I currently live at Old Buckingham Station and we have been without running water for 2 days. The leasing office does not care! When I called today I was lied to TWICE! Firstly, I was told that if the water is not fixed by close of business today they would be calling all the residents in my building and putting us in a hotel, that was a LIE! Secondly, I was told that the water was back on but the water pressure was low, another LIE! I just got home from work and there is still no running water. Do NOT move here! I love that this place is quiet and a little secluded but I'm f*ckn tired of my guests getting their cars towed. My rent is way to high for this sh*t. If your guests accidentally put the wrong date on the guest pass or any little thing they will tow their cars. If they have a pass in their car WHAT DOES IT MATTER? They need to put gates around this place if they're so worried about strangers. Your car will get towed even if you live here and your car isn't registered. My registration is none of your business. I pay rent here. It's $200 to get your car back every time. IT'S ROBBERY. YOU NEED TO CHANGE THIS! You need to give your rent payers a different type of parking arrangement!!! read more

Update, just when I thought things couldn't get any worse......I had no heat for 5 days during the coldest days possible. Temperature in apartment was 52 degrees. The people below me NEVER sleep and continue to shout at the top of their lungs 24/7 (they don't work). They smoke drugs openly in the breezeway and parking lot now that they don't have their car. I moved in November 2023 and have not been able to sleep because of the non-stop door slamming all night long. I can honestly say this is the worst place I have ever lived. DO NOT sign a lease here unless you enjoy paying $2,000 a month for horrible living conditions and tenants who deal drugs openly without any fear of repercussions. read more

Fires, huge water bugs, gaps around exterior door that were never fixed correctly, visible mold coming through the paint, damp and dirty smelling no matter how often you clean. Poorly insulated....uneven floors and cabinets nearly falling off the walls. Unresponsive manager unless it involves money. Just out for the almighty dollar... I'd like to see if they actually have any apartments that look like the ones online? Hey guys! So let me tell you about my apartment complex.. so to start off, I have a new job in a different county in northern va. This apartment complex is now telling me I have to pay 4 months rent plus a extra 800$ for the discount I received at the beginning of the term. Secondly, this location have a really bad bug problem. Roaches the size of quarters, termites, Wasp nests, spiders, etc. In my first week here, I experience major leakage which was in the kitchen, second bedroom, and In the living room. After they fixed my guest bathroom, they left the trash there and the unused tiles. I have also upgraded the appliances myself after I was told that the cabinets was no good. If I could give zero stars I would. This is by FAR the worst living conditions I have ever lived in, (I've lived in frat houses before). It's actually incredible how horrible this place is. I moved in in May of 2023 and knew within the same week of moving in that I would not be renewing my lease. Maintenance is horrible - I had over 50 maintenance requests in the year that I lived there, some were resolved properly, some had to be reordered several times to fix the same problem (something as simple as putting a sliding door back on the tracks, they originally fixed that by shoving stems, screws, broken keys, and pennies between the track and the wall rather than just fixing it properly the first time...), and some were just marked as completed but never fixed. My apartment was flooding before I got the keys which was a nightmare, rain water was pouring into my bedroom through the window which took several weeks to fix. Parking is horrible - if you plan to leave your apartment after 4pm good luck getting a spot. There's mold, and they dismiss your concerns about it by saying it's "wet dirt." I was consistently sick throughout my time at OBS and it wasn't until I literally moved out or was away for several days that I started feeling better. The apartment complex itself is run down, there was a railing that was completely dry rotted that had caution tape around it that had been there for at least a year with how pale/washed out it was, and it wasn't until I complained about this that they fixed it. I had to contact the better business bureau TWICE in order to get maintenance to do their jobs. OBS is really a horrible place to live and I gave them a 90+ day notice before I even had another place lined up because I was so fed up with them. There's bugs, cracks in the doors, roaches, mold, broken appliances despite "renovated apartments," it's just a scummy place ran by scummy people who do not care about their residents. I was surprised to get my full deposit back but the unit I was in was truly in better condition (because of my 50+ maintenance requests) than it was when I moved in, and I genuinely believe the only reason it was paid in full was because of how often I called them to complain and they didn't want to deal with me anymore (likewise). If you're looking for a new place to live, stay far away from OBS, and stay far away from GSC (owners of the property, and they monopolize this area) because it seems that all of their properties have the same issues. The literal only positive thing I can say about this place is Jamie - she was wonderful and seemed to actually care about my concerns. read more

