My house was on the market, and the buyer wanted a roof inspection and called High Point Roofing. I had no problem with the inspection and personally have over 40 years of construction experience. The report came back that there was one missing shingle, exposed nail heads on the ridge vent, rubber cracking on pipe vent, two popped nails on garage section, discoloration on front slop shingles and some granular loss as found in guttering (these repairs were simple and would take no more than one hour to repair). This 23-year-old roof expert concluded that the 30-year architectural shingle that was approximately 23 years old only had a "maximum of 1-2 Years Left of Life" and that the roof needed replaced (Notice the caps used to demand attention and generate fear). In all of my years of dealing with inspectors I have never had one offer such a precise life expectancy, only High Point Roofing. Needled to Say the Buyer wanted a new $20,000.00 roof at the Sellers expense. I'm perfectly fine with fixing problems when necessary and needed. In this case it was an egregious attempt to put on new roof that wasn't necessary. I called Antony Regalbuto one of the owners, about his inspector and report. He reported key problems that are often indicators of a roof in decline that an inspector would identify. He noted specifically that often such roofs have fiberglass exposed and bubbling shingles which can include moisture problems and/or poor ventilation in the attic. I agreed with him that both were indicators of a bad roof. I then asked Anthony, if his 23-year-old roof inspector identified in his report such failures and he was silent. He was silent because they didn't exist. In the end Anthony protected his employee. I'm sure Anthony will dispute my report and if so I have written documentation in hand to corroborate my statement. I also have a few billboards that I can offer caution and direct potential customers to another roofing company. I'm very disappointed with the High Point Roofing and a young man that tried for a big commission on my dime. Of the four contractors contacted, Wesly responded quickly and was at our house the next day asking all the right questions. we also discussed two other projects, more in just passing, but interested in what she would come back with. Within a day, she came back with a series of quotes, one for the stair job we needed, which was very reasonable and for a design that worked very well. Her team showed up the next day and were efficient and very detailed. Our three step project was done in a day and looked great! Although we told Wesly the price on the other patio resurface project was a bit more than we were ready to take on, didn't stop her from finding another option that cut the cost using a ceramic tile that offered better wear, more color options and a design that better matched our house. We could afford that! We were also able to redo a ghastly concrete step from our den that a prior owner bought at Home Depot and dumped in place. Wasn't to code either. The result updated the back of our house, the slate and brick step off the den was to code and the patio was comfortable to walk on and made my wife's patio set look really good.
