We can't speak highly enough of our experiences with Denise Wendland. In every way, we were…read morefortunate to have someone who partnered with us to achieve: - Sale of our home at Full Asking Price. - Listed and Under Contract within 15 Days. - Aggressively resolved issues with Buyers/Appraisal/H&S Repairs. To note, when we listed our sale with Denise, there were four other homes within the neighborhood for sale. These other homes were more or less identical to ours and had been listed for over 60 to 130 days. For me, I was worried that our home would never sell without steep asking price reductions based on the inventory. I listened to her recommendation, for the listing price, and reviewed her market comp analysis, which was expertly written. Her list price garnered immediate interest from Buyers and we were soon under contract, within 15 days of listing. Moreover, as issues arose, she would call to not just inform me about what was going on, but, with information about what she was already doing to fix it. That's one of the many great qualities about Denise. When there is an issue or something that needs doing, she is already two steps ahead of it. You don't have to ask her to do anything; you can trust her to know that she's already working on what you need. You can see her professionalism in everything that she does. The photography and staging of the home are meticulous. Of all the listings in the area, her photographs were second to none. In fact, the way she presented our home looked so good, that even I was shocked at how nice the place could look. In screening buyers, she is sharp and reviews everything in detail. Moreover, our transaction had some complex issues that almost arose concerning the appraisal (our buyers were using a VA loan) as well as some required health and safety repairs. I cannot begin to explain the sharpness, determination, and professionalism of how she dealt with everything. Issues that I know would have killed a deal, for any other realtor, were quickly and deftly dealt with by Denise. Most importantly, she handled every issue in such a way that it never affected our bottom-line/net proceeds. I have given a lot of thought to all the work she put into this and it really is exceptional what she achieved. Denise Wendland is a true partner, advisor, and real estate expert. We are repeat customers of hers and, in every deal, she has helped our family achieve the financial goals we set out on. Moreover, she has exceeded all of our expectations. Did I mention that our sale price is the new high, for the neighborhood? That's how great she is.

Denise Wendland is a fantastic real estate agent!…read more We just sold a rental home in San Jacinto. We chose Denise to handle the sale based on her excellent Yelp reviews, and she did an absolutely wonderful job! We have been landlords for many years, and we have learned that the key to selling a home is to find the best realtor in the area. We live in San Diego, and we didn't know anyone in the Hemet-San Jacinto area, so we did what we always do when out-of-town: consult Yelp! Denise has excellent reviews, of course; we read every one. We first phoned Denise on New Years Eve and made an appointment to walk through the property with her. She immediately sent us a market analysis of comps to help with pricing. When we met Denise at the house, we were impressed with her knowledge and professionalism. Having rented the home for years, we were uncertain as to what upgrades or repairs might be needed, so we really appreciated having her point out what needed attention and what didn't. It did need a little cleaning; we asked if she knew anyone we could call. She arranged the carpet cleaning for us, and she cleaned some special items herself! She explained "that's how I run my business": definitely "above and beyond"! Thank you so much, Denise! Denise did some nice staging and had beautiful photos taken for the listing. She made the house sparkle! We really appreciated her attention to detail. A week later we accepted a solid offer at over listing price! Denise handled all the inspections, arranged some termite remediation work, and kept everything moving along. All the while, she kept us informed by email, phone and text. All paperwork was handled digitally, except notarization of closing docs, which we handled in San Diego, so we never needed to make another trip to Hemet (a three-hour round trip for us). We have never had a sale go as smoothly and easily as this one! Denise, thank you so much!

