    New management has renovated this place and it is now named Niagara Grandview Boutique Hotel. Here is the summary of our one day spent there in September. The USP of this place is location, location, and location. You can literally wake up to the view of the Niagara lake here. I am surprised at the low rating since my stay was absolutely fantastic. This place has the old charm of buildings with very high ceilings. We were greeted by an amazing staff and asked for our preference of breakfast. They were limited on vegetarian or vegan items but the chef accommodated my request and made me something vegan. The highlight of the kitchen - The request is made fresh every day for everyone based on the order the day before. 1) Stay: The place is gorgeous and we were lucky to find the top room with a view where you can literally wake up to the view of the Niagara River and see the border crossing. The Niagara Falls view is a 5-10 min walk from here. The small hiccup was that the elevator was deadly slow and I would often climb the flight of stairs rather than waiting for the elevator. 2) Staff and service: The staff was very polite and helpful and very knowledgeable as well. We asked about our trip to Niagara on the lake and they generously explained all the local hidden spots and also suggested the honey farm and local vineyards. 3) Parking: They have limited parking but there is enough for the guests. 4) Food: The place has a limited breakfast menu which is made fresh but there are unlimited fruits and baked items available and tea and coffee are available 24X7 5) Value for Money: I feel its a great value for money given its proximity to the border and view. We were able to walk to the US side for fireworks and come back in 20 minutes. Overall, I am definitely staying here again when I am back in Niagara. Three cheers to the entire management! :)

    An absolutely lovely hotel experience. The rooms are exquisite. Each room is different. Mine had a queen bed with lots of room. The shower is not to be missed! We had several choices for breakfast in addition to croissants and fruit. I had the Eggs Benedict which was delicious. Jan, the morning staffer, was so friendly and helpful. The only criticism I have is that the WeGo transportation stops are a few blocks in either direction, a little far for this old lady. Proximity to Niagara Falls is excellent.

    We thoroughly enjoyed this extremely accommodating establishment. The location was within a few minutes walk of the Falls and short driving distance to many of the incredible wineries in the area. The room was large and clean and featured a fireplace and patio. The bathroom was totally up to date and the shower itself was an exhilarating experience. The breakfasts were delicious, cooked to order and beyond expectations. I'd recommend this beautiful Victorian house turned bed and breakfast to anyone who seeks a unique and tasteful stay in one of the most iconic landmarks in the world.

    The inn was nothing like described. I felt like I was staying in someone's basement. Uncomfortable beds, dirty room, old and falling apart. I heard every bathroom noise from the room above us. After we complained to the manager when we arrived, he dismissed us, no one followed up the next morning. In fact, we were pretty much ignored as othes were given surveys to fill out at breakfast (btw, breakfast was not worth it either, eggs benedict with cold deli meat ham, ugh). I have no clue how this place has so many good reviews. It's not cheap. I was so disappointed for what I paid. I would not recommend Niagara Grandview Manor to anyone. Travelodge next door is probably better for far less money. This is not a B&B nor is it charming. Please don't waste your money and time here. I was so upset the whole trip.

