This review will be a long one. Indeed, I have been working with Noah Manning for several years; this review will cover the 7th and 8th real estate transactions completed through him by my friends and family. The fact that we stuck with him for so many years in such a dynamic market should already tell you the kind of person he is, but I will cover that later.
Background info: Noah was pivotal in helping us buy our first home in Oakland in 2016. Back then, he was with Redfin. As we extensively toured the East Bay, he educated us on the different parts of Oakland, and helped us write several offers; eventually landing a place in NOBE.
Fast forward a few years later, our growing family prompted us to start looking for more space and better school districts. We toured again in Oakland for a while, but ended up looking further out, aka Danville, San Ramon and Concord. Noah (now along with Colby) were still right by our side, helped us assess what we were seeing, understand the (somehow even hotter) market, and write realistic offers. We were on a short timeline (we now had an infant), and long weekend tours were not sustainable for the long run. Noah and Colby allowed us to go very hard in a short amount of time; we visited around 30 properties in 5 weeks (we work full time, so this was mostly accomplished on weekends), and sent out a steady 1 offer/week. The 5th week, we fell completely in love with a house, and Noah and Colby walked us through the incredibly stressful process of putting together a preemptive offer, which was eventually accepted.
We were thinking of keeping our old house, but eventually ended up deciding to put it on the market. Of course, Noah was the first (and only) person we called. We were able to witness that the team was just as amazing at selling that they were at buying. First of all, they were very candid about current market trends (interest rates were rising). Based on that, as a team, we fixed an aspirational number we would like to hit for the sale.
From then on, the team moved at the speed of light and started prepping the house before we had even moved out! Landscaping was done in the blink of an eye and was just marvelous. Recommendations for the outside space were done, and the work began; painters were also working, and we literally saw our house "glow up" before our very eyes. We mostly followed the team's recommendations for prepping the house for the sale, BUT I had a preference for stagers. Indeed,Noah and I had toured enough houses together that I had started to have favorites, and when it came time to sell- I knew exactly who I wanted to work with. Noah was able to book them, and they did a phenomenal job.
Our house hit the market, and did not even make it to the offer date; we received a strong preemptive offer for an amount that was above average given recent sales in the area. The closing process was seamless, with Noah only a phone call away at all times. All transactions eventually closed successfully. From the time we visited the first property to the time we got an offer accepted was exactly a month, and we accepted an offer on our previous house 2 months after that (mind you, we were not even in the US for half of the time this was happening.)
In conclusion, working with Noah and team granted us a lot of peace of mind. They work hard, look hard for houses for their clients, are candid with feedback on offers, and are above all kind and available. Noah is family at this point; I have referred him to countless people, and I am so glad we got to work with him. It was an awesome experience to sell and purchase our properties with him!
