They charge you all these little extra fees such as for parking, mailroom, etc. Potholes everywhere. The first day moved in I found broken glass in my dishwasher. The air reeks of sewer and shit 24/7. The trash is always over flowing. The hours for the office are inconvenient for residents and they only care to help with emergencies on the weekends. The water is untrustworthy, It comes out brown and dirty. For showers you don't get consistent hot water, it continues to change from hot to cold the whole shower. THE MAINTENANCE CREW IS A JOKE. I don't think one of them has the knowledge to fix anything in this community besides planting new flowers by the sign to continue this facade. I've asked the help of maintenance on multiple occasions for assistance and I have ended up having to figure something out on my own every time. If you are a young women they will mansplain things to you, I stopped even trying to convince myself they would be of use. I had an ANT INFESTATION at one point, at that exact time they shut down the resident portal for maintenance, the office is closed during weekends and then they continued to closed for a couple days after that. Finally getting ahold of someone days later the only thing they could do was offer me plastic ant cups and tell me I have to wait a couple more days for anything to be done because the exterminator only comes on Thursday's!!! The wall under the floorboard is not finished so all these bugs come into the apartment. Also the outlets are a hazard and stick out from the wall. My car would have been a better place to live and I would have saved so much money.

The customer service was good. My problem is that when I called, I covered 3 major points as follows... 1) I JUST bought my new house in August 2024. 2) This is precautionary as I don't know when the last time the tank was pumped. 3) I have NEVER in my 45 years lived in or dealt with a septic system. I am completely ignorant on this topic. I was assured I was doing the right thing and we scheduled an appointment. I was EVEN assured that it was better to be safe that sorry. I WILL say this. The gentleman who came out was prompt, he was courteous, and professional. He did a really good job as far as I could tell. Where this falls apart is in the time waiting for the service appointment I discovered that in the town I live in, when a TitleV inspection is done a pump must be done with the inspection. I did mention above that I am admittedly ignorant of these things. Not wanting to just take second hand information, I contacted my town's Health Department which unfortunately couldn't get back to me before my service appointment. When I called to make my payment, the first question I asked was "Does the town of Middleboro require a system to be pumped for the completion of the TitleV certification?" She knew RIGHT away without hesitation; and answered assuredly. I then expressed my disappointment in the situation stating that I feel taken advantage of as a new customer. I told the woman EXACTLY what was covered in my conversation while initially inquiring about services and setting up the appointment. I explicitly talked about ALL three points above with the original woman. There was ZERO effort on their part to take any responsibility whatsoever. Just "It wasn't me" (event though it sounded like the same person I talked to previously). She just kept calling it a miscommunication and when I called to set up the appointment I should have covered these items. I expressed multiple times I did and I felt that as the PROFESSIONALS they should have better guided a new customer, especially having the knowledge I expressed to them. She never even attempted to work with me. No small percentage off. No "just cover the cost of our disposal." Nothing. I told her that I would be leaving a review of this experience where I can, and would never work with them again if this was their stance (placing it all on me). It didn't seem to phase her whatsoever. And that's their prerogative. It wasn't miscommunication. I communicated clearly, they either just didn't listen, or didn't care. But what I will not except is ignorance of the ability to leverage what I said to my benefit, and not theirs. If they had just been honest, and told me to wait because it was just done...I would have 1000% used them BECAUSE of their honestly and they would have gained a customer for life. Now, they have $353 more dollars and I'd never use or recommend them to anyone. I wasn't looking for a free handout. I would not do business with these folks if you have other options. My experience with Howzer has been quite positive, and I find their services to be dependable. (Phew.) One standout individual from the team was Cyn, who provided exceptional support during a period of anxiety about securing good tenants for the three vacant units. She not only eased my concerns but also successfully found excellent tenants--one of whom has even developed a friendship with my cousin, who lives in the other unit. The only minor issue I've encountered--an occasional visit from a neighborhood cat on our porch (as seen in the attached picture)--is clearly beyond Howzer's control. This slight inconvenience did make me think about lowering the rating, but upon reflection, it seems unfair to hold them accountable for this. So: if you're searching for someone to effectively balance proficiency with a genuine care for clients--even from a distance--Howzer Property Management gets my vote. (I've used a couple companies in California and those don't compare; I don't mean this as an insult but the customer service at Howzer made me feel like I slipped back in time and got very high touch customer service at Nordstrom's in the 1980's.)

My mother can not believe how many of her precious things were not packed and mine too. The owner Ingrid wrapped up my stepdads ashes! His ashes! The one thing my mom said she'd personally bring with her they packed up. and very disrespectfully at that. Thank god my mom saw them in the box on the floor. Ingrid then tried to convince me that I did not need my rolling closet that was like 100$ I assured her that I did need it. Guess what! She decided I didn't! She kept it! My moms reclining chair. They took it! My mom flipped and they brought it back. The back that had been damaged previously was already fixed!!! Plenty more went wrong here I won't continue. Ok I will. They took my tools and my brother had to go retrieve them. He approached a guy on the truck. The guy pretended he "Didn't see NO tools!" His words. My bro spotted them behind the guy. GUY was blocking/hiding them with his body! Furious and befuddled that the jig was up the guy threw them at my brother. Not only did they poach anything of value that we didn't specifically say pack. They were highly disrespectful with the things they packed for us and super gentle with everything in the clean out. I mean it's almost as if the trucks were swapped and we got the clean out truck and they kept our possessions. I mean the truly disgusting and despicable part of it is that the place pretends to be a beacon of light in a tough time. Like especially after grief or a death apparently or a loved one too old to take care of themselves. They cater to retirement homes and estate sales etc..etc.. I'm disabled but I'm only 26 and am able to tell you all what happened. I can't imagine how many sickly and elderly people these folks must have Swindled that simply can't speak on it. I mean retirement homes for goodness sake. From a hypothetical stand point I could easily imagine an elderly woman saying "hey where's this and where is that?" But everybody just thinks she's old and crazy and never had a radio from 1936 or maybe she even thought the year now is 1936 so like who would really care right??? Nobody would care that's who and that's exactly what New Leaf is counting on. Their counting on that very sentiment all the way to the bank!!! How do these folks from retirement homes feel I wonder. That their stuff was taken. It was (hypothetically but entirely possible) an old person's that probably can't use a computer and give a review or they're dead and buried and rolling in their grave. Not able to say how mortified they are that their possessions were hawked and sold and everything was handled with utter carelessness. My mom had to write on the boxes with a sharpie because even their stickers were cheap. They would fall right off and wait here's the shocking climax...even more stuff got mixed up and "lost" ..cough "sold " Not to mention this was not a cheap service. So we essentially paid to have our items stolen from us and sold elsewhere for a profit. The term from Seinfeld "double dipping" comes to mind.
