I have lived here for a year now in the 55+ section cuz I'm old... I really like it here and here's why... Everyone who is employed here are so nice, I'm talkin crazy super friendly. This place is clean, the landscaping is beautiful, the residents are really awesome. The pool is great along with all the events that happen monthly. If you follow the basic rules of community living, you shouldn't have any disagreements with anyone. Just be friendly, neighborly and not a sh#t starter. This is my first time living in a mobile home community and it's been wonderful. I've met some wonderful people here and I'm glad to have them as my neighbors. Warning: This Community Is a Financial Trap I am writing this review because I refuse to let anyone else walk into the situation I am currently trapped in. When affordable housing in Austin felt impossible, I found this community and thought a manufactured home on a rented lot was a practical solution for my family. I toured the property, I asked questions, and I did what I thought was due diligence. I specifically and repeatedly asked my salesperson how much the lot rent increases each year. Every single time, her answer was the same: "Not a lot." Never a number. Never specifics. Just vague reassurance designed to keep me moving toward a signature. The day of my closing, after I had already given notice on my previous place and had absolutely no way to back out, I finally saw the real numbers in the paperwork. The lot rent would increase by nearly $300 after the first year. I was blindsided with no options and no time. I signed because I had no choice. Here is what this community actually costs: my first year ran $1,700-$1,800 per month. My most recent payment, now without the first-year discount, was nearly $2,400. For a single-wide manufactured home on land I don't even own, where I pay every single utility. I am not alone. I have spoken to my neighbors, and every single one of them feels the same way, trapped. Walk to the back expansion section of this community and look around; homes that used to have families in them are now sitting empty. For sale signs everywhere. Scroll through Facebook Marketplace and search this community, you will find listing after listing of residents desperately trying to get out. This is not a coincidence. This is a pattern. If you are considering moving into this community, I am begging you: get every single number in writing before you sign anything. Ask exactly how much the lot rent increases, exactly when it increases, and exactly what your total monthly cost will look like in year two, year three, and beyond. I have lived here for two and a half years without a problem and not complaining about anything. Today my Amazon order of a computer was delivered to the wrong house. I called management to ask if they would send out a text message to residents to check their porch and please return it if they have it. The manager said they won't do that. Really nice and helpful people. I've had wrong deliveries and always delivered them to the right house. No more, I'm keeping everything I find now! read more

Not good. Do not purchase home from Robert communities, don't even bother to apply. They only care about the money, take the deposit than say they will process the refund and do not even process it. I am very upset about the miscommunication. read more

I can't speak for Oak Ranch but I can speak for Chateau Village, which is also a Roberts community in Austin. The sales office is completely useless. Big promises were made and now it's 6 months later with no sale. And it's not because of COVID. Roberts makes up their own rules and they only care about making money. The whole operation is very corrupt and I would NEVER recommend purchasing a home in one of their communities. The rent for the plot has continued to rise, making an impossible situation for my mother. Do not trust anything they tell you. It's more than likely a lie. read more

I have been living here for 2 years and 4 months. I appreciate the way management handles this place and their efforts in trying to make it as comfortable a place as possible. There is a new manager and I taken notice of her management style. She is very detailed and that is good because it helps to keep things in order and nice for everyone to enjoy. Sure they have a lot of rules but this is why it is a nice place to live. They keep it clean which I really appreciate and they post frequent messages which I also appreciate their efforts in keeping me in the know. If you are having a problem, I suggest you call and then drop a note off to the office. Give them a chance to make things right. Because of Covid-19 we must learn a little more patience but kindness goes a long way. I appreciate all that they do. read more

I strongly urge anyone considering a purchase from Oak Ranch to not buy here! I wish I could leave pictures of the carport that is now falling down due to poor building practices. The floor that befuddled the maintenance people and their "fix" that made things worse. The holes in my yard because of old pipes they never capped. I sure hope there is not an old septic tank down there! The meter posts all over this park that are falling over. I could go on and on! There are good people living here who do not deserve to be treated this way. Please don't buy here! read more

Worst place to live do not come ive been here for about 3 years and nothing but problems they have towed my truck 3 times broken into the shed twice all police do is file a police report and if you go to the office and complain they dont do shit we pay 1039 for our mobile home plus 500 on the lot and they wont even let you keep a bike outside by your deck all there after is your money they will post random stuff on your lot bill and make up something like 45$ for mowing your lawn when it wasnt even big and you have to pay because then thell charge you late fees on that if you dont pay i know alot of people here feel stuck i was also told that after a year i could move my trailer but all a lie thats why you see so many for sale signs on the homes people trying to move out of here just go get yourself a real home with a yard of your ownSO DONT MOVE IN HERE AT ALL IF YOUR STILL THINKING OF MOVING IN TALK TO ABOUT 3 RESIDENTS HERE AND THEY WILL ADVISE YOU NOT TO MOVE IN FOR SURE read more

Do not live here if you know what's good for you. Go anywhere but here. They asked us what lot we wanted, then they put our house on the wrong lot! They tow your visitor's cars when they are parked in visitors parking! They do whatever they can to make your life as miserable as possible. I hope your management team is more professional than what they have at Loma Vista. The management team is extremely rude and do not care about the residents, with the exception of Raquel. They do not take any concerns seriously and tell you oh well. I would not recommend any Roberts Communities to anyone! I Would NOT give them any stars but it makes me leave one. read more
