Oak Tree took over the property management of the apartment complex I was living at in El Cerrito and, bless their hearts, made a feeble attempt at trying to improve the disaster that the previous property management company, BG Asset Management, left behind. For the love of all that is holy, please steer clear of renting any units on Central Avenue in El Cerrito!!! Between the mold in the walls, an active and years old cockroach infestation, three out of four broken washing machines at any given time and the rats that like to just hang out in the courtyard and the parking garage, it is just not worth it! After a repair job on the roof was performed by Oak Tree's maintenance crew when they took over earlier this year, the cockroach problems managed to get worse. Don't let the fancy paint jobs or $500.00 off the first month's rent fool you about Oak Tree's Central Avenue available units. I don't usually write long reviews, but my experience here deserves some context.Throughout my time in the building, I sent multiple maintenance requests about the door buzzer -- a basic safety issue -- and never received a real resolution. Each follow-up felt like shouting into the void while hoping someone might eventually care. By the time I moved out, nothing had changed... except suddenly I was being billed for problems I had already reported, complete with screenshots and timestamps. It's a bold move to ignore essential repairs and then turn around and charge the tenant for them. If you're thinking about living here, just know that the building itself is fine if you're okay with a little black mold -- it's the management that makes everyday life feel like an exercise in patience. I made and confirmed two separate appointments for apartments tours with this company. Hours later they sent me a text notification telling me that my tours were cancelled and to let them know if there was a better time for me. I notified them that I had confirmed for both appointment times and didn't understand why they had cancelled/why they could not honor my initial appointment times. They simply said that those times were unavailable and insisted that I had alternatively confirmed a date and time during my working hours. I sent screenshots proving the date and time of the appointments I had made and they still insisted that the only appointment they had in their system was something I would be absolutely unavailable to make and NEVER SCHEDULED. Despite MY PROOF. They began offering other dates farther out, most likely after another person will snatch it up as apartments are moving quick at this time. Felt like I wasted a significant portion of my day finding and scheduling the appointments and further going back and forth with their team while I was at work. I can no longer fill that time with alternative tours as the window closes the day before. Feel that I was robbed of my time, and would love to have someone from the company make it right, alas, I don't believe they will. Absolute trash company. Will avoid their properties all all cost, can only imagine how they treat their tenants with how they treat prospective tenants. read more

I recently moved out from 1425 Harrison St, and ever since Oak Tree started managing the building, I could really tell the difference. The team was super helpful and always quick to respond whenever something came up. Everything was handled smoothly and on time. If you're looking for a property management company, unless you're on a tight budget and are ok with sketchy operations, I highly suggest running far away from this one. They are horrible at responding to text/emails sent until you copy in or mention an attorney. Probably because they don't want to implicate any of their staff who may not exactly be hired legally. They are however very responsive and prompt when it comes to ruining peoples lives or evicting them illegally from their units without making any attempts to resolve directly. They actually seem pretty excited to be putting you through the process. Additionally, you need to make sure and triple confirm when setting up anything in person. Even after receiving confirmation from the supervisor I drove 2 hours to meet someone at a property only to be stood up and told they couldn't meet until 2 days later. Wasted an entire day due to their mistake. Drove down 2 days later only to experience yet another of their scheduling errors. Now today I'm to receive my deposit back, l I've sent 4 follow up emails requesting an update and have yet to receive any response. Makes sense now that they need to pay money out to me that they can't be bothered to respond. I recommend going with CZRE or Gallagher & Lindsey in Alameda, CA if you want professional property management services. Update: it appears an employee of the property group has posted a review after mine in hopes to raise their rating. read more

I used Oak Tree property group to help manage my parents 8 unit building then sell it. The best thing about the group is Michael Pagones- he was always available to talk to or text. He responded promptly and always kind, and patient. His team was always there too and helped me resolve many issues. While trying to sell the building we did some upgrading that resulted in problems that affected the tenants. He handled everyone's situation with ease and knowledge. His experience really showed. Just an easy, kind and smart person to work with that leads his team by example. read more

