Been living here for 6 months. So far so good. The apartment sizes are really good for the rent…read more They keep everything in working order and when something needs to be fixed, one of the three maintenance guys are there to fix it in a reasonable amount of time. The apartments seem to be soundproof as well. Only on occasion do I hear music, but it's low and muffled. The neighbors in my building are friendly. I know there are a few buildings with some riffraff but if you avoid those buildings you will be happy. I am giving it 4 stars only because of the riffraff. They live around the pool area so to use the pool you have to be around them. Also because only a few buildings have a laundromat - it would be nice if there was one in every building.

Terrible management, shoddy maintenance, and false pretenses…read more The short version - some units were renovated, others are outdated, in shambles and falling apart. The state of disrepair of some units does not stop them from raising the rent on ALL apartments for new tenants. They avoid making improvements, they do not inspect, repair, and/or clean units when one tenant leaves and another comes in. They throw up a quick coat of paint (or ask you to paint) and swap out the cheap carpeting. Here are a few things to consider, Windows and sliding doors need replacing. Many of them leak which has lead to black mold in some apartments (still not been remediated). Some have huge gaps in them that make it impossible to heat or cool the apartment, not to mention making them useless for securing the apartment. They advertise the pool as an amenity but it has not been open in many years. It's either damaged or they are too cheap to pay the insurance to keep it open. Half of the machines in the laundry area do not work at any given time or may potentially damage clothing. One dryer even started a small fire in the last few years. The "property manager" seldom answers the phone during business hours. Email is best. Additionally, when attempting to rectify some of the issues in-unit, the "property manager" does everything she can to avoid helping. "Maintenance supervisor" has no idea what he is doing and for the most part, any professional work done is contracted out BUT not before he jacks it up by ordering the wrong part(s) for the job. Oh, and to save your sanity - there are no recycling dumpsters on-site, at all, so don't look for them if you're told they exist. I did have wonderful neighbors though! There are some other redeeming qualities but the bad far outweighs the good. Not worth even mentioning.

The place is older…read morebut it has comfortable beds, a larger fridge and decent amount of patio space to sit out and lounge when needed. Parking is an absolute bear in that area. 2 blocks from the beach and just across the street from a Catholic Church that has daily mass. It is older but nothing screamed dirty but if you want lap of luxury don't expect to spend $100/night. Expect to spend a bit more. No WiFi which sucked and no credit cards either which can be tough if needed.

We were hoping for a no frills place to stay with family however owner has not maintained items…read morelike air conditioners and tv making accommodations tough on a young family. Had to cut visit short because we felt sick from lack of air circulation in rooms (our ac was window unit was broken) and then vomit smell in the other. However the one other couple that was staying there seemed happy but they had a street view with deck and windows. Owner also refused to refund our money completely for nights we didn't stay (we paid up front which was a mistake). Too bad because owner is fairly nice but just seems like she can no longer give the place attention it deserves. If there were new ac units installed, tv's and good cleaning service in place, place would be a great value. Unfortunately, another case of you get what you pay for ( room was extremely cheap for two blocks from beach) for our experience. Should have known.

I would give Sunrise Bay a 3.5 if I could; the townhouses are pretty nice. When my daughter…read moreinquired about moving in recently, we met with a representative who actually read through the entire lease agreement with us. Everything was in order, the price was reasonable & the papers were signed. Everyone we dealt with was very personable & accommodating. There are many Stockton College students living there off campus & the area seems quite secure. The first month the rent was due my daughter & her room mates paid their share & each one of them were charged a $30 fee. Mind you, the rent was not late & no one knew what the fee was for. I made a phone call to the office & discovered if you use the convenience of the 'portal' they provided to pay your rent, they charge you a convenience fee of $30. Not just one person, but each one on the lease. That is an exorbitant amount for a convenience fee, especially considering it is less work for them if you pay electronically. As I mentioned, there are many college students living off campus here. College students have no money so adding this additional charge is akin to extortion as far as I'm concerned. It would be a bit more expectable if it were a total of $30, but 4 students in an apartment is $120 a month extra. When we sat down with the reps initially we should have been told that...we weren't. In as much as the townhouses are pretty nice & everyone seems happy, I think it's important for prospective renters to know about this hidden fee. Be forewarned & ask beforehand. The way around the fee is 1) mail the rent check directly to corporate in Piscataway (the office at Galloway does not accept the payments), or 2) use automatic withdraw from your bank account. This should be discussed in the meeting when you sign your lease, not as a surprise later.

I would not recommend this place on my worst enemy. They are absolutely horrible. They rob you of…read moreyour money and take advantage of college students. If you want an easy place to live that gives you seamless move in and move out, never come here because that will never be the case. I hate this place and I hope no one else decides to move here. There is another complex that just opened down the street from sunrise, check it out. I heard they're great!