Still waiting on a resolution... Update: Maintenance came to renew refrigerant in a simple trip. Weeks of discomfort could have been avoided with this simple fix. read more

The only good thing about living here for 1 year of my life was the stray cat that we took in. The human size raccoons are pretty funny too but could pose a public health threat at some point. For the price ($1200 - 1 bedroom apartment), you can certainly do better. The location is good, but recently there has been some increased crime. On November 23rd, 2019 there was a fire at the building my daughter, son and daughter's boyfriend lived in. Luckily, the fire did not kill anyone and everyone was safe thanks to the fire department and police. Everyone who lived in that building was now officially without homes. Due to the nature of the fire, the building was secured and residents would need to be escorted to retrieve personal belongings. Buckingham place failed to provide order to an very chaotic situation. My daughter was told by Joy that she could come get her belongings at anytime. On Saturday she went to the office to ask to be let into the apartment and was told by Naomi that there was no one who could let them into the unit. The unit was only accessible Monday-Friday. Only after I threatened to call NBC12 did one of the two people in the office finally let my daughter into the unit. You would think the right thing to do is to schedule people to assist the folks who lost their homes on November 23 instead of making the residents have to take time off of work to do this, there has been no communication from the staff at the apartments on next steps. The lack of organization, professionalism, lack of empathy, communication and general unprofessionalism should keep any prospective tenant to look elsewhere. The history of fires in the place alone says buyer beware. Beyond the fire, they also experienced mold in their air conditioner that went unfixed for months. Leaks in their ceiling that left their walls stained.. overall a poor experience. **glad to see someone read this from Buckingham. Too bad this only further supports my poor rating of this place. First of all "the "negative portrayal" is actually the factual experience. And what is the office contact info? The very same office that made this experience a poor one? Worst apartment rental in the midlothian area!!! RUUUN!!! Ive been living at these apartments for almost 3 years now and the prices just keep jumping 2-300 dollars a year and we still have one of the units that haven't been updated! Our ac closet door hangs doesn't shut and smell of humidity and worse the A/c unit looks as it's the same one when this complex was opened. I've called and asked to come check out the unit cause it's cover in mold and all they say is "it does that ,nothing we can do" . Probably the worst thing about this complex is that they are CHEAP WITH EVERYTHING! The renovations they did to my upstairs neighbor are horrid ! They put plank flooring with no sound insulation so yep you can here forks being dropped conversations being spoken and worse the FOOT STEPS .. it sounds like of herd of cows live upstairs!! I would give this complex 0 stars if possible.. I'm praying to GOD I can get out of here ASAP! Don't bother calling customer service they never answer! We asked for it to be tested and they agreed but refused to give us a copy of the results! We asked to be let out of our lease and they refused. A sick child means nothing to them! Here we go again. I am active duty military. I have live in this unit since January of 2019. I have 3 children that live here. Aside from my closet constantly flooding rendering it useless, the subpar management, and lack of a timely maintenance team. I'm inside cooking dinner and letting the children play outside as it's nice weather and I live on the ground level that backs up to the main entrance to the main building. My children come inside crying because "the mean lady" is the office yelled at them and told them they needed to go back inside. I come outside and there is no one from the office. I then instructed the children to come get me if someone has something to say. 1 minute later Salena and Joy are outside "professionally" talking to children about resident matters. We then exchanged words. She started out saying it was for the "safety" of MY children. Then it was it was a common area and they were disturbing the other residents, then it became a matter that the children were destroying the flowers. She argues with me about what she supposedly said to the kids, calling my kids liars. I said what would prevent this back and forth is if you handled yourself professionally and brought your concern to the adult. She storms off. This management is unprofessional and a complete disgrace. If corporate approves this "professionally" behavior then the problem does not just rest on this property but the whole corporation. I don't know about you, but it's not acceptable for anyone to conduct themselves like this when you work in customer service. read more

