These apartments are very nice. The buildings are well built and very strong. Guess that's because they were built back when builders took pride in their work. They look excellent for their age. And the staff is the best I've seen in Illinois. They treat you like family. The maintenance is quick and responsive. This is a great community. Nice nature landscaping. Beautiful buildings. And close to nature. And the apartments are nice and roomy. And great heat in the winter. I highly recommend this community. You won't regret it. I have had just as bad as an experience with this place as I could during the 17 months I have lived here. TOO MANY DISASTERS AND PROBLEMS. I have had to deal with flood damage, lousy neighbors, cruddy fixtures, lousy maintenance, and pests during my time there. And, oh yeah, the staff won't mention the fact that thieves like to strike the area. If an apartment has the screen on its window cut on three of its four sides in a kind of 'U' shape, it had been hit by burglars. Ground-level units are particularly prone to getting hit. read more

DO NOT EVER MOVE HERE. I made the mistake of moving in 3 years ago. During that timeframe, I have experienced having no heat during the winter time, pest such as roaches, cracks in my ceiling, water stains in my ceiling from rain, the doors do not stay secure so anybody can walk into the building and anything else you could think of. Management is rude and very unprofessional. I went into the office on June 28, 2021 to report the water stain in my bedroom above my bed in my bedroom. That appeared when it rained really bad. The lady in the office that sits at the front desk (did not get her name) blew her breath and when I was explaining to her the same issue I had prior she continued to do work on her computer. At that point the property manager Nicola was sitting in a chair with her knees in it and bending over the desk telling me that I am not telling the truth about events that were documented. So, I was sent to do a surprise check-in on my colleagues daughter and roommate while I'm in town. I can definitely say this is a place for college students or anyone looking for an affordable yet "ok" option to have a roof over their head. This place is not about the details. For example, there's a wad of hair stuck in the paint on the wall in the bathroom the painters saw fit to paint over. Many aspects are outdated, like yellow 70's walltile in the bathroom and the fact that the air conditioning isn't Central air. The mindset here appears to be if it's in decent shape and usable without violation, keep it hence the yellow walltile. All isn't horrible however. This building is clean and everything is working. There are no visible signs of wear and tear although the dated style of cabinets, fixtures, etc. let you know they've been around a spell or two. Managment must hire maintenance workers who take little pride in what they do and operate without worry of meticulous standards being enforced.The apartment, nonetheless, is secure and so is the entry into the building from the security door. The fitness room is nicely kept with modest equipment and the laundry room, although slightly outdated, serves it's purpose and is secure to use at night. Finally, there is a pool for use by tenants. The pics posted are misleading given I saw nothing that warranted a county demolition crew. I'm happy that there must be new ownership who have improved drastically on what can be seen in previous photos. If you're far south and looking for a transition place when you can save some coins in a clean, no frills complex, this is the place for you. read more

Today makes day 5 and management have NOT communicated with the residents on the issues and when it'll actually be turned back on. The last message sent was 2 days ago stating heat and water will be turned back on but it hasn't. Management have been ignoring residents and show zero empathy to the situation. It's a safe area, a mix of trash and working folk. Although you might get a pot head next door or a person playing bass guitar all night. If your ok with gangsta (wannabe) folks blocking the through ways with their cars then your good. 5 years resident and no crime, once in a blue moon a puke stain on outside floor. ADVICE: It floods on basement floors, don't rent the bottom. Cellular activity is bad, you might want to stand by window to make a call. New Colonies is LITERALLY the worst place I have EVER STAYED IN! DO NOT STAY HERE! Rent Else where. There are so many things I can rant about but I'll simply tell you a few. If your looking for safety this is NOT The stop for you. The front doors are always kicked in/ broken into and the locks are never replaced. Literally anyone can just walk in to the building and get to your door. I've had SEVERAL energy saving reps, door to door sales ppl trying to sell me knock off purses and other random ass items. They knock on doors COUNTLESS of times because they have open access to the front door. The water for the sinks are a dingy BROWN/Tan color I have to run the water for about 30 minutes before the water turns to a lighter brown .(Totally humane right). Management won't do anything about the complaints unless you call fire/police department first. New Colonies has an infestation of roaches and when I complained to the leasing office the suggested I "poured bleach down the drain to keep them away" If you value life don't move here! read more

