The staff were all exceptionally polite and accommodating. We were impressed how dedicated they were to their work. The included breakfast was much better than anticipated. Our only suggestion would be to obtain a bigger ice dispenser. Highly recommend this hotel. read more

Excellent spot for our stay in Niagara Falls. We opted for this place for 2 main reasons - free breakfast and free parking. Its a short walk to the falls but a beautiful one and since we went late October that was very doable (weather wise). It is on a quiet but safe section right next to the river. Lyft was also easy to get for times we didnt want to make the walk. Easy to find, great parking, easy to check in. Our room was beautiful with a great patio and chairs to sit outside. The breakfast area has snacks, hot tea, ect available so we had an afternoon break during our adventures and was able to enjoy. The waitresses for the breakfast area were so friendly and took great care of us. We really enjoyed staying here and recommend for anyone wanting to avoid the main hub/busy area near the falls or save a little money while enjoying a unique stay. read more

were awoken twice in the middle of the the night by the fire alarm at 12:45 pm and 4:00am. After the first time the alarm was set off and stated to evacuate the premises, we heard nobody leaving nor received any communication from the hotel personnel. I had to call the emergency number and was told another guest must have been smoking in their room and seemed upset that he was woken up . The next morning I asked about the situation at the front desk and got the same story and was told alarms were set off throughout the entire hotel which I knew was untrue. I asked four other couples, two of which had rooms on both side of mine, and only one couple heard the alarm. It was apparent the couple who were awaken by the alarms were not happy. I explained what I was told and they insisted they were not smoking. We all agreed it was not likely someone was smoking at 12:45pm and 4:00 in the morning. My husband also saw a man taking the fire extinguishers out of building when we checked out. What is frustrating is, we got no sleep because the red light kept flashing every 8 seconds, we were lied to that alarms went off throughout the hotel, they took no responsibility, and gave us zero compensation. We spent a lot on that hotel room and expected better customer service. My husband worked maintenance in a hospital for 36 years and feels it was a case of not inspecting the batteries or filters of the alarms because he's is well aware they sound about every 3 hours if not addressed. As a daughter, sister and aunt of firefighters, I am also aware of the consequences of not attending to smoke detectors in a timely manner. This had a ripple affect as we slept in later and had quite a drive to our next stop. Thus, losing time at our next city. Very frustrating and disappointing! read more

New management has renovated this place and it is now named Niagara Grandview Boutique Hotel. Here is the summary of our one day spent there in September. The USP of this place is location, location, and location. You can literally wake up to the view of the Niagara lake here. I am surprised at the low rating since my stay was absolutely fantastic. This place has the old charm of buildings with very high ceilings. We were greeted by an amazing staff and asked for our preference of breakfast. They were limited on vegetarian or vegan items but the chef accommodated my request and made me something vegan. The highlight of the kitchen - The request is made fresh every day for everyone based on the order the day before. 1) Stay: The place is gorgeous and we were lucky to find the top room with a view where you can literally wake up to the view of the Niagara River and see the border crossing. The Niagara Falls view is a 5-10 min walk from here. The small hiccup was that the elevator was deadly slow and I would often climb the flight of stairs rather than waiting for the elevator. 2) Staff and service: The staff was very polite and helpful and very knowledgeable as well. We asked about our trip to Niagara on the lake and they generously explained all the local hidden spots and also suggested the honey farm and local vineyards. 3) Parking: They have limited parking but there is enough for the guests. 4) Food: The place has a limited breakfast menu which is made fresh but there are unlimited fruits and baked items available and tea and coffee are available 24X7 5) Value for Money: I feel its a great value for money given its proximity to the border and view. We were able to walk to the US side for fireworks and come back in 20 minutes. Overall, I am definitely staying here again when I am back in Niagara. An absolutely lovely hotel experience. The rooms are exquisite. Each room is different. Mine had a queen bed with lots of room. The shower is not to be missed! We had several choices for breakfast in addition to croissants and fruit. I had the Eggs Benedict which was delicious. Jan, the morning staffer, was so friendly and helpful. The only criticism I have is that the WeGo transportation stops are a few blocks in either direction, a little far for this old lady. Proximity to Niagara Falls is excellent. read more

We thoroughly enjoyed this extremely accommodating establishment. The location was within a few minutes walk of the Falls and short driving distance to many of the incredible wineries in the area. The room was large and clean and featured a fireplace and patio. The bathroom was totally up to date and the shower itself was an exhilarating experience. The breakfasts were delicious, cooked to order and beyond expectations. I'd recommend this beautiful Victorian house turned bed and breakfast to anyone who seeks a unique and tasteful stay in one of the most iconic landmarks in the world. read more

The inn was nothing like described. I felt like I was staying in someone's basement. Uncomfortable beds, dirty room, old and falling apart. I heard every bathroom noise from the room above us. After we complained to the manager when we arrived, he dismissed us, no one followed up the next morning. In fact, we were pretty much ignored as othes were given surveys to fill out at breakfast (btw, breakfast was not worth it either, eggs benedict with cold deli meat ham, ugh). I have no clue how this place has so many good reviews. It's not cheap. I was so disappointed for what I paid. I would not recommend Niagara Grandview Manor to anyone. Travelodge next door is probably better for far less money. This is not a B&B nor is it charming. Please don't waste your money and time here. I was so upset the whole trip. read more

