Let me start by saying I didn't work for you I worked for the buyer and if the buyer is happy with my report then I'm happy. Let me explain the deal breaker, 3 days after the inspection the buyer called me and said you refused to allow further evaluation on the issues which made him feel that you had something to hide and now I believe he was right so I didn't cost you the sale of your home you did. From a technical standpoint when a home inspector turns on a light switch and the light doesn't work then he plugs a tester in a receptacle that doesn't work it gets wrote up as not functioning,a home inspector is not responsible for troubleshooting issues, now if you had some kind of magical master switch then it should of been on ready for the inspection. Next a home inspector doesn't go by the listing of the home they go by what they physically see so if a room has a bed without proper egress it gets wrote up as a safety issue. When you or anyone else starts paying my liability insurance you can tell me how to report. Now as far as the moisture in the hardwood floor their was only 1small area with a yellow stain that was brought to my attention by the buyer because the spot was next to a wall he was concerned there may have been a leak in the bathroom above running down the wall and I understand his concern. I don't know where you got your information but I have a written report that states everything I mentioned, I think in the end people will see through you and that you're nothing but a troublemaker. It takes a lot of nerve to call someone a moron when you base your reviews on something you know nothing about, I think this is called defamation of character

If you're looking for an inspector, look no further. Use Arnold's Home Inspection Services, LLC. The longer version: I am working to buy a house quickly. The inspection was something I worried about because I have read plenty about how many inspectors will sort of... not do their job particularly well. For example, I read an article recently where they hired a variety of inspectors to check out a house with a set of specific faults. Most of them missed even obvious things like a clear water stain in the main room. Knowing I needed to get an inspection quickly, I didn't have a great deal of time to sift through different inspectors and go into a lot of detail, so I had to trust my gut. My gut said Arnold's, and I am glad it did. He was able to schedule the inspection within 2 days. Responsive. My realtor (a former construction worker and construction contractor) and I showed up on the dot and he was already there looking around the exterior. Punctual. We met back up and he told us about what was going on on the exterior. Now, my realtor knows a thing or two about construction while I don't know the first thing. My realtor was able to ask questions that I wouldn't think to ask, but if I had any question, Arnie had no issue answering those thoroughly. We went through the entire house, he checked everything that I could think needed to be checked. This wasn't a case of an inspector checking a single faucet or window and going "Yeah, looks fine" and saying that applies to the entire house and moving on. Arnie took the time to be thorough on each room, talk about what he saw in each room, and told me where to begin addressing those issues. After we were done, he also remembered that there was an outstanding question that we had all forgotten. He came back and we handled that one as well. He could have just left and I'd not have known the difference, but he did. It is clear he puts the work in that he'd like to receive if he were in my shoes. On top of it all, while driving home, my realtor said that Arnie is clearly in the top inspectors he has worked with. He explained that, in his experience, a lot of inspectors out there say some stuff that just doesn't quite add up or shows a lack of actual understanding. At no point did Arnie get anywhere close to that. Everything was logically sound, reasonably stated, well articulated, and thoroughly reviewed. It says something that this was worthy of remark without me provoking that in the conversation. Seriously, I highly recommend Arnold's Home Inspection Services if you need an inspection. You'd be hard pressed to find better.
