My tenant moved out on May 22, 2026. However, I was not notified promptly and only became aware after I contacted the account manager for an update. In addition, I was provided with an incorrect lockbox code, which prevented access to the property. Because this occurred over a weekend when the office was closed and assistance was unavailable, I had no choice but to change the lock in order to access the property and begin necessary repairs. After gaining access, the company proposed charging me more than $8,000 for repairs. I disagreed with the assessment and chose to have my own contrator to complete the necessary work. The repairs were completed properly, and I provided receipts and documentation within the required 21-days period. Based on my understanding, the appropriate charges should have been processed against the tenant's security deposit, but I received no follow-up communication or documentation from the company. Instead, the company refused to return my security deposit funds, claiming the money was being held as a reserve for repairs. This explanation was unreasonable because the property was vacant and I had already paid for the repairs myself. After multiple discussions and continued follow-up, I was finally able to recover the funds that should have been returned to me. Due to these ongoing issues, I terminated the company's management services. Following termination, the company failed to return my spare keys and parking permit. When I requested their return, I was told that no spare keys or parking permit were in their possession. This statement is incorrect. I personally provided the company with the keys and parking permit, and they were responsible for returning all property belonging to me upon termination of services. The overall handling of my account demonstrated poor communication, lack of accountability, and a failure to provide the level of professional service expected from a property management company. I am concerned that my requests were not handled appropriately after I ended the business relationship, and I expect the company to take responsibility for its actions and improve its procedures to prevent similar situations from occurring with other clients.

I provided photos, gave permission for maintenance to enter, and then called the emergency maintenance line multiple times (see call log). When I finally reached a third-party vendor, he refused to connect me with anyone at the management company or provide a direct contact -- leaving me with no way to reach the party responsible for tenant safety. The nonstop beeping prevented me from sleeping before work, terrified my dog, and directly affected my ability to safely care for patients. After days of ignored emails, texts, and calls, I had to rely on a friend to replace the battery because maintenance never responded. I would have replaced the battery myself but I don't have a ladder and was absolutely exhausted after working four 13 hour night shifts. This was a life-safety issue and required prompt action. The company's dismissive responses and failure to provide a functioning emergency contact reflect a troubling lack of concern for tenant safety and wellbeing. I cannot recommend renting from this management company.

When researching various property management companies, Good Life's approach was the most straightforward and transparent with no long term commitments. After speaking with them multiple times with various questions, I was left with a feeling of assurance that I was in good hands. Being a first time landlord, I have no experience in knowing how to screen tenants, knowing the rules, etc., especially when my background is not in the real estate and rental business. Having a busy work schedule also means that I won't likely be able to attend to the tenant's needs in a timely manner. This is where Good Life fills in the gaps for me. The team at Good Life during the onboarding process has been super helpful and efficient in getting the property ready, whereas it would've taken me ages in trying to do it myself. I was assigned Andrei as my property manager and it's been a great start. He has been open, transparent, professional, and great to work with since the start. I recently had an online shopping shipment mis-delivered to my rental property, to which Andrei was instrumental in helping to coordinate the handoff between the tenant and me. Even though Andrei is my primary contact, I can see that they have great teamwork. On one weekend, I had a question to which I received an out-of-office note from him. But rest assured, another team member stepped in that day during his time off to help with my question. Good Life also has a great online portal for me to see all the documents and tax information. Their services have impressed me since the beginning, and I look forward to a great relationship moving forward. Keep up the great work, Good Life! I highly recommend them!

I was very motivated to rent the home, and even noted in my application I'd be willing to pay above the listed price. Well a full day goes by and I heard nothing so I called for a status update. The woman on the phone wasn't sure what the status was and said to call back the next day. So I waited and called the next day and spoke to another rep on the phone who seemed just as clueless. I emphasized that I had applied 48 hours ago and wanted to know what my application status was. He said he'd have someone call me back with an update. That evening no phone call, but a form email saying another tenant was signing a lease and I'd be notified if it falls through. I'm very certain I was the first to apply to this property, but they did not follow protocol of screening applications in the order of receipt. Then the lack of follow up and sounding completely clueless about the status of applications was extremely frustrating. I suppose I dodged a bullet not renting from Good Life. I feel bad for the property owner of the home as they would have gotten more in rent from me, and I was ready to sign the lease immediately. Good Life needs to learn better customer service support.

First of all, the only reason that I was able to score my awesome new place (which, I have to add based on some other reviews, was sparkling clean when I moved in!) with them is because Janie was gracious enough to hold my showing appointment when I was stuck in traffic and running late. I went into their office right after that showing to fill out an application, and I this struck me while I was there: a guy came in to drop off a rent check or something, and I overheard Janie say to another lady who worked there that she was happy to see that he was "looking like he was doing a lot better" - from what I could glean from that eavesdropping, he had apparently just gone through a tough breakup. I just remember thinking like, wow, how sweet of her to care enough to notice something like that about one of her tenants. So more to their actual business of property management: Parker was nice was enough to meet me at the prospective new place again the next morning so that I could see it in the daylight (and because there had been a funky food smell the night before and I just wanted to be able to confirm that's all it was ;) AND take me back again a few days later once my application was approved so that I could take some measurements. Not at all required, but very much appreciated! Now, cut to the Friday before my MLK Day move in day (on which a cashier's check is due): I get a voicemail from Janie reminding me that my move in day was a holiday and the banks would be closed. She obviously didn't have to do that, but I'm so glad that she did because I would have been totally screwed - my plan for Monday was: 1) Go to bank for cashier's check 2) Go to Del Sol to pick up keys. So that reminder saved my butt from the nightmare of having my movers show up Monday with no place to move to. THEN, just when you think I couldn't get any more high-maintenance, I managed to gracefully drop my keys down the elevator shaft of my new building at 1:30AM on the night of my move in. I don't even want to know how much it would have cost to have a locksmith come at that time, and I don't have to find out, because once again, JANIE TO THE RESCUE!!! She literally met me at the office at 1:45AM to give me another set of keys, and while I was so embarrassed and felt like the biggest a-hole, she was nothing but sweet and understanding. I can't say that I would have been that nice if someone had woken me up in the middle of the night like that. I honestly could not have been more grateful for that any everything else that they have done for me. I was definitely a little nervous about this place when I saw the reviews on here - they make it sound like this is some cold, callous business, when in fact the exact opposite is true - from what I've seen, these ladies treat their tenants with respect and kindness that goes well beyond the call of duty of a property management company. If I ever own rental property in San Diego, they are hired! :)

Come to find out we were never told about recent black mold in the unit and to top it all off they basically stole 3 quarters of our security deposit on "cleaning" and "new carpet" we were they a whole 3.5 months! Unethical and unprofessional. Stay away.