    Our full review is on Tripadvisor. We've booked the Niagara Grandview Manor on 4 occasions over the past 3 years. It has been our go to destination in Niagara Falls. Not anymore. Our recent stay was aggravating, stressful and an unbelievable nightmare. We booked directly with the Inn to ensure the accuracy of our accommodations. Being assured our room was renovated with specific amenities including a covered balcony, which was key and did NOT have, it was merely another tired room with no redeeming features in an area of the Inn that was dark, dingy, dirty and STILL under construction after THREE years. We addressed our confusion and disappointment with the Front Desk. We were offered a refund or a different room in the Villa, a newly acquired property nearby (with NO balconies on depressing, aged, filthy and uncared for grounds, riddled with litter, which looked and felt like an abandoned graveyard). We switched rooms. Having had to reschedule a Spring booking with ample notice given (PAID IN FULL IN ADVANCE) we were told in March by the owner he would "hang on to our money until next time", so we didn't believe we'd actually ever see a refund. On our first evening we noticed food in Tupperware containers in the kitchen (off limits to guests) and assumed it was staff so thought little of it. 30 minutes later however, a food delivery arrived and a group gathered, eating and socializing. Their disrespectful noise and chatter continued until midnight. We didn't complain even though this was clearly against the establishment's strict guest guidelines. Our second night, however, was an inexcusable NIGHTMARE. We opened the front door to discover the Villa redolent of disgusting burned cooking oil and the nauseating smell of greasy food. At least 6 people, all without masks, were loudly carrying on and eating on the main floor below. We endured breathing and choking on this as it had overtaken our room. After a VERY long hour, we asked the other 'guests' who they were, why they were cooking and eating in the Villa when the guest rules don't allow it and requested they open a window or turn on a fan. No one appeared to understand except one young woman who said flippantly they were "guests", were cooking "Hot Pot" then sarcastically suggested "we should join them'... a shocking derogatory remark in a COVID environment, to join people you don't know, are not socially distancing or wearing masks and eat with strangers whom you are unable to communicate with. After this obnoxious encounter, it was impossible to enjoy the evening, our room or a much needed soak in the Jacuzzi we had paid a premium price for. The evening was completely destroyed. Ruined. We had to open all our windows and retire after packing up early knowing we would be leaving at first light. We dropped off our key and left with no breakfast - once a highlight at the Grandview - now reduced and bland as any of the other options available at any number of 'Motor Inns' - at a fraction of the cost. More disturbingly, our room was advertised as AVAILABLE for the nights of OUR stay on Airbnb for 30% LESS. Completely exhausted and upset, we just needed to go home without having to deal with an unpleasant, indifferent encounter with the owner. As our stay was unlike any other, we emailed the owner after returning home regarding our experience. He ignored us. We had to follow up days later to get his attention, only to be blasted with an aggressive, condescending, arrogant response accusing us of not having the 'courage' to mention anything at check out, of always complaining and ignoring ALL our comments and concerns about our experience. We've left positive, glowing reviews for both the Grandview and its incredible staff in the past. The front-line and housekeeping team have always gone above and beyond to be accommodating and welcoming. So despite the Inn and our most recent experience being upsetting and deplorable, they were fortunately the only bright note of our stay.

But be forewarned: there are two Marriott-branded hotels located almost next door to each other another -- the other is directly across the street. I saw one couple confused about their booking. They were at the wrong hotel. It appears the the hotel most people are seeking when they book the "best view" is usually the Niagara Falls Marriott Fallsview Hotel & Spa at 6740 Fallsview Boulevard. The nearby Niagara Falls Marriott on the Falls at 6755 Fallsview Boulevard is a separate property. I was very pleased with the Fallsview Hotel. Unlike many hotels that advertise a falls view but have only a partial glimpse, the hotel's location provides a sweeping panorama of the falls. Most rooms seem to have a falls view. Higher-floor rooms offer an almost cinematic perspective, especially during the nightly illumination show and when fireworks are scheduled (nightly at 10 p.m. after May -- those poor gulls and their babies!). The facilities are extensive. The hotel features the recently renovated Burning Springs Spa and Thermal Pools, a fitness center, indoor pool that is sadly less that 5 feet at the deepest point, direct access to the Fallsview tourist district and convenient connections to nearby attractions. But spa access is not included in the stay-- such a disappointment. Generally, the property feels more like a destination than a standard convention hotel, with many public spaces oriented toward the falls. That includes and onsite Starbucks and Mortons steakhouse, plus a gift shop with a massive assortment of items: clothing, hats, bathing suits and goggles (even for the kids), maple syrup treats, medicine and beverages, etc. The biggest surprise for many guests is parking. Valet parking is convenient but expensive, currently around $80 per day, while self-parking is approximately $50-60 per day and located off-site rather than directly beneath the hotel. Valet service may be worthwhile because the self-parking lot requires about a 5-minute walk and the hotel arrival area can become crowded during peak times Overall, the staff was great -- they even sent up a red velvet cake for our anniversary! And the king suite (23rd floor) was sizable and comfortable, with a jet spa in the room looking directly toward the falls. The bed and pillows were also comfy. They also have two seats right in front of the windows with spectacular views. But there were so many bugs -- dozens and dozens gathered on the exterior glass -- after dark, we opted to keep the lights off. Not a concern, though. I would definitely stay here again.

