    I have lived in Oak Park Manor for two years. As others have said it is convenient to stores, freeway and BART.

    maintenance is really quick to fix things, staff is very helpful, quiet apartments, location is very convenient to groceries etc.

Unfortunately, my recent experience has been very discouraging. After transferring into a flat unit, I experienced issues almost immediately. I filed complaints and had to follow up multiple times before finally getting a response weeks later. Lease renewals have also been mishandled several times, creating unnecessary stress. Overall, communication is poor, issues go unresolved, and I've noticed a high turnover rate. Most reviews are from a while ago, so I want future renters to know what's happening now. Be cautious, especially if considering a flat unit. Ask very specific questions and tour that specific unit before signing.

Probably underpaid, as he's the sole maintenance personnel on-site, but he keeps the place clean like it's his own. He's super responsive, always helpful, and considerate when he has to enter your space. He's honestly the ONLY reason we're considering staying at this apartment complex. Now, for the "bad." The reviews about the Leasing office/management are somewhat true. For instance, when we moved into the apartment, it wasn't move-in ready. That's on the Leasing office. I would think once they know the deal has gone through, it's THEIR responsibility/job to ensure the apartment is move-in ready. It wasn't. The original washing machine reeked of sulfur-- they eventually replaced it, but again, not move-in ready. Something the Leasing Agent should've noticed because the entire laundry room/closet smelt foul because of the sulfury washing machine. Overall, this is a good place to live. People are friendly enough, Eddie keeps it VERY tidy, and no one breaks into your cars. The kitchen cabinetry is straight out of the '70s, as is the bathroom, but it works. It's close enough to everything, and walkable to downtown Pleasant Hill.

Over the years we've lived here, Travis has helped us through multiple maintenance issues, including when our air conditioner unexpectedly froze in a heat wave and more recently when our bathroom sink developed a leak. What has always stood out is not just how quickly he responds, but how genuinely dedicated he is to taking care of the residents. When our sink started leaking, Travis was actually injured, but he still made the time to come by, turn off the water to prevent further damage, and make sure another maintenance technician was scheduled to assist him to complete the faucet repair just a day or two later. That level of commitment and follow-through is something you don't see every day. Every time Travis comes by, he's incredibly kind, respectful, and professional. He always takes the time to explain what he's doing and why, which we really appreciate. He's knowledgeable, personable, and even brings a great sense of humor, making what could be a stressful situation feel easy and reassuring. It's clear that Travis genuinely cares about both the apartments and the people who live here. He consistently goes above and beyond to make sure we feel taken care of, and we're very grateful for everything he does. Thank you, Travis, for making Park Lake Apartments feel even more like home!

    My family has lived here for about 4 years, and it's a generally safe area, rent is decent, you get…read moreat least one carport spot and there's adequate street parking, and there's a gated pool in the middle of the complex. The mini storage unit in the car port parking gets broken into once or twice a month the first three years, until they installed camera's which I'm not certain actually works. So I wouldn't trust the wooden storage. Maintenance usually has a week or less turnaround time, but a bit unreliable during the summer months. During this recent heatwave, our A/C unit decided to break and we asked the apartment manager to get someone to try and repair it, and supposedly can't find anyone for 3 days. The worst part, is they won't come until the middle of the heat wave when it's already over 105 degrees. Make sure you look for an apartment management that's always ahead and checks your HVAC unit once a year, because this could happen to you. Hope our family gets through this heatwave, as we're not even halfway through it.

Manny, the day porter is very nice as well. It's obvious Goldrich Kest is investing time and money into 100 Boyd (Previously Pleasant Hill Village). Here's what we like about living here: It's a nice place with modern appliances; the kitchen is huge for a 1 bedroom and has plenty of cabinet space; the overall place is well lit; our ground floor patio is nice and spacious; the new gym looks pretty legit too. As far as cons/areas of improvements go: the overall cleanliness could be more consistent and thorough in the following areas. (1) The hallway floors seem to be dirty. I don't know if they've been mopped since we have been here as I see the same stains and debris. (2) The same goes for the glass doors on the side entrances. (3) Laundry room: at least 2 washers have been out of order and this area could be cleaned daily as well (4) Garbage: Coming from SF, I get that parts of the Eastbay are a little behind on recycling and compost. I'm not sure if recycling comes to pick up daily, but the single recycling bin on our side of the building is hard to get to and seems to be always full. There are 2 compost bins that have been full for over a week, maybe even more. We were told that 100 Boyd doesn't compost yet there are 2 stinky bins overflowing on the property. (5) Parking: Not bad, but could be better once we get our spot. I don't mind walking, but yes, it would be nice to have a parking spot for ~2K/month in rent. May I suggest the following: (1) Have a day porter or anyone clean daily and thoroughly. I was told that there isn't one on Sundays and Mondays. Coming from the restaurant industry and recruiting for essential workers during the pandemic (janitors, day porters, etc.), this is money well spent and I would suggest not to cut corners on cleaning. Hence, which is why we probably had an insect issue, which has been taken care of - thank you Deb for coordinating with pest control! (2) I think we need a better solution with the garbage, especially once the construction begins with the new parking lot. Construction displaces animals/insects so you may want to get ahead of this curve before that starts. Overall - we are happy with the quality of life here. There are just a few small holes in the boat that need pluggin'!

While I was pregnant and raising a toddler, the managers here repeatedly ignored my maintenance requests about BLACK MOLD growing continuously in our apartment. Every ticket I submitted was canceled -- putting my family at serious risk. When I first moved in I waited over a year just for a parking spot. I had to park across the street or in the movie theatre parking lot where my car was broken into about 3 times ( even tho I had nothing inside my car ) which resulted in me having to pay to get my window fixed. There's NEVER a manager in the office during office hours and if they are they basically just shrug you off. Their maintained workers seem like some kids that just graduated high school and don't know AT ALL what they were doing. let's not talk about the beetles and ROACHES continuously roaming through the halls all day long. My rent was 2195$ for a 1 bed 1 bathroom apartment. NOT including utilities that change monthly. So even tho they advertise your rent to be 1 price expect to pay at least another 100-200$ on top of that! Their washers and dryers are always broken and just to be able to pay your rent online you have to pay another 65$ fee. Then, when I moved out, they charged me over $1,000 for "cleaning and repairs" -- even though I spent an entire week deep cleaning, and nothing was damaged. This is not just unethical -- it's dangerous and exploitative. DO NOT LIVE HERE. This play is a sorry excuse for a business !
