I had to move out for A MONTH due to water issues and was weakly compensated. They also "forgot" to inform my roommate and I the problem was fixed, until I emailed asking about it A WEEK AFTER EVERYONE MOVED BACK IN. They also have a history of stealing deposits from people. You will never receive your deposit back no matter how spotless your apartment is, or how many picture you have taken. They will charge you up to $350 for cleaning fees to clean something that is ALREADY clean. I am honestly doubtful they actually hire cleaners at all. Whenever I moved into my property it needed to be sweeped, the toilet wasn't "professionally cleaned" by any means, weeds, lightbulbs missing, etc . So I'm sure they are stealing most peoples money. I have rented from multiple other properties and they have never stolen the deposit like this company. I AM NOT THE ONLY ONE THEYVE DONE THIS TO. "Deposit" is literally one of the recommended search words for reviews on here. That's how you know how bad this problem is. They'll say it's in their contract but even if you hire someone, they'll STILL charge you. When you move out you're given an extremely extensive list of requirements, some of which included "mowing grass", "replace burned out lightbulbs", etc. but, I moved in and neither of these things were done. Interesting. I understand the carpet cleaning fee is detailed in the contract, but the $200 for a house cleaning fee..? Mind you, THE HOUSE WAS ALREADY CLEANED. Furthermore, the property manager Susie Dunning is rude and obviously resentful of customers. (Maybe pick a different career, like one where you're alone in a room, staring at a wall and don't have to talk to anyone. You'd probably be as useful to society!) She also accused my roommate of breaking a water faucet in her shower, when a mechanic told her so when he came for one of our dozen repairs. BUT NO FAUCETS WERE BROKEN. So Susie is on the phone accusing my roommate of having a broken faucet in her bathtub when I'm sitting in the bathroom staring at a perfectly intact faucet. LIKE WTF. Completely unacceptable behavior from a property manager. To have mechanic be spies?.. and straight up lie to try and get us evicted or something?? Susie also forgot to inform my roommate and I that the heaters were being turned on. So I had two grown men in my apartment and I completely unaware they are supposed to be coming. I check my email, and nothing. So I love the attention to detail to our personally safety and privacy. When I'm a young girl in my pajamas that's certainly not a pleasant feeling! Really appreciated that Steinborn! When I had a neighbor pounding on my door telling me I was parked in their spot and I emailed and asked Susie if we had assigned spots, no response. Love that. It is honestly a miracle that I have stayed in the lease as long as I did. Its best to look elsewhere unless you are extremely extremely desperate. Steinborn will never change their behavior because they are a leading property management company and can continue to hurt the people of Las Cruces. Steinborn needs to change their practices and staff, otherwise AVOID.

Unfortunately, the cleaners were not professional cleaners. It took me 2 months to actually get it clean myself. I had no walk through with them, so I did it myself in writing complaining about all that needed repair. I dated it and had Karen sign it. The refrigerator was so noisy it kept me awake at night. She finally replaced it after a month with another old refrigerators that defrosted into the unit. I had to use a large pot inside to catch the water. No replacement for that. The apartment came with a washer and dryer that smelled bad and the dryer sounded like it was full of sand. No replacement for that. Any time she sent a handyman, except for one, they looked and acted like they lived on the street. I refused to let them in my apartment. The one that was a professional refused to do any more work for Karen because she wouldn't pay him! Because I complained constantly about the apartment and appliances she said she would let me out of my lease. I was gone in 6 months. I still have friends that live there and all have the same issues. I wish that a complaint would be made with the realtors association that they would actually check out. Karen Stull is a negligent landlord.

BEWARE!! This is the worst rental agency to be associated with. I have rented for 8 1/2 years…read moresince 11/2014 and they are unprofessional, dishonest and irresponsible. I was the best tenant being an absentee only residing there for no more than 3 months out of the year. And since COVID in 2019 I was only at the rental a total of 20 days. They increased my rent $100/mo. after placing a poorly installed screen door and promising quarterly furnace maintenance which they never did. Work requests go unanswered and essentially were never done properly. I complained about a screen door since move-in and 6 1/2 years later I finally get a cheap, flimsy screen door that would get stuck on the inside latch and you would have to punch the latch to go out. That is not safe in an emergency! So this door was worse than the original damaged and defective door. There was a 1 inch+ gap that allowed all the dirt/dust and critters to come into the home and it was missing the air cylinder on top of the door and the base guard so it slammed against my heel causing a flap laceration. See photos. They did not inspect the workmanship and 16 months later when I arrive the entire 3 bedroom home was filled with a cloud of dust which took days for 2 neighbors and me to clean and 3 large air filters. I also had severe allergies which I had to take medications. I primarily rented this home because I was told it had a fireplace that was functional but it never worked and they never repaired it. False advertising! They never landscaped the home and when I asked for gravel/rocks to prevent tracking of goat heads in the home and painfully stepping on them, the owner refused. They never fixed a fan that didn't work. After all the headache and foot injury they put me through they have the audacity to send me to court to pay the last months's rent plus late fee that I was with-holding because they have my security deposit which I knew they would not give back based on previous negative feedback from other tenants. They did not hold up to any of their agreements. They are only quick to demand rent payment .but do not respond to work issues. They always received monthly payments via AUTOPAY for 8 1/2 years!. On 5/10/23 Rosa their assistant delivers a 3 day notice for nonpayment of my last month's rent when my neighbor and I were present cleaning the home. We informed her I would not pay the last month's rent due to their negligence. We directly complained to Rosa about the door. But did they do anything to fix the door?!?? Then they file court proceedings to appear in front of a Magistrate without being served because I already left the premises before the end of the month. They have the audacity??!! Seriously, would anyone in their right mind rent from these people based on my review? I am the one that will sue for damages and duress!!

Rosa is the absolute worst and most unprofessional office manager/property manager I have ever dealt with. Once you are their tenant or homeowner do NOT EVER plan on Rosa/Matt speaking to you on the phone or in person. I'm disgusted with the treatment my family has received from these people. Rosa took us to court over $275. She did not get the outcome she wanted so now she has inflated charges, such as $45 for mini blinds, to be vindictive. Rosa and Matt will not answer my calls or texts or make any attempt to professionally resolve this. There are better property managers in Las Cruces, go elsewhere!