If I could I would give 0 stars. I have lived here for the past 3 yrs and I cannot wait to leave in December. The maintenance has steadily declined to the point where they don't bother to clean the hallways of the buildings anymore. Multiple people in my building smoke weed and the smell penetrates my unit to the point that I can't turn on the air vent in my bathroom because within 2 minutes the entire space is filled with the smell. They have taken away most of the amenities that attracted me in the first place, like being able to pay rent online. There is no longer an online portal to request maintenance, you have to call the hotline, however if it is not considered an "emergency " you will be left waiting for months. I have called to about a broken dishwasher for months. The guy came to look at my broken toilet, I showed him the dishwasher, he said I'll be back tomorrow to fix it and never returned. The washer in my building has been broken for 6 months now, forcing us to use the rental office facilities which cost more. The final straw is that my upstairs neighbor's tub is leaking water into my bathroom. I have been calling for months! The dripping has turned into a full on downpour and when I went into the office to complain they said that it was not an emergency and I'd have to wait in line. There is now a whole where the leak is and the ceiling will fall in any day now. DO NOT MOVE HERE. read more

Today, residents in building 308 received notices on our doors, stating that each family has been fined $350 for the cleaning fees for the hallway carpet and walls. See, there are residents in this building that smoke cigarettes and blunts, they leave their cups of ashes and cigarette ends all over the halls and stairwell, they have even been snuffing their cigarettes out all over the walls. Yet, ALL residents are being fined for 1-2 people that reside in the same household....this is unfair treatment and my family will break our lease to move out of this apartment complex. read more

I live here and I would NEVER recommend anyone to move here! I wish I would of known all of this before moving here so I want to help others. To begin with they only have 30 VISITOR PARKING SPOTS for 35 BUILDINGS and EACH BUILDING has 3 FLOORS with 6 APARTMENTS IN EACH FLOOR! They only give you ONE parking permit so if you have more than one car you better pray that you can find a visitor parking spot open cus if not your car WILL be towed. You can't invite people over because ALL THE VISITOR PARKING SPOTS are already occupied by people that live here because either A it's more convenient for them to park in the visitors parking spot or B they have their second or third vehicle parked there that they NEVER move so that means your guest will get their car towed by parking in a regular spot even when theirs a bunch of spots open. They have a SCAM going on with E&R Towing company where they both profit from this! I had my vehicle towed because I had a rental (while my car was in the body shop) that had an expired parking permit and I work Mon-Sat from 7 am to 6 pm and they're only open from 9 am to 4 pm Mon-Sat and that's if they have people coming in because if it's slow they go home even earlier so I couldn't walk into the office and get a new parking permit and I called every day on my lunch break and they NEVER answer their phones! I even told them I would need a parking permit for at least 2 weeks and still only gave it to me for a week said I could call and get it extended if need be well I did call and no one answered! Had to pay $220 to get my rental out and they wouldn't even help me with discounting at least $100 off my rent when I always pay my rent on time or before the date and at a time where we are going through a pandemic and a lot of people can't pay rent they still didn't care! I don't cause trouble here or anything and they still wouldn't help! I've been lenient with them even with how bad these apartments are on the inside! This is my second point! My bathroom water has a copper smell to it and at times it comes out brown! The bathroom ceiling leaks at times and I have told them multiple times about this and they still haven't fixed the issue! The closet door in my bedroom keeps coming off the tracks and also have told them multiple times about this and guess what they still haven't fixed it! The people that come in to "try" and fix your issues are not professional and don't know what they are doing or management won't let them do their job correctly cus they want to save money. The tile in my bathroom wall is coming off slowly and EVERY day it takes about 15 minutes to even get hot water going! Once you have the hot water going it goes from cold to hot you can't EVER take a good shower without getting nearly burned or getting hit with water that feels like ice! My bathroom door doesn't lock and they've NEVER even attempted to make a repair even though I told them multiple times! When winter first came the heater wasn't working for over a week or 2 I even had to buy a space heater! Still after dealing with all of this they can't help me! The disrespect is unreal and they don't appreciate anything or anyone! All they care about is getting your money! My contract will be over by the end of the year and I WILL NOT be renewing my contract! I'm at the point where I will be speaking to my lawyer about all of this and seeing if we can get them to break the contract due to all the issue I have going on! I have everything documented on film, paper, pictures and call logs! If you're looking for an apartment go somewhere else! read more

