    We would never recommend Adam Blakenship, with Beach Home Inspections, LLC. We had the worst…read moreexperience with him. We heard good and bad things about him, but we decided to hire him based on his information provided on his website. Talk is cheap and we found out the hard way. First, he explained he didn't want us there because it slowed the process down. We understood and complied. That was our first mistake. If you want to be present for your inspection, you are paying for the inspection and you want your inspector to walk you through and show you the concerning areas and show you how the house functions. Moving forward, we met to go over the inspection. There were many MAJOR areas that he did not inspect because he didn't have access to them due to his lack of asking the home owners to show him, but assured us he would complete that at a later date. We paid him $600 for this inspection that was incomplete with the trust that he was good for his word. ALWAYS get something in writing - never take a contractor's word. The day we had scheduled Adam to complete the inspection, he contacts us literally one hour prior to the appointment to inform us it would cost us another $300 for his incomplete services. We were upset, to say the least. The home owners, the listing agent, and our agent, Rick Drumm, all came together for us to walk us through the house and show us areas of the house Adam was paid to do. That was so kind of them because we didn't have a clue about this huge investment we were going into. Adam gave us an incomplete inspection, wanted more money to complete the inspection and on top of all of our disappointments with him, told us he would refund half of our money and of course, did not. Please do your homework before hiring your inspector. This is a huge investment for you and your family, and you want someone that you can trust to be on your side. Someone that will show you the areas that are concerning. Adam did NOT fulfill his obligation with us and we would warn anyone before contacting him.

    One HVAC system failed 2 months after Randy Foster's inspection of our home. The other HVAC had to…read morebe replaced in 20 months. The inspection did not include him actually looking at either of the two HVAC Air Handlers for our two systems. The HVAC company who replaced the first failed unit stated he actually saw holes in the air coils... Randy Foster's inspection report states the air conditioner could NOT be tested because the outdoor temperature was too low - in March ? His inspection report stated the air handlers were not easily accessible. Funny thing - the HVAC who did the work on the 2nd failed system got access to the unit in under 5 minutes. In addition, the dish washer had rusted areas on the inside to the point pieces have actually broken off and our plumbing company states one bathroom floor reveals previous water damage. Guess he did not see this potential problem. Are we expecting too much for our $500.00 for our home inspection.... Those 5 minutes to inspect the 3rd level air handler would have resulted in finding a horribly MOLDed system which we now know was covered up by the Long Term Rental Agency resulting in ongoing Mold Remediation. We have not been able to sleep in our bedroom for over two months as it is closed off due to mold contamination & has two industrial dehumidifiers trying to remove as much dampness as possible before actual restoration. We trusted the professionals - the realtor and the inspector.... Buyer Beware in OBX - Demand the units be tested even if it means prior approval of the home owner. We are told testing under less than perfect temps could "stress" the unit and cause damage. After talking to the NC Liscensing for Home Inspectors we were told there is no exact temperature degree range that is recommended - it is the opinion of the individual inspector..... HVAC units may not be inspected because it depends on the outdoor temperature !

We haven't found a thing that wasn't noted in his extremely thorough reports. We definitely recommend Cabins to Castles. You should note that there are several other reviews here at the bottom under the business pics that mostly look legit to me but due to Yelp's weirdness they aren't up here where they belong.
