Okay, so this is my review after living in one of their Friendship properties for about 4 years. We had a pretty neutral experience with Nexus. Frankly I was scared to rent from them because I had seen all the negative reviews but we decided to go through with it because I know people tend not to leave reviews for experiences that were just okay or fine.
We rented a 1.5 bedroom in a split-up Victorian house.
The good:
-they allow pets
-I had some concerns about pet smells before moving in so they entirely replaced before move in
-maintenance is usually pretty responsive. they always addressed the issue but the wait times varied. All the maintenance guys were courteous
-rent was cheap, especially considering the area we were in. The rent increases were fairly nominal from year to year.
-no major problems with the apartment. Never had bugs, plumbing always worked, appliances always worked, etc.
-common areas were frequently cleaned
The bad and less-than-ideal:
-management is not always responsive. Sometimes they would get back to me and be very helpful, and other times they would straight up ignore me. Luckily these were mostly minor issues that I was eventually able to solve without management but it still was annoying
-I had some concerns about the building itself. A couple times we had trouble with our ceiling leaking; one was resolved appropriately, the other seemed like it needed more investigation but they basically just replaced the ceiling tile and hoped for the best.
-snow removal was a joke. I get that they might be understaffed or whatever, but waiting 3+ days to have someone come shovel and salt was unacceptable. Then when they did finally show up, they did a shoddy job and didn't bother to shovel the public sidewalks, which IS their responsibility. the house was a corner lot so that's a loooot of sidewalk to leave icy and shitty for people (including your own tenants!).
-the stupid admin fee for the website that you use to pay your rent. Again, not a huge deal but it did add up to an additional almost $150 a year.
-some safety issues took a while to get addressed. Usually this had to do with the porch railings
And finally, my biggest bone of contention:
We had no control over the thermostat, yet we were still on the hook for the bill, which was split up between tenants based on apartment square footage. Here is what I figured out was going on: the one thermostat for the building was located in the cellar. Maintenance, for unknown reasons (maybe they had concerns about the pipes freezing?), would set the thermostat to the 70s. But the cellar, being partially underground and not well-insulated, was never going to get to 70+ degrees. So what happened is the radiators would be running like crazy, nonstop, heating up the apartments to an unbearable temperature. My spouse and I would be in tank tops and shorts in January, sweating, with the windows open. We were on the second floor, so I thought maybe we were just getting the heat from the first floor, but every year the first floor neighbors would also complain and have to open their windows as well. And our heating bill would be exorbitant. One month we paid $160 for heat for a 1BR apartment.
Every complaint to mgmt went unheard, even when we all signed on to an email to them. They told us, too bad, so sad, and deal with it by opening the windows. Not only is that not a solution (it'd just be 85 degrees with gusts of 15 degree air), but it was wasteful in terms of resources and money. Not wanting the pipes to freeze is one thing, but you don't need to heat a place to the 70s so that they don't freeze. Oh, and before you ask why we didn't just change the thermostat in the basement, it was behind locked doors.
Ultimately, we had a totally okay experience renting from them. They drove me crazy at times but luckily the good tended to balance out the bad. When looking for new apartments we did look at some of their other units, and only didn't go with them because they weren't quite what we were looking for, not because of the management.
Also, one of my biggest fears was not getting our security deposit back. My suggestion is to have an agent do a walk-through with you and mark down on the sheet any problems. Be thorough, take pics, send to them via certified mail. I think we got back about 90% of our deposit.
So, be vigilant going into a contract with them, document things, listen to your gut. I probably would rent from them again, all things considered, and after reading the fine print. Obviously it was worth it most of the time because we stayed for several years. Hope this helps someone. read more