Do not rent here... As a long term tenant, the property management has changed several times... The surrounding has changed terribly.. Serveral break in's.. Drug usage, dirty hallways and laundry facilities... Been their 12 years and upon moving out.. They kept security deposit because " The carpet wasn't cleaned and there was a spot on the wall where the sofa was sitting." Now you tell me that they were going to rent an apartment with 12 year old carpet to someone new, Instead of replacing it.. And you telling me that you wasn't going to repaint a 12 year old paint job... Terrible!!!! For someone who was there for 12 years never once late on rent.. Take my advice and run from this place... This place is a total disaster. Poor management that feels that people that pay rent don't have a voice. The buildings are very nasty and a wreak with the smell of drugs and cigarettes. If you don't have any type of respiratory issues, you definitely stand a chance of getting one. They obviously don't have staff to clean the building. Someone comes down and dump carpet freshener on the floor and don't vacuum it up. They also have tons of dirt and leaves and paper all over the floors and expect you to be happy about your living environment. These buildings are hot in summer and winter. Poor air-conditioning; 90° outside, no air and management have the audacity to tell me, that it was not an emergency. Literally pouring down sweat trying to get dressed to leave my place. I pay too much money to live in something that feels like a bad hotel. Watch out when you're taking a shower, because you might get scalded, not temperature regulated. If I could give this place 0 stars I would. When my husband and I were looking to move in they definitely sold us a dream. The model that they show looks so nice, and it seemed really quiet. However, it was December so of course no one would be outside. As soon as we moved in, We instantly smelled cigarettes in my bathroom from the apartment next to us. We also smelled weed throughout the hallways. The apartment below us ALWAYS blasted music around 1am. More recently maybe starting about May or June the lock on both doors to get in the building was always broke. We've called the leasing office to make them aware, and we've also called maintenance to the problem resolved and all they did was use the bandaid method and never really fixed the problem. About a month ago (August) the handle to the building door has come off. We've called several times and nothing is being done. The leasing office really doesn't care and has no intention on fixing the several problems that have arisen. It is August 29th and neither the door locks or handles have been fixed. We don't think it's fair to pay this much money for rent and live in this type of establishment. We've asked what we would have to do to break our lease and the answer they gave was just absurd, so my husband and I have to stay here a couple more months in this tragic complex. All in All, I don't recommend this place at all !!! read more

Worst place I've ever lived. We moved here from the city in order to scout a potential home in the suburbs. We stayed here approximately 18 months. First winter, we had no heat for 13 days with no reimbursement. We had no hot water for almost a week with no reimbursement for rent as well. The lights went out in our hallway leaving the place pitch black for several MONTHS, we called daily but they refused to fix the issue. Every other apartment is domestic violence city, they let anyone live here. The water is undrinkable, the tub turns dark orange 1 day after a deep clean, its unavoidable. Half of my outlets never worked, most of the office staff is incredibly rude no matter what you're inquiring. The locks to our building broke multiple times meaning no one could enter or leave the building. On one occasion they attempted to charge me 75 dollars because their lock was broken, on another occasion the maintenance team refused to come out because he said and I quote "I've fixed that lock a few times before, I'm not coming out there to do it again." The solution? I had to take apart the lock with my own tools and rebuild it so the neighbors could get in and out again. They refused to adjust rent after that as well. Sewage comes back up through the hallways and bathrooms every other week. I could write a book on how terrible this place is. read more