If you would have told me 2 months ago what I now know today with regards to selling my home (The…read morePeaks, Valleys, Plateaus of suspense, and meeting the fruits of your labor) well, I would have questioned your intelligence and I definitely would have been hard-pressed to even listen to you anymore.... alright, chase cutting to... .. I am not one to construct a review, being as there are plenty people out there that can write these blasted things, and I don't need to add myself to the mid as well. The explanation as to why I am constructing this 'Review' ...is simply an extenuation of the stellar relationship that Carmen and myself have developed in such a small, compacted segment of time. Unpretentiously, Carmen might be the most thorough and comprehensive person that I have ever had the pleasure of meeting, and her work yields tangible dividends to reflect that. For example, I was told by a variety of realtors (while interviewing realtors to sell my home) about the cost of my house and they all gave me integers that I processed as 'Good' in my thought process. Me being your average Joe and not knowing much at all about Real Estate, I thought that those numbers were good. Plus, the realtors that I interviewed were great realtors, and they were consistent and parallel with one another's expectations as to what my house should be listed at. Well, I am glad I met Carmen is all that I have to say to that. After I met her, it was not time whatsoever until I had a sense of understanding for a plan and all the effort that she is willing to put in behind the scenes to Just to see the house be sold at the best value. She has been unbelievable so far and it should be mentioned that my house has had 7 offers only 2 days after Carmen went live with my house. Actually, we just selected the offer in which we will be moving forward with, and we just opened escrow with the buyer approximately 2 days ago. That offer is for $50,000 more than any of those other realtors had anticipated the house would go for. Oh, and just so there is now 'One Off' theory concocting in your head.. the next offer in line on my house was only $5,000 less than the offer we ended up selecting, and even the next offer in line after that one was the same as the 2nd offer. Clearly Carmen is GREAT at her craft and knows what you can and what you can't sell your home for, and how to get the absolute best value from your house. Aside from the reality that Carmen is a par-excellence realtor and that she is surgical in her approach to selling real estate, there is even more to enunciate about Maricarmen Pulido. She is always on time, always a tremendous professional very receptive to her clients and their interests, hires her own professional photographers that she covers the cost of, has her own trusted team or contractors that you can hire for repairs if you need one, her and her Pulido Team advertise the home (not only on MLS) but all over the most highly viewed websites, etc. The list goes on and on. I can't think of a single instance that Carmen did not answer my call right away. Every time that we speak on any subject (as I stated before) she was incredibly intelligent and thorough in her response to my concerns. She has NEVER had an absence of precision when building redundancy around our plan, and even when faced with an obstacle (which we all know happens in real estate) she has a 'back-up plan' for her 'back-up plan' for her 'back-up plan'. In conclusion, I want to state that I am a retired U.S. Marine and I know attention to detail when I see it because I am about as detail oriented as they come. With that being said, I keep my expectations higher that the average bear and Carmen far surpassed my desired result. I can honestly convey that she gives me a feeling of reverence knowing that she is in my corner taking the driver's seat through the remainder our journey to conclude 'Close of Escrow'.

My husband and I rented a property that she was the agent for, which was owned by Lanalandon, LLC…read more After securing the property for move-in, we met up to sign papers. At the LAST moment, they switched from a lease to month-to-month because they wanted to sell the property. We had no other options at the last minute, so we were put in a very bad position. After 6 months of ups and downs, saying there were going to sell, then they weren't, then they were... we were tired of it and the TERRIBLE communication. Alma seemed like she tried at first, saying she could not get ahold of the owners, but regardless it was a frustrating experience. We gave 30 days notice before moving, then met up at day 30 after we completed our move to return the key(s). We had thoroughly cleaned every inch of the condo and Alma signed off, telling us our full deposit would be returned within 21 days, as required by law. We even gave her our new address for mailing purposes. The 21 days came and went. I followed up with Alma, nicely. I started getting the run around: the owners are on vacation, the check got lost in the mail, they are sending it to me to give to you....... By 30 days, I was done with the excuses. I had found out that they were Pending sale on the property we had just vacated, so there was NO WAY they were "on vacation." If there is anything I hate, it is being LIED to. After 2 MORE weeks of back and forth with Alma, I made it clear that we were going to file at Small Claims court if we did not get our FULL refund within 2 days. Only then did she say they were going to deduct money for the couple days between our last month's rent and when she received the keys. I reminded her that legally, they are not allowed to make ANY deductions if they miss the 21 days window, which they had, and she had already told us we would receive our full refund. At that point, she refused to acknowledge they were being bold-face illegal, and she said she had the deducted check that she wanted to hand-deliver or mail to us. My husband and I were both at work, so we asked her to mail it to us, WITH a tracking number. An hour later, while we were both at work, Alma texted us saying SHE WAS AT OUR NEW HOME -- WITHOUT OUR PERMISSION OR EVEN A REQUEST ON HER PART!!! -- and she was dropping off the check. We were LIVID. It was horrendously unprofessional, and directly contradicted what we had asked of her. My husband arrived home 45 minutes after she was supposedly there, and found nothing. We live in a safe neighborhood, and there was no evidence of her having dropped anything off. After that point, ALMA HAS REFUSED to respond to ANY messages, not even to tell us where she supposedly dropped off the check/mail. We are now having to go through the waste-of-time process of legal action. DO NOT WASTE YOUR LIFE with Alma Villalobos!!! HIGHLY UNPROFESSIONAL, AND BLATANTLY ILLEGAL.