Our full review is on Tripadvisor. We've booked the Niagara Grandview Manor on 4 occasions over the past 3 years. It has been our go to destination in Niagara Falls. Not anymore. Our recent stay was aggravating, stressful and an unbelievable nightmare. We booked directly with the Inn to ensure the accuracy of our accommodations. Being assured our room was renovated with specific amenities including a covered balcony, which was key and did NOT have, it was merely another tired room with no redeeming features in an area of the Inn that was dark, dingy, dirty and STILL under construction after THREE years. We addressed our confusion and disappointment with the Front Desk. We were offered a refund or a different room in the Villa, a newly acquired property nearby (with NO balconies on depressing, aged, filthy and uncared for grounds, riddled with litter, which looked and felt like an abandoned graveyard). We switched rooms. Having had to reschedule a Spring booking with ample notice given (PAID IN FULL IN ADVANCE) we were told in March by the owner he would "hang on to our money until next time", so we didn't believe we'd actually ever see a refund. On our first evening we noticed food in Tupperware containers in the kitchen (off limits to guests) and assumed it was staff so thought little of it. 30 minutes later however, a food delivery arrived and a group gathered, eating and socializing. Their disrespectful noise and chatter continued until midnight. We didn't complain even though this was clearly against the establishment's strict guest guidelines. Our second night, however, was an inexcusable NIGHTMARE. We opened the front door to discover the Villa redolent of disgusting burned cooking oil and the nauseating smell of greasy food. At least 6 people, all without masks, were loudly carrying on and eating on the main floor below. We endured breathing and choking on this as it had overtaken our room. After a VERY long hour, we asked the other 'guests' who they were, why they were cooking and eating in the Villa when the guest rules don't allow it and requested they open a window or turn on a fan. No one appeared to understand except one young woman who said flippantly they were "guests", were cooking "Hot Pot" then sarcastically suggested "we should join them'... a shocking derogatory remark in a COVID environment, to join people you don't know, are not socially distancing or wearing masks and eat with strangers whom you are unable to communicate with. After this obnoxious encounter, it was impossible to enjoy the evening, our room or a much needed soak in the Jacuzzi we had paid a premium price for. The evening was completely destroyed. Ruined. We had to open all our windows and retire after packing up early knowing we would be leaving at first light. We dropped off our key and left with no breakfast - once a highlight at the Grandview - now reduced and bland as any of the other options available at any number of 'Motor Inns' - at a fraction of the cost. More disturbingly, our room was advertised as AVAILABLE for the nights of OUR stay on Airbnb for 30% LESS. Completely exhausted and upset, we just needed to go home without having to deal with an unpleasant, indifferent encounter with the owner. As our stay was unlike any other, we emailed the owner after returning home regarding our experience. He ignored us. We had to follow up days later to get his attention, only to be blasted with an aggressive, condescending, arrogant response accusing us of not having the 'courage' to mention anything at check out, of always complaining and ignoring ALL our comments and concerns about our experience. We've left positive, glowing reviews for both the Grandview and its incredible staff in the past. The front-line and housekeeping team have always gone above and beyond to be accommodating and welcoming. So despite the Inn and our most recent experience being upsetting and deplorable, they were fortunately the only bright note of our stay. read more

This place has seriously gone downhill. I've stayed here a handful of times over the past few years and have always been impressed except for this stay. The staff was so unfriendly and borderline rude when I asked for her to replace the milk that had gone bad. There was no one available at the desk when I wanted to check out either. Worse part of the stay is that housekeeping did a poor job cleaning. The previous guests had left dirty underwear in the bathroom and it was right there when we checked in. Disgusting! We told staff and were literally asked what we wanted them to do! My husband told her we wanted it removed. No apology was given in fact we were made to feel we were bothering staff. Also the linen and towels were so old and overused. read more

This was my third stay at the Niagara Grandview Manor. The manor is a beautiful century home that has been expanded to have the look and feel of an old hotel. It has typically been a pleasant place to stay in a pleasant neighbourhood. My latest stay had me staying in an older room, and there were a few issues. It was late, and I didn't really have time to deal with the issues until late. The wood stove was very loud and kept making a popping sound as the pilot clicked on and off. There were halogen lights in the bathroom and the ceiling was melting and brown above it from the heat. The walls were stained from the amount of heat the lights put out. I was concerned that it was a fire hazard, so I ended up keeping them off as much as possible. The room had a very strong perfume smell that was a little bit overwhelming. I love this place, but this room was not the usual experience. Hopefully then next time I am there i get a different room. The other rooms were superior to this one. read more