For what this hotel charges, even if you're using points, I expected a much nicer and better maintained property. Instead, the entire hotel felt run down. The lobby had obvious water damage on the ceiling with peeling paint, which was not a great first impression. There were plenty of elevators, but it seemed like half of them were out of service during my stay. The room was no better. The shower curtain looked dirty, the towels did not feel clean, there were chips and scratches all over the furniture, peeling paint around the windows, and cracked bathroom tiles. Everywhere I looked there were signs that basic maintenance had been ignored. Even Morton's Grille was disappointing. For a restaurant that is supposed to be more upscale, it was dim, the chairs were peeling, and it just felt worn out. What made it even more frustrating was seeing the hotels around it. I went into the Hyatt next door and it was beautiful. Even the Marriott across the street, which does not have the same falls view, looked much newer and much better maintained. It made me wonder why this property has been allowed to get into this condition. The view is absolutely amazing, but the hotel itself does not match the price at all. I left feeling like I paid for the view and nothing else. I would not stay here again unless the property gets a major renovation.

Incredible view from my room of the Falls and nightly fireworks. The hotel has everything you could ask for: a convenience store, gift shop, Starbucks, multiple restaurants, a spa, a small gym, and both an indoor and outdoor pool. The room was clean and had everything you could ask for. Really, the complaint was the limited TV options, but I probably only spent a few hours in my room, where I wasn't sleeping. The hotel is within walking distance of a lot of the attractions, and just minutes from the border crossing. Really couldn't ask for much more.

Here's a review that is firm but credible: Beautiful View, But Absolutely Not Worth $509+ Per Night We chose the Sheraton Fallsview expecting an upscale, resort-style experience and paid over $509 per night for our room. Unfortunately, the experience did not come close to justifying that price. The location and view of Niagara Falls are wonderful, but a spectacular view alone does not make a hotel a luxury resort. During our stay, only two elevators were operating to service a 22-story hotel, resulting in frustrating waits simply to get to and from our room. For a hotel of this size and at this price point, that is unacceptable. We were also disappointed in the condition of the room, particularly the bathroom. The hotel heavily promotes its renovation, but our bathroom certainly did not feel like what you would expect from a recently renovated, upscale property. It felt dated and lacking in the finishes and attention to detail I would expect when paying more than $500 per night. What bothered us most was the disconnect between the way this hotel is marketed and the actual guest experience. At this rate, I expect more than a good location--I expect excellent maintenance, efficient elevators, updated accommodations, quality amenities and a genuine resort-level experience. Niagara Falls itself was spectacular, and the hotel's location is hard to beat. However, the Sheraton Fallsview did not deliver a $509-a-night experience for us. I would gladly pay a premium for a true luxury Fallsview hotel, but based on our stay, I would not choose this property again at these rates.

The employees here are fantastic. And I mean everyone. From the minute we met the valet guys in the parking lot, the front desk, the elevator jockeys, the evening happy hour crew, breakfast staff, have I missed anyone? I hope not. All very friendly & helpful. When we stay at the falls, we book the best room possible. It doesn't come cheap. We're ok with that because for us we want to enjoy that majestic view of both sets of falls every morning and evening. This hotel does have rooms with fantastic views. Whether its early morning watching the fog roll around below, or later in the evening watching the lighted falls and fireworks you cannot beat the view here. But when you're dropping a grand a night you don't want to stay in a place that seems worn and dated. This corner suite came with one of those commercial quality massage loungers you might find in your local gym. Nice in a novelty kind of way, but there was only one (thinking most people travel in pairs?) and honestly after the 5 minute "tried it because it was there" it just became a big piece of immovable junk that blocked part of the falls view from the bed. There were two other chairs as well, but they were the hardback chairs you'd find in the dining room of the hotel. Seriously? Again, we paid a lot of money to kick back and relax in the evening with a cocktail and that view. There was absolutely no comfort to the chairs at all. Why not take the money from the massage chair and invest in two nice swivel loungers? Seems like that would've been a much better use of the money. Another problem for this hotel is the lack of room service. There are two restaurants at the hotel, STK Steakhouse and a TGIFridays. Neither location provides room service. We walked through both onsite restaurants the first evening, neither were serving a full house by any means. It seems like they could use the additional business of providing room service...perhaps this is some kind of contractual issue between them and the hotel. Either way, big opportunity miss here. Remember, people are paying to stay in room with fabulous views...but they must leave to get food and drink? Lastly, a brand management problem. Unlike most other hotel chains, Hilton still hasn't returned to normal daily room housekeeping. Look, Covid is over. Your rates more than cover getting someone to come in to collect the dirty towels and make the bed. It's time to bring back quality service.