I can only say this about OBS apartments...worst place ever! Want a staff that could care less about any issues you have? Then live here! Want to have your family or friends that are visiting you to have their car towed, because of an "improper" guest pass?( and pay $200 to get it back!!) Then live here! How about a place that does almost absolutely no real maintenance of the facilities ever? Then move right in! Want a leasing manager names Selena to ignore any complaint you have, and pretend that she gives a crap? You can have that also if you live here! If you take a tour of this place do yourself a favor, and look REALLY close at the facilities. The hot tub has not worked in over 2 years, so don't believe them when they tell you it's going to be fixed or replaced, because it's a lie! The "gym", or workout facility, has not had any renovation, or upgrade, in over 10 years! The equipment is crap!! The sauna hardly ever works, and too bad for you if you want to use the ONE grill they have to cookout, because it is always out of propane! Oh, maybe you enjoy having your apartment flood from above or next door, and all they do is send someone with a shop vac to suck up the water. You won't get new carpeting either even if it's ruined by the water damage, so that's something to look forward to if you live here. I don't think I even have enough room to write down everything that sucks about this place, but I can only say again, you should do yourself a BIG favor, and look elsewhere!! Unless of course you would like to experience all of the great stuff I just wrote about for yourself...? Trust me it would be a mistake!!! Oh yeah one last thing. I have lived here for only 5 months, and my experience has been terrible. The rent is already very high, and the pool is the only available amenity in working condition. I learned that many of my neighbors in non-renovated apartments are paying the same price or more than I am. Mathematically, their move-in special rates are not worth it. We have had our water tank leak, and we have a neighbor currently in a hotel due to his apartment flooding. They have yet to address him about his damaged belongings and have been extremely slow to fix the issue. What pushed me to finally write a review was the absolutely frustration over the parking situation here. There is no overflow lot, and tenants are given paper passes for their guests to hang in the window. I had a friend visit from out of state after a death in the family. I was ill and she agreed to come help me. Her car was towed overnight, and when we went to the office to get the information for the tow company, the woman said she wasn't sure which car it was, but said it could be because 'there are too many markings on it,' or 'the date was in pencil,' and gave off some other reasons before giving us the information. Apparently they are very strict on what type of writing device you use. The staff at the tow company was also needlessly rude when we went to pick the car up. We didn't say a word and showed up with the cash, but they felt it was also important to lecture us about the infamous Buckingham Station parking passes. It's nice to know the complex has a lucrative side hustle going at the expense of your guests. Do not move here if you want to feel like you are at home. This is not your home, you are merely paying exorbitant amounts of rent to deal with rude staff, incompetent maintenance, broken amenities, and risking $200 to have your guests stay overnight. read more

When I asked for a regional/district manager contact, they refused to give me their number. They are very rude and disorganized. Just be careful with those people they will show you the renovated part of the complex and once you move in they give you the dilapidated part , the balcony and the stairs were so dirty and full of spider web, not good for the price they're asking! My first day that I moved in the toilet valve was leaking and the AC wasn't even working, and the heat went down again during the cold weather. They don't even maintain the yard regularly after windy days you have tree branches laying around for days. After each rain the yard is a mosquito swamp, no wonder that the wall around the complex are damp and moldy . Come the night there are stray cats going up and down the stairs catching you off guard and come the morning there is dog s...t all around, good luck if you in a hurry. Also in the afternoon you can never find a parking spot near your apartment ... But nothing compare to their greed for money. The office staff are all on their high horses and it's like they're doing you a favor to answer when you ask something... they send me a notice to renew my contract 2 months before it ended, thinking I only had one day I went to their office the very next day to tell them that I was moving out to another apartment but they told me that I still had 2 months. For 15 minutes they try to have me renew with them but I told them that I already had found a new apartment and guess what when I came the next month to pay my rent and tell them that I was moving out in one more month they just told me that I should have signed the notice and that I owned them one extra month plus the raise. Really !!! why then you didn't kindly as a client courtesy tell me that I had to signed the notice or pay extra then. As far as I'm concerned I left when my contract was over and they won't get a dime from me. read more

My ceiling was literally falling in at one point due to a leak that they never fully corrected. My carpet was wet for about two weeks from another leak and when they came to "fix it" all they did was remove the top layer of carpet and replace it with a new piece of carpet. Our toilet rarely ever worked and a week before we were scheduled to leave, they finally came to replace it, after we complained for almost the full year we were there. There was mold and rotting on a windowsill and when we called maintenance, they told us to just wipe it off. Please stay away from this complex, it's old, outdated, and the management team doesn't care about their tenants. The only person that ever seemed concerned to help was Joy. read more