Room in serious need of repair. Duct tape on wall, space heaters for heat in room, old worn mismatched furniture and lumpy beds. Tarp left outside of room door for construction pooling water from melting snow. Staff unfriendly, breakfast average. WiFi not working in room. Refrigerator in room had leftovers from previous occupants. TV only with a few channels. No kettle or coffee maker or clock in room. Staff did not clean snow and ice from walkways despite saying they would hazardous to walk. Earliest available breakfast time 730 am, late for folks traveling on to another destination. Perhaps the second best meals of our time in Niagara, the breakfasts here are outstanding. Do yourself a favor and get either the quiches or the omelets. They'll fill you up and keep you going on your walk to the falls. There's plenty of fruit (canteloupe, honeydew, oranges, apples) and pastries plus coffee, teas, and orange juice available at all times of day as well. I can't speak to the prices, but the hospitality is charming and welcoming. Based on all those things, I would definitely return. Plus, it's an easy walk to the falls and back. read more

Met the new owners who really care about the place. Gourmet breakfast, eggs benny from scratch, fruit crepes AND a view of the falls. Fast WIFi 16mb and a nice salon area to socialize in. I couldn't wait to get out of the other place we were in and get over here, wish I would have done it sooner. With the value of the gourmet breakfast, quality and style, it is a bargain. Beautiful rooms, amazing food and unbelievable service! The winter snow made it magical

There is so much I can say about our recent stay at the Niagara Grandview. First the Inn is still undergoing a major renovation. Other than the dining room there is no common area to relax. In the dining room they have an artist rendering of the Inn showing the renovations "Coming in 2015". It is September 2016, put the sign away or eliminate 2015. We found that the welcoming staff was really pleasant and accommodating. We arrived a bit early and were offered beverages before we were taken to our room. The room (#6) was a part of the "renovated" inn. The door did not shut unless you put a body block on the door because the door was out of alignment. The furniture was mismatched in an attempt to combine old with mid-century-modern. There were two local old black and white photos of Niagara Falls area which was a nice touch however one of the photos had a broken corner which made it look like it came out of a back closet and thrown on the wall as an afterthought. The "renovated" bedroom had new laminate floors and a fresh coat of paint. The bed linens were crisp and clean but the mattress was rock hard. The refrigerator in the room was placed on top of the room safe making it slant forward. We had to prop up the front of the refrigerator to level it so we could put things in the unit allowing the door to stay closed. The bathroom was small and not updated. There was mold in the corner of the floor, part of the tub's caulking was moldy and the heat register was dusty and rusted. The hair dryer was broken which they did offer to fix when we reported the issue. The bathroom towels were very small and thin. Internet service in the room was almost non-existent. For us to use the internet we had to bring our computers down to the dining room to use the service. Outside lighting was interesting. The outside stairwell lighting did not work making the uneven pavement and exterior staircase unsafe in the dark. The lighting outside our room was bright and stayed on all night. This light gave us a bright night lite because the drapes just barely covered the windows. We stayed at the Inn for two nights. You must pick a time for you to have your breakfast because it is made fresh for you. Our breakfast on the first day was wonderful. Eggs Benedict and a three egg omelet were cooked perfectly. The pastry selection was nice, (the scones were my favorite) and the coffee was great. Our second morning breakfast fell flat. We both ordered the crepes with maple syrup. They were ice cold. When we told the server she apologized and never asked if we wanted anything else. We grabbed a coffee to go and a scone when we checked out. At checkout we were not even asked how was our stay. The Inn has potential however in its present state it reminds me of an upscale seaside motel. The river view did not make up for our stay's shortfalls. If you are looking for a cozy bed and breakfast, this is NOT the place for you. read more

My wife and I stayed at the Grandview last Sunday night on a Wagjag certificate. They were full when we booked, on just a few days notice, but when we arrived we were upgraded to a King bedroom due to a cancellation, nice touch. The owner is an experienced hotelier, having grown up in the hospitality business, and after just a year of owning the Grandview (it was unused for half a decade prior to his purchase and re-opening in March 2014) he seems to have it well figured out. Greeting and check-in was quick, friendly and effortless; the bedroom was good-sized and clean and a mini-fridge was a nice touch for a bottle of pre-dinner wine purchased earlier in the day; the bed was comfortable and the included breakfast was at least good. You choose your breakfast at check-in. We had been told that the chef was on an errand in the morning but Stephanie did a fine job filling in, if the poached eggs were a tad overdone, no great sin. The cold fruit crepe was really good and there was plenty of self-serve baked goods, juice and coffee. I understand the Manor is soon to be renovated and expanded; hopefully they'll retain the "old world" charm. Great location: about a 10 minute walk from the Falls, casino and a variety of restaurants; a pretty drive from Niagara-on-the-Lake and 2 minutes to the border. We had an "outside room" that opened onto the deck overlooking the river, it would have been nice to sit outside had the weather been better, nice view. The only drawback was a some noise from heavy doors closing (ours was a little sticky and the push required to close it with the resulting thump may have been heard by others) but no real issue. Overall, it was a really positive experience at a place I'd recommend highly for location, staff & service, quality of the rooms and overall value. read more