Our room was recently renovated and beautiful. The elevator situation is pure chaos. We stayed on the 24th floor and often waited 15 minutes to go down. I actually took the steps down a couple times and beat my mom while she waited for the elevators. Just not enough elevators for the number of people there. I can't even imagine how it is in the summer, we went mid-September. Going up isn't as bad because staff control those getting on the elevator ms from the lobby. Skipped the morning breakfast to enjoy Tim Horton's, a quick walk from the hotel. The incline railway tram is right behind the hotel and is a quick, fun way to head to the Niagara Falls visitor center. Parking is ridiculously expensive but half off with a handicap permit. We found it worth it for our needs. Overall a great stay, just frustration with the elevators.

They had a crazy good dining promo (choose two restaurant meals for $120 for 2 people and I was able to pick Brasa the all you can eat Brazilian steakhouse) when I went and it was such a good deal. Check in staff told me about it Opted for the Fallsview room with the hot tub in bathroom, was a real treat. The view of Niagara Falls, oh lovely. Memories for a lifetime Downsides- -On-site Parking Was so expensive, came out to $73 one night. Recommend parking outside private paid parking lots if you have time and able to walk it -I wish the Swimming Pool area had a shower. there was a rinse faucet at the hot tub but it's not private and you can't have a real shower since it had no soap. No locker room. though I understand it is quite standard for hotels not to have -Water machine in gym was out of order. -Wi-Fi didn't work for me

Our room - 4258 in the North Tower - offered beautiful views of both falls, a jacuzzi bathtub, separate shower, and a comfortable king size bed. Off site parking was expensive ($62.15 CAD) on a Friday & Saturday, but as a convenience, Hilton offered a free shuttle back and forth. Breakfast is on the 33rd floor of the South Tower. As a Hilton Diamond member the Mr. was given the option of a free continental breakfast or $15 toward something on the menu for each of us. The first morning we chose French toast (meh) and the second we got the complimentary continental offering. It was a whole lot of carbs and a little fruit. We should have shared. Service was friendly, but a little slow. The views were very nice from our window seating. If interested, another option could be the on site full service Starbucks. All in all we enjoyed our stay and would happily stay here again.

If I were going on views alone this would be an easy 5/5 stars, however too many things were not so great to rate this place that high (especially considering the price). The most offensive thing about this hotel was the fact that our room was not cleaned very well. As soon as we walked in I found myself wiping a bunch of sticky little finger prints off the windows. It's crazy that in a hotel where the whole point is the view the windows weren't wiped at all. Even worse than that though was the nasty wadded up tissue I found in the peephole (pictured in this review). Who knows how long it's been there, I definitely am not touching it to remove it. The parking situation was a bit pricey as well for having to use a shuttle to get back to your car, however the shuttle did come very fast so it wasn't a big deal. Also, for the price you would expect the amenities to be a little better. We had no ice machine on our floor, there was no hotel bar, you have to special request house keeping, etc. Overall this hotel would be a 5/5 if it was cleaned properly. I'm not sure I would stay again though due to the cleanliness, I am super not happy with the spitball on my door. Disgusting.
