    Best experience I have EVER had working with any real estate agent or Realtor!!…read more I've bought/sold two homes in the past working with at least 3 Realtors through the process and Liz and her team delivered the best experience BY FAR! My wife and I worked with Liz on the purchase of our new dream house in Orange County. From the start she was going above and beyond what we were expecting. We called rather suddenly when a property showed up on the market and scheduled to go see it with her. We weren't seriously looking before this. By the time we got to the property she and her team already had a good understanding of the history of the listing and were working comps real time to give us a clear understanding of what fair market value would be. Even adjusting it for what we were seeing in person at the property. We weren't certain if it was more of a buyer's market or a seller's market as it had been a seller's market for so long, but she explained the current conditions/trends of what she was seeing in the area and gave us EXCELLENT advice every step of the way. But she was also never pushy. She ultimately left it up to us to make the decision with the information she provided. We trusted her expertise and it absolutely paid off, literally. We got a deal on the property that we are very happy with. She offered great advice on everything from prices, timing, and even when to potentially walk away. Liz has a team of people that really seem to communicate as a team, not just a group of individuals working under the same company name. In passing conversations Liz talked about how she and her team work together, and it does seem like they get to share in each others expertise and experiences to develop a good understanding of the market. Liz also talked about what she does to train her team, and she seems like a great leader. No one looks left behind to fend for themselves, and it seems very structured so that everyone has support and training to deliver great customer service. Liz has a great reputation in the area which I think was a huge benefit in our case. The seller's Realtor already knew Liz and trusted her. We happened to meet the seller's Realtor, and even without Liz present, the seller's Realtor had nothing but great things to say about their interactions. Her expertise really does seem to be in demand as she seemed to be giving seminars or talks to audiences even outside of her team. Even with her busy schedule it never really impacted the scheduling of events at our home. She always still met us at the property for events like home inspections, walk throughs, and giving us the keys to the property. She always provided great communication and was very responsive whether it was through e-mail, calls or texts to help answer questions. I can be "particular" (picky) about some things and whenever I brought up a question or concern, no matter how small, she never dismissed it or tried to excuse it as something I didn't need to worry about. She took my concerns seriously and got them addressed. Out of everything, I think this is what I am most grateful for as it kept me comfortable working with her and I never felt like she was just trying to "close a deal", which was my preconceived notion of Realtors unfortunately. She really does seem to care for her clients and making sure they are happy. I would 100% work with Liz again!

From understanding your own finances to navigating the real estate market and endless terminology, it's easy to become paralyzed and lost in the storm. This is where John comes in; he is the lighthouse guiding you safely back to harbor. John has deep industry experience. He understands the market, what's out there, and exactly how the process works. Most importantly, he listens. He truly understands your situation and has your best interests at heart. John remembers your goals and what you said would make you happy, using that as a compass for every decision. At times when we couldn't find the right fit and I started to deviate, he would remind me of my original vision to ensure I didn't settle. I'm going to say it twice: he truly has your best interests at heart. I have a tendency to push my limits, and John wasn't afraid to step in and advise me when something might overburden my finances. He isn't just trying to close a deal and meet numbers; he cares about your future. He is incredibly patient. There was definitely a learning curve for me, but John understands that everyone learns differently. He took the time to rephrase complex concepts and provided examples to ensure I fully understood every step. He never made me feel "dumb" for asking questions; you can tell he genuinely cares through his tone and approach. John is also remarkably responsive. Whenever I found a listing with high potential and forwarded it to him late in the day, he would acknowledge and respond promptly. Even when I felt bad for reaching out late, he provided peace of mind by doing his homework immediately. We were often at the property the very next day. He acts fast and efficiently. Based on my research, Lily and her team stood out as one of the top teams in Orange County, and that was exactly how they performed. What stood out immediately was that Lily's recommended listing price and overall approach were fully aligned with my own analysis. That gave me a high level of confidence from the start. I come from an engineering and project management background and regularly manage multi million dollar projects in my professional work, so I pay close attention to how people plan, communicate, and execute. Lily and Lanh performed strongly in all three areas. I also appreciated that Lily personally took the time to meet with me alongside Lanh and walked through the entire process clearly and directly. Given her level of experience and the volume of higher value transactions she handles, I did not expect that level of direct involvement, especially for a deal of this size. That level of attention gave me a lot of confidence throughout the process. Lanh was very responsive and hands on throughout the transaction. He handled the day to day coordination, kept everything on track, and made sure communication was always clear and timely. Lily mentioned early on that Lanh is one of the top performers on her team, and that was clearly reflected in his execution. That level of follow through made a big difference in keeping the process smooth. Throughout the transaction, they managed everything at a high level, from staging and marketing to negotiations and escrow, keeping the process organized, efficient, and under control. There was an appraisal challenge during the transaction, which is outside of anyone's control, but they handled it professionally and kept everything moving forward without creating unnecessary stress or noise. They also navigated the final negotiation very well and were able to secure a better outcome than expected without overpromising along the way. That speaks to both experience and discipline. This was my first time selling a home, although I have purchased multiple properties in the past. Even with that experience, they made the entire selling process feel smooth, well managed, and straightforward from start to finish. I have experience with multiple investments and properties, and I only work with top tier professionals. I can confidently say Lily and Lanh are among the best in Orange County right now. A kitchen!! Kind of a big deal to lie about. Their ad shows a kitchen, but yet they claim there is none. When questioned if they know their own ads are showing a kitchen, and you send the proof, then they quit responding to you because they never wanted you as a renter to begin with-because you have disabilities and have a service dog that the landlord doesn't want on their property anyways! DO NOT TRUST THIS COMPANY!

Horrible customer service. Long times between responses when reaching out for basic repairs and updates. They never reach out to us first, we always need to reach out and ask for updates. Our unit was FILTHY upon move in, we had to hire cleaners before we could move in our items. Multiple repairs needed upon move in despite our move in date being postponed for nearly 2 months. A refrigerator was included with the unit. It is an incomplete appliance using pieces together parts which clearly do not fit, while the ice maker portion is completely absent. Reaching out to the company to fix or replace the unit was met with resistance and poor offers to make things right. None of which were remotely acceptable. In addition to the above, I have received unnecessary marketing calls from this company. Completely shameless.