Was looking at hundreds of ugly and dated properties in my budget. Then I saw a gem online that seemed too good to be true. And that's when I found Bharat!! He was insanely busy, yet kind, personable, professional and made sure to put me on his calendar to meet & view the apartment. My credit was absolutely horrible at the time (had filed a Ch. 13), but Bharat called me asking me to give some more background as to why - shortly thereafter I was approved with conditions for my Sunny unit on Havenscourt (photos attached). I lived there for 3 years. A year later - wanting to return to Oakland - I contacted Bharat who showed me another amazing, sun-filled apartment that was reasonably-price ... considering the high-end neighborhood it's in. I signed the contract immediately after seeing photos of it (photos attached)! The owners of this company do a superb job of finding BEAUTIFUL BUILDINGS in the East Bay that ALL have lovely & unique layouts, then they UPLEVEL the units with modern, sleek & high-end materials! The back of the house can be routinely busy, but I have NEVER had delay or issue with any of my mundane requests OR emergency repairs. They use an online portal, so maintenance request, emergency repairs and paying rent can literally be handled from our smartphones. read more

I currently live in one of the properties. I have filed multiple complaints because one of the tenants breaks the noise agreement (seriously loud music on weekday evening) on a regular basis. No actions have been made; the tenant remains disruptive. The units are affordable however don't expect any kind of help if issues arise. read more

There is significant room for improvement. I lived in their Oakland location (527 24th street) for 2 years until May of 2024. 1. Maintenance requests are not resolved: Oak Tree Property has a quick response time, meaning if you submit a maintenance request, they will reach out within 24 hours or so. Unfortunately, they are mostly interested in closing the maintenance request on their portal as soon as possible instead of ACTUALLY solving the issue successfully. With requests i have submitted, they repeatedly claim they "solved" the issue, but almost always they never really did. This happened with the heater and washer and dryers NUMEROUS times. As I write this review the washer and dryer in the building does not work and neither does my heater. 2. building needs significant up keep: building exterior is poorly maintained. read more

I was a current resident when Oak Tree took our property into their portfolio. I can attest to how attentive they are, and dedicated to improving the current state of their communities. Before they took over management, there were so many concerns that went undressed. The Oak Tree group took several steps in scheduling services and keeping residents updated in regard to building maintenance. With so many questions and concerns on their plate, they continued to be responsive and their willingness to work with their tenants is something to be appreciated. I was an existing renter when Oak Tree took over the property. There were several experiences I had that are worthy of the one star but I'll stick to my most recent situation. Without being too specific so that I won't have to deal with retaliation, the staff has no idea what they are doing. They are very inexperienced with rental properties. A few of them have real estate licenses and it seems the intention is to acquire as many rental properties in East Oakland as possible and essentially "flip" them. Renovate them juuuuuust enough to raise the rent sky high and make a profit while making it so uncomfortable for the existing tenants with lower rent that they either move on their own or accept a very small payout to leave. Nothing runs smoothly. They don't communicate with each other so they will have multiple people working (or more accurately put, not working) on the same issue. I found myself getting extremely angry and feeling like they were effing with me until I realized that this is just a bunch of people with no idea what they are doing. It is a wonder to me that they have not had to deal with a multitude of lawsuits. If you find yourself dealing with this group, I highly advise you to literally document EVERYTHING. Get as much in writing as you can. There is a mandated amount that legally must be paid for relocation. Do not accept anything less than that amount when moving for issues that are not your fault. read more

Rented at 3010 Adeline in Emeryville for not a day over a year from mid 2020. A tiny @$$ [violates terms of service... right] studio for 1850/mo, but that was my own fault. The unit was clean, but due to being a larger unit that was cut in half the space was disconnected from the building internet. While not a complete hassle getting that taken care of, it wasn't seamless. But, I eventually came home a splayed ethernet cable sticking out of the wall. They responded to maintenance requests, even if a tad slow sometimes and I even had to "help" them define the proper cuts to get a shelf to fit in a cabinet the cleaners just left on the floor. Not a terrible experience from the company specifically. Bharat was pretty professional and was easy to get in contact with despite always being busy. It's cute 'n all the you can tell an Oak Tree property by the bird murals (according to Bharat) but I wish such a commitment to the brand applied to their carpet cleaning. read more