This place like many others have stated doesn't even deserve one star. Let start with the front staff Selena (the property manger) is the rudest person I think I have ever met. About 20 stray cats live near my apartment alone I do not own animals and I have a small child I went on vacation for a week and came home sat my son down in my clean apartment the way I left it only fleas covered his legs in seconds since we have a crack under our door where all of our air escapes and I've told them this it was never fixed. I'm guessing that's where the fleas got in since the cats hang out in front of my door. We were unable to stay in our home for a week they would not pay for me to stay elsewhere they still expected full rent on a place I couldn't even sleep. When I wanted to speak to Selena she said she didn't have time. Second and for most I went into my sons room and his carpet was SOAKED and the room smelled of mildew water was coming through the wall after talking to some neighbors come to find out the people that lived there before me had the same problem and demanded to be moved across the way to a different apartment. They never fixed the problem just moved new people in(just our luck!) they steam cleaned the carpet that's it. Then our heat broke middle of winter it took them over a week to fix it we had to run emergency heat....$400 electric bill because they took there time. This place is an absolute nightmare 1300 dollars for a dump. They went up on rent halfway through and failed to inform me so I had a late fee. I do NOT recommend this place keep in mind they bring you to a model home the home you'll be living in is nothing like it you could buy a decent house with land for what they are charging you. My lease can't be up fast enough. I go in to pay my rent and see people getting ready to sign there 12 month lease it takes everything in me not to tell them they are about to make a huge mistake. read more

This used to be a very safe and family-friendly complex I have lived here for a year and a half in the past 6 months things have greatly gone down hill it has been more and more difficult to get response from maintenance to fix issues the gardening service knocked a hole in one of our windows with a rock it took over 3 weeks for the glass to be replaced so we were left with an unsecured apartment over the past weekend several cars were broken into and one was stolen myself and other neighbors have been complaining about the lack of light in a particular part of the complex go figure this is the part of the complex where these crimes occurred there is no security for the complex and it is obviously needed be down word state of the complex started with a staff turnover to include a staff coming over from Chesterfield village also a GSC apartment complex it has lots of issues with safety and security there are now many people coming through the complex who do not live here and some people staying here who does not live here there has been no notification from the rental office about the recent issues there has been no notification of ways to stay safe that has been no movement to put more lighting in the complex I would expect this type of situation if we were paying much less rent the base rent here for a one bedroom apartment is nearly $1,000 read more

I have been a resident at Old Buckingham Station since June of 1997. Whenever I have an issue which aren't many to say, I meet with Madlyn the property manager and she addresses it immediately. The ladies in the office are fantastic. I always go down just to talk to them because they are the nicest people I have ever had the pleasure of knowing. Daniel the maintenance supervisor along with his maintenance team are just awesome. I never have to worry about them not responding to any requests. If you are thinking about moving here, then I suggest that you run, not walk, but run very quickly in another direction. I have lived in many apartments in different areas of the state and this is the worst experience of my life. In the 14 months that my husband and I have lived here, we have had more issues here than in any of the previous apartments combined. People speed through the parking lot, including the school buses, so be careful walking to the dumpster or you might get run over. We can hear every move that the people above us make and we even know when they're washing clothes because you can hear the washer running. As far as the apartment itself goes, my husband and I had three type written pages of issues that we documented when we moved in, along with over 60 photos, but very few of these issues were addressed. They had installed new kitchen appliances, but the water wasn't hooked up, so we moved in on a Friday, but couldn't run the dishwasher or use ice until the following Monday. And when they pulled out the fridge to hook up the water line, they tore the laminate flooring, so that's been an eye sore. Also, you can't open the dishwasher fully because the handle on the stove drawer blocks the dishwasher door, so loading and unloading the dishwasher is a pain. The window screens all have gaps in them, so forget opening the windows unless you want bees and wasps hanging out with you. We've also had three substantial water leaks. With one of those water leaks, we were told by maintenance on a Saturday that it was our hot water heater and that they couldn't fix it until Monday. We had to complain very loudly to the office before they offered to put us up in a hotel so we could take showers for work. After all that, imagine our surprise when we woke up the morning after the water heater was replaced to find that our carpet saturated yet again. It turns out that the issue wasn't the water heater, but that they had missed a leak in the wall. And with each leak repair, they've had to cut into our spare bedroom ceiling and wall, and it took an average of two to three weeks to get the holes patched up. As a result, we've had mice get in. And to top it all off, I just found another mouse trying to get in from a hole in the ceiling in the HVAC closet this morning. We are moving in less than a week and it's not soon enough because I don't think that we could take much more. Trust me, you DO NOT want to live here. read more
