    Black mold

    Rented us a house with black mold in it . Knowingly. Heater didn't work when we moved in. Never told us it had a septic tank until we couldn't flush the toilet and poo water was coming up the rivets of the bowl where it screws to the floor. Until they pumped it 4 days later. We have kids . We couldn't go to the bathroom or shower for those 4 days. The house is literally held together by paint. Anything I tacked or nailed to the outside of the house would crumble to pieces from the termite damage. We took all this for 2 years until we found the mold and opted to move out 2 months early from our lease and they still want rent even though a house with black mold is illegal to rent. And trust me you can't fix it or get rid of it. The house is from the 40s and never taken care of and we know how much water we got this year to bring things like black mold out and obvious. All they do is paint over the mold ant rent it. Which is what they want to do now while they make us pay rent still. When in Truth nobody should ever live in the house again. Pretty sure they think Jesus takes care of everything for the right people too(not my family)also... the communication or lack there of EVERYONE talks about is the biggest issue and their tactic to get you to give up. They won't answer a call but they insist in everything in writing through text because they said I was mean to them. Pretty sure they want me to say something in writing that can be used against me legally is all. Because they really kept emphasizing that and will only respond to emails with paperwork while you ask them to speak to you and call you in person. They are professional idiots banking on you giving up. Update. Day later . After arguing with them for the whole day yesterday we finally sent them the pictures and made this post they emailed us at six in the morning trying to bully us into giving the the place to them again while we pay rent and we said no... we're not signing the key turn over form ... they stopped talking all morning again and then finally emailed both my wife and I informing us the owner told them to refund our rent and let us out of the lease immediately. Holy wow!!!! Man it was stressful but it shows what they are. They're bullies,rude, unethical, manipulative, greedy, lacking of common morals and decency and down right shady. Only someone or a group of people with such a guilty conscience would act this way . They know what they are and they're fine with it. I suggest pushing them to do some work and take a lot of pictures and you might get free of these SLUM LORDS!!! Another update. They just told me I threatened them and we're gonna call there lawyer and the police. Man these people are coo coo too . Hahaha And year another update. The owner hopped on the thread and told us it was him(Paul) and called my wife an idiot !!! Wow . No wonder. Ran by this guy.

    Rude and poor customer service. Not honest about upfront costs and will try to keep your deposit anyway they can.

    In 2021 we had a gutter concern of which was falsely marked as "completed" a quarter of a year…read morelater... not exaggerating, and even then, it was not completed. It actually was not handled correctly until years later when the entire upstairs bedroom flooded via it never being handled. You'll notice how it was (years later) completed correctly including an update of when a technician would be arriving to handle the concern.  In May of 2024 we reported twice about a leak concern in the downstairs bathroom to which a vendor came by, did nothing, and stated they'd speak to Management. Que a third (not so happy) report made in November of 2024 about said leak now damaging the bathroom led to it finally being "resolved." Still not ideal.  On July 30th, after being reprimanded for not doing a work order (proven unsuccessful) in regard to our lower bathroom covered in actual sewage it was left covered in sewage after their vendor stopped the continuous of it pouring in, but let other people's bowel movements to remain as is. It was finally cleaned on July 15th.  They neglect keeping up with work orders, they have falsely completed a work order, and they never follow up after a work order is marked completed.  They take no accountability for their wrong doing, they'd rather argue than apologize, they're costing the owner $1,000's of dollars in property damage, there's no communication between them and their vendor of choice, and they are continuously in violation of Tenant Rights, California Code, and Fair Housing.  I also have proof of the Owner gaslighting me about an email they "never received" because "I always check my emails" in regard to them assisting a roommate who posted my personal ad all over the internet including my personal property, rooms that were never for rent, and without my knowledge at all welcoming strangers into our home. I also have proof of the owner telling me via text message in regard to my marriage/divorce that I have never personally spoken to her about, "If what your husband said about you is true you are to get a lawyer." She did, however, admit to talking to my ex husband "over, and over, and over." I'll now make a list of all the phrases and words the Owner has used to describe me while I was dealing with all the above mentioned of which are all facts, and I have receipts for them all. My tone. I'm condescending. My words are "not needed or appreciated." I'm "putting their business in jeopardy." I'm "pulling them into something." I'm "expecting them to take sides." I have things "mixed up" I've been told things "incorrectly." "Be advised." I'm threatening them. "I understand you do not like me or this office." There's also a LOT more, but we'll stop here. Please refer to their GOOGLE REVIEWS that are extremely telling as well, and will coincide with why I am suing Cathy and Chico Sierra Real Estate, or what Cathy likes to call me "threatening" her. Do better. Take accountability. See you in court.

The…read moreMOST unprofessional, disrespectful, and underhanded management I have ever encountered. Parents who are looking for a college rental for their students should be very wary. The manager, Mike, kept putting off our walk-through and never did show up. If you do rent from this jerk, BE SURE to do a walk-through before moving in. We made a list of things that were wrong - two broken windows and a broken lock on the front door. A repairman came out and just put tape on the two broken windows instead of replacing them and ripped the broken lock off the front door (leaving just a doorknob lock)!!!! Shoddy, to say the least! He blamed us for a neighbor's couch that got left outside and left the "yard" unmowed and scattered with dog feces for weeks on end. We gave him plenty of notice when we moved out, but, again, could not get a walk-through scheduled. We left text messages, voicemail, and sent emails, but got no response until I suggested that he wasn't concerned about his reputation. We had a friend that wanted to take over our lease a month before ours was up, but Mike would not respond to his texts and calls either, too lazy to accept other applicants before our lease was up. We could have saved that last month's rent, but ended up paying for an apartment that we had moved out of six weeks previously. He's just a lazy, rude man. And the apartment is crap.

They do shortcut repairs and get mad when you do ask them to repair something. It doesnt matter as an owner of a company you can at least be polite to your tenants and not threaten them all the time with moving. We ask to repair heaters, stoves, a/c because they dont work, if it was there home they would want it fixed too.
