Everything was fine until 4 months into the lease. All of a sudden we were getting calls from the company over trash cans being left out or backyard was a mess. We found out later that we beat another "prospective" tenant who was willing to pay a lot more for the place. There are other place who know how to work with people. Let me start out by saying that my initial experience with this company wasn't to bad. Espey came…read morehighly recommended for our mortgage broker when we purchased our 1st house. After signing all the documents Robert informed us that in 6 months we will be eligible for a streamline refi at no cost. Well the 6 months had passed so we were anxious to get our refi done! Who wouldn't be? So we started the process. Robert highly recommended that we attempt to refi with a conventional loan as we will be saving a lot more money each month. Hey he's the pro so I listened to him. Well regrettably I shouldn't have. I should have asked him to just do the stream line refi. My wife and I were informed not to make our November payment as we were closing in November(after starting the process in September). Well Nov 15 comes around and we had not hear any word form Espey so my wife called. Good thing she did because the lady she talked to who is just the processor said we should make our payment because we were not closing... no phone call from Robert no email not even a text. My wife then called our lender and they gave us our APR for if we just refi with them. Immediately I called Espey attempting to get in touch with Robert and wouldn't you know it? Not available... so I then called his processor, told her the rate that our lender was offering and she contacted Robert. She immediately got back with me and told me that they can offer a lower rate. Funny thing is our lender told us that's not possible, yet we still listened to Espey!! So we tried it again. I told the processor, (still have not talked to the Loan Officer Robert) that we don't want to do the conventional, we just want to do the stream line. I told her we would like to close in December as well. She said great, not a problem we should be closing right at the end of December, well wouldn't you know it December 14 comes around and still no word from Robert. Mind you his processor told me that he is suppose to be the one in touch with me for everything, not her. That's why I keep saying his name... well again no word from Robert so I call... I'm not going to risk a late payment again! Naturally Robert is not available so I spoke with his processor again. Well she informs me that we will not be closing for the month of December due to some random unknown reason... so I inform my wife. She then proceeded to call Espey and spoke with the processor. The conversation between the two is unknown by me, but I can guarantee that the wife was rather upset. Right about 2 pm hits on the 14th (same day) and I receive a call from Rebekah at Espey informing me that due to new federal regulations we no longer qualify for our stream line refi. Wait... now after 3 months we don't qualify!!?? As I proceeded to ask her why there was no real answer. She just had beat around the bush with my answer. So I hung up and immediately called back and left a voice message for Robert in reguards to these "regulations" I am still waiting to hear back from him. (It's now December 30th) After Espey told us we no longer qualify we immediately contacted our mortgage lender. Well wouldn't you know it there is no new federal regulation that is preventing us from the refi. Espey lied to us! Flat out lied!!! After dragging us through the mud and broken glass for almost 4 months!!!! Our provider never even heard of the nonsense that Rebekah told me. I know for a fact that I was lied to. I can say right now I will never refer anyone to this company! Unless if you want a divorce, then have at it!! I am astonished that I was blatantly lied to! Lied to because they can't do their job!! Maybe if the owner Robert who is also the Loan officer was actually there to work things like this wouldn't happen! Glad it's over and we are going through the process with our current lender. Trust me people! This company is not worth it!

They were fantastic. Top notch service and professionalism, even with a very difficult tenant situation. They were so good to me I used them to sell my house. I feel like most real estate brokers are overpaid for the amount of work they do but LaVern more than earned his money. I would highly recommend them for property management in the Riverside area or as real estate brokers.
