If you're expecting oversized bath towels, gourmet coffee, or extra‑fluffy pillows, this may not be the place--but despite those things, we found our stay very comfortable for myself, my boyfriend, and his sister. Five Rivers welcomed us warmly, even without a reservation, and had plenty of availability. They offer both smoking and non‑smoking rooms, so if you enjoy an evening cigarette, you won't have to step outside in your pajamas. Our bathroom was clean and tidy, the water pressure was average, and the hot water lived up to its name--nice and hot. Overall, Five Rivers Motel & RV Park provides a simple, cozy, and welcoming stay. My family and I plan to continue staying here whenever we visit Leonard, TX.

It was not working well at all but on their website it states in some areas it might not work, unfortunately we were in an area in between so most days it was just not working even with my extender! Your not to far from Sherman Tx that has everything, but takes about 15 mins or so to get there from here, there is a small town Tom Bean , that has a tiny gas station store food mart place and dollar general if you need something small. The rv Park seems to have a lot of full timers! It's a nice little Rv Park :)

We love the gorgeous property, the small town community feel and the many amenities and fun activities. The property and amenities are always beautifully clean and properly maintained. The nights are so peaceful and someone is always cooking or having a fire where everyone is welcome to pull up a chair and catch up. If you are looking for a tight knit community and a family oriented home base, look no further. You will not regret living here, it is a slice of heaven in the countryside where you can feel yourself relax as you pull into the property.