I would like to start this out by saying get everything in writing and read your entire contract. I meet with a gentleman named Jilberto, and he was very nice at first. We spent a long time talking about life, bringing up the neighborhood, and other things. Feeling enthusiastic about my decision, I head home and fill out an application. 24-48 hrs later I'm approved, but nothing we had discussed struck. I was informed that Oaktree was offering $600 off the first month as a relief due to how hard the pandemic hit. In my conversation with this gent, I also asked for at least one of two things before Id agree to sign... no carpet in the room and they could keep the $600 or find a way to add a grounded wall plug to my parking spot so I could charge my motorcycle. I figured the carpet would be what I got. However, after having to text to ask if anything could be done, and not hearing back for a couple of days I kind of knew. "Hello ___, How are you today? I wanted to touch base regarding your move in. The Owner has agreed to shampoo carpet for you before move in. Also, The owner has looked into a charge port for your E bike however, the owner would like to ask if the battery on your E bike can be removed and charged in your unit? Please let me know if this help. You can contact me at your earliest convenience. thank you" "Hello! The battery cant be removed from the bike. If we are keeping the carpet and we cant get the power to the bike in the parking lot, what would the total check for move in be?" - ME "$1649 plus $1649 for 1st month rent." At first, I had almost no problem with this. But after discussing it with a few people, and realizing I would be putting myself in a strange position, I had to back out. Fast forward to the 30th, when I asked about seeing a space that looked more appropriate for all of my needs not getting an adequate response... I ask again on the first. "Hi, How are you? Happy September! My property manager has cleared you for _____. The property Manager would like me to ask you if you would consider ______. Please share feedback. I'm currently in the field but, will report to office with feedback. Thank you" At this point, I know he's just yanking my chain, and will not schedule a showing. Today is the 6th and the space I had hoped to see and apply despite being told my one application could be used for their entire portfolio was gone. Mind you, the space was the exact same price as the one I applied for but a different building. These people pretend to be helpful but at the end of the day, it's all about the money. His phone had terrible reception and when I let him know that it was hard to hear him he just hung up. Didn't bother to call back either. I called back and of course no one answers. **Trigger Warning** SLUM [Land] LORDS**RENTER'S BEWARE This group is one of theee WORST management groups I've encountered in the Bay Area since relocating from the East Coast 13 yrs ago. Their only objective is profit, and oppression, and dehumanization of minority communities. I moved into 1942 47th Ave about a year ago..i was fooled into renting a studio by the photos of the building and units. Come to find out, NONE of the photos are current on their internet listing sites. Their buildings are dirty, unsafe, rats, roaches, loud music at ALL HOURS, gang activity, mold, urine smells, animal feces (because they allow residents to have 3/4 pets in studio apartments), bad neighbors, NO property managers on site, garbage overflowing, illegal dumping of furniture, etc....almost forgot to mention...they take section 8 vouchers- which should also explain a lot. Oak Tree Property Group has to be the most unprofessional management team ever. That's saying a lot. Terrible communication, terrible service, and I could only imagine if I had actually rented from them, what troubles I would've ran into. Laura was cold and unhelpful, and did absolutely nothing to clarify the application process. I make 2.5X the rent and was told i made less than even after proof was given, and I asked what numbers she was equating. They never reached out after i paid the application fee and then when I did, they told me my application was "Incomplete" because i had t o run my own Background and Credit Check. What? not to mention its not stated anywhere on the application that that is the case. So you accept money for incomplete applications and don't reach out after? No Thanks. All in all...STAY CLEAR OF THESE PEOPLE. They leave listings on forever to grab Application fee money and care nothing about the applicants and I could assume tenants as well. Save yourself the stress and look elsewhere. 0 Stars based on the Application Process and Communication alone. Sad. read more

My experience has been totally different from the experience in the other two reviews. I lived there for about 3 years; during that time, I moved from my first-floor apartment to a second-floor apartment, that I loved. They brought back the laundry room, which the previous owners had closed, and the apartment I moved into was clean and in good shape. They responded quickly when I needed things fixed, and while they did raise the rent, it wasn't at the very first opportunity they got. (They did not raise my rent at all during Covid.) In my mind, the most essential question with a landlord/management company is: after this experience, would you rent from them again? Yes, I would, and there are landlords I would not say that about. I won't dismiss others' experiences, but this was mine. (Oh, and I didn't give five stars because five stars is a nearly unheard-of occurrence; no other reason.) read more
