for about year and a half from end of 2018 to beginning of 2020. I used to highly recommend them, but now i've completely changed my mind about them. The owner is very unprofessional and rude (note there are few owners, but one in particular). Here are few things that made me change my mind about OD over a year: - The owner has accidentally sent out list of all investors info and the property they manage (investment properties, name, rent , address etc) via email by to few of her investors (yes i was one of them). Not sure how many people received it but i was one of the recipient. -when i finally left them i split my properties among 3 other property managers. I only had 7 properties with OD but they sent the keys and security deposit to the wrong pm (seriously?). If i had hundreds of properties, i get there may be room for error, but for 7... really? - they also LOST one of the keys to my properties. of course i didn't find out until my new pm told me they didn't get the keys to the property. This either means 1) they knew about the keys but didn't tell me, or 2) they don't keep good records of keys they have and where it is. Either way this is a SERIOUS SECURITY CONCERN for the tenants. - As a property manager OD charge extra fees for pretty much EVERYTHING except collecting the monthly rents (to name a few: surcharge on maintenance, late fees kept by pm, boarding fee, placement fees, inspection fees, etc.) while their services are horrible. Yes they do disclose these on their agreement, but for the level of service they are providing they are charging way too much fee. So at the end of the day, the only thing that's included in "property management fee" is just collecting rents that are paid on time (and i don't need a property manager for that, that's the easiest part); - I had a property that sat vacant for 4 months and the owner said that was normal (in a very unprofessional and rude way) and that i didn't have the facts straight because it was vacant for way less period. well i did because it clearly showed in MLS that the property was listed for $1400 rent since 4 months ago. it finally rented for $1000 to section 8 tenant after more than 4 months. The owner told me that was my fault because the rehab quality didn't turn out good as what they wanted. Well guess who managed the rehab, oversaw the project, signed off on the contractor, and then listed for $1400? The local landlords were turning their properties around in 2 weeks (and some even had backup list of people wanting to rent) at the time my property was vacant for so long. - i kept seeing same items on quarterly inspections as items needed to be addressed (why wouldn't you address them if you found them?). - One good thing though is that they have more than one owner I believe. One of the owner works in the Accounting side of things. She is very helpful and professional. This is the only positive thing i have to say about OD. No property manager is perfect but i would recommend you to find others. read more

Sent me a bill for $2700.60 AFTER keeping my deposit then I called to complain and they said they couldn't do anything about it without proof from me because they didn't get any from the previous owner so I had him send them pictures and they said the will get back to me only to send me a bill for $3910.00 saying they never got interior pictures so I had to RESEND screenshots with proof talking to Tammie Jones and in the same day of me resending the photos being told they were put into my file, my bill got sent to a collections company. Don't rent from there because I've heard from realtors and just basic tenants How horrible they are. Never rent from them and if you do make sure to take pictures of ever inch of the wall with the dates and times because they will screw you over everything. Not professional at all. Very invasive, I have caught people (several times) from this business ON CAMERA in my apartment with no notice or warning that anyone was to be there. On another occasion a maintenance man entered my apartment while I was still sleeping!! Do not recommend renting from or being a client. read more
