    I will not be able to recommend this management company to anyone in the future…read more I engaged Peggy for tenant placement services based on a referral from my agent, who assisted me in purchasing my first investment property in Orlando, as I reside out of state. My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

Jason answered all of my questions about The Realty Medics and their services and we decided to work with them. Once we signed the agreement I dealt with Emi and she was extremely friendly and helpful with getting our property setup in their systems. Once the property was listed they quickly found a qualified tenant and I was assigned my account manager, Eva. Eva is fantastic at communicating with me the few times there were issues with the property. She also conducted a market analysis when it was time for the tenants to renew their lease. My experience with The Realty Medics has really given me comfort knowing my investment property is taken care of well and that my husband and I do not need to worry about this aspect of our retirement plan. Prospective House had squatters ( not their fault) followed up with them…read morefrequently to see when we can go see the house after they kicked squatters out and repaired the damages. Once applied , the person dodged our calls and emails after taking our application fees for weeks and then finally said "oh someone else applied and it's pending". No one else applied before we did , the manager dragged their feet for weeks after 27 phone calls and 8 emails. I look forward to their response on this one with some altered fabrication of Reality.

    1 star is far too much for this company. Their lack of business integrity was astounding…read more While we rented, the consistent calls to have the couple of things repaired was a hassle. This was to the point that some were never repaired until we were about to move out (for the sake of securing the new tenants). For the things that were repaired, vendors were sent that unfortunately seemed bottom of the barrel which ended up requiring multiple visits... resulting in higher costs to our landlords. As part of our move-out process, we paid for professional, top quality cleaning. The home looked at least as good, if not better, than when we moved in. This company not only waited until after the legal due date to refund our security deposit, but they kept $500 of our money. Reason? Professional Cleaning. Just a disgrace! The staff was also unprofessional. Our landlords seemed like good people, but may have gone with Ameriteam based on price (maybe). Otherwise, I don't see any reason why someone would go with them. Landlords, Don't be fooled... price isn't everything. if you care about having happy, satisfied, long term tenants that renew their leases; and you want to actually have your properties managed with respect and integrity... Look Elsewhere! And Tenants... for your sake, please don't consider any property managed by this group.

We got charged with a $300 cleaning fee, a $170 carpet fee and a $195 repair fee. We were there for 6 months and carpet was only in 3 of the 4 bedrooms. When we moved in, we complained the master bedroom carpet smelled like dog, and they said there was nothing they could do. Hopefully, with the carpet fee we paid, the next renter will not have that issue. As for the repair fee, I'm sure we paid for the outstanding items that we reported (cabinet doors and pool screen,) which were also there upon arrival. Hopefully Ameriteam used that to support the new renters as well. We also had a cleaning lady come before we left. Basically we were shorted $665 dollars for things that were not normal wear and tear. They are very money grubbing, unwilling to work with clients and basically looking for a dime since the rental market is bigger than the sales market. It's not always possible to choose if you really like a house, but if you get the option DO NOT RENT anything from this company. In regards to the company's comments below (updated 12/9): I agreed to the lease break. I didn't mention the fees for the early lease break in the initial review. They were stated in the initial agreement and very clear, hence why there was no complaint in that area. The complaints were the available due back, home repair services and additional fees on top of the the lease break, which were extremely high given the short duration of our stay (after complying with the lease break agreement.) Please understand this is not a complaint of Florida law, but of the lack of service and integrity in the flexible dollar amount due back. I do appreciate the quick response, this is a first. We just now received final amounts from an October 13th move out (received December 8th.).
