I was looking for somewhere to live that is safe (casitas is gated 24hrs, unlike other apartments/condos). After looking at MANY different places to rent over one weekend I decided right away that we were going to live here because it was the nicest place for the price. You get enough space, amazing sunset or mountain views, beautiful well maintained property and luxurious amenities. It's like living at a resort! We loved renting there so much that we are now in the process of buying a unit. You will simply not get anything else like this in Las Cruces. There are a mix of people who live at the Casitas including : Law enforcement, students, retirement, young and middle aged professionals and families. The Casitas hosts different events such as poker nights, holiday parties and pot lucks so that you can get to know your neighbors better. To who ever wrote a negative comment- I am sorry to hear about your unfortunate experience. She may have had a bad experience but I assure you that it's not like that at the Casitas. I have made friends around the condos and everyone seems to love living their. If you live under someone, you should expect occasional thumping and that just comes with condo living.. Erika is probably one of the most sincere people that I have met in Las Cruces and if you meet her you will know what I am talking about. She is in no way dishonest or shady. I wouldn't let one comment from the thousands of people who have rented affect the way you think about this place. I have high expectations and those were met living here. When I requested written rules, she said "I'm telling you the rules ". Also charged my security deposit for routine maintenance (like changing the smoke detector batteries that were not beeping) and cleaning when the apartment was clean. They require you to provide a receipt for cleaning carpets in the lease so I can't object to that but other than that, my regular cleaning person cleaned it and she is a world class cleaning person. I lived there for a couple of years in corporate and non corporate units and it wasn't until recently that it started to deteriorate

I had to move out for A MONTH due to water issues and was weakly compensated. They also "forgot" to inform my roommate and I the problem was fixed, until I emailed asking about it A WEEK AFTER EVERYONE MOVED BACK IN. They also have a history of stealing deposits from people. You will never receive your deposit back no matter how spotless your apartment is, or how many picture you have taken. They will charge you up to $350 for cleaning fees to clean something that is ALREADY clean. I am honestly doubtful they actually hire cleaners at all. Whenever I moved into my property it needed to be sweeped, the toilet wasn't "professionally cleaned" by any means, weeds, lightbulbs missing, etc . So I'm sure they are stealing most peoples money. I have rented from multiple other properties and they have never stolen the deposit like this company. I AM NOT THE ONLY ONE THEYVE DONE THIS TO. "Deposit" is literally one of the recommended search words for reviews on here. That's how you know how bad this problem is. They'll say it's in their contract but even if you hire someone, they'll STILL charge you. When you move out you're given an extremely extensive list of requirements, some of which included "mowing grass", "replace burned out lightbulbs", etc. but, I moved in and neither of these things were done. Interesting. I understand the carpet cleaning fee is detailed in the contract, but the $200 for a house cleaning fee..? Mind you, THE HOUSE WAS ALREADY CLEANED. Furthermore, the property manager Susie Dunning is rude and obviously resentful of customers. (Maybe pick a different career, like one where you're alone in a room, staring at a wall and don't have to talk to anyone. You'd probably be as useful to society!) She also accused my roommate of breaking a water faucet in her shower, when a mechanic told her so when he came for one of our dozen repairs. BUT NO FAUCETS WERE BROKEN. So Susie is on the phone accusing my roommate of having a broken faucet in her bathtub when I'm sitting in the bathroom staring at a perfectly intact faucet. LIKE WTF. Completely unacceptable behavior from a property manager. To have mechanic be spies?.. and straight up lie to try and get us evicted or something?? Susie also forgot to inform my roommate and I that the heaters were being turned on. So I had two grown men in my apartment and I completely unaware they are supposed to be coming. I check my email, and nothing. So I love the attention to detail to our personally safety and privacy. When I'm a young girl in my pajamas that's certainly not a pleasant feeling! Really appreciated that Steinborn! When I had a neighbor pounding on my door telling me I was parked in their spot and I emailed and asked Susie if we had assigned spots, no response. Love that. It is honestly a miracle that I have stayed in the lease as long as I did. Its best to look elsewhere unless you are extremely extremely desperate. Steinborn will never change their behavior because they are a leading property management company and can continue to hurt the people of Las Cruces. Steinborn needs to change their practices and staff, otherwise AVOID.

Unfortunately, the cleaners were not professional cleaners. It took me 2 months to actually get it clean myself. I had no walk through with them, so I did it myself in writing complaining about all that needed repair. I dated it and had Karen sign it. The refrigerator was so noisy it kept me awake at night. She finally replaced it after a month with another old refrigerators that defrosted into the unit. I had to use a large pot inside to catch the water. No replacement for that. The apartment came with a washer and dryer that smelled bad and the dryer sounded like it was full of sand. No replacement for that. Any time she sent a handyman, except for one, they looked and acted like they lived on the street. I refused to let them in my apartment. The one that was a professional refused to do any more work for Karen because she wouldn't pay him! Because I complained constantly about the apartment and appliances she said she would let me out of my lease. I was gone in 6 months. I still have friends that live there and all have the same issues. I wish that a complaint would be made with the realtors association that they would actually check out. Karen Stull is a negligent landlord.

I move a lot and over the years I have rented two properties from Mathers. As far as landlords go,…read morethey are decent. They are neither impressive nor disappointing; they are what I would expect and take for granted in terms of service in (Las Cruces I would highly recommend Stull Realty if you need multiple bedrooms!). Mathers takes a little bit to get to your maintenance issues; they only answer calls on a first-come, first-served basis, regardless of the nature of the problem, except during after hours emergencies. They DO have an after hours line, though it is clear from the two times my apartments flooded (once due to a broken water heater and once due to an upstairs neighbor) that the after hours people are instructed not to send out personnel unless the damaging nature of the emergency is clearly conveyed. (e.g. "water is leaking onto carpet" or "the drainage is causing permanent structural damage to the ceiling"). Just keep this in mind if you have to call on weekends or after hours. There is little personalized service involved in business transactions with this company, though service is speedy. They do not know their renters by name or location but they are polite and efficient. I think they manage alot of properties for alot of individuals. They are NOT good at going to bat for renters. When my water heater broke right before a key job interview, I had to stay at a hotel because they were slow to replace it because the owner did not want to pay. Also, when I got married and right afterwards our air conditioner broke, we were displaced for a week due to the heat. They gave us a deal on the rent for that month, but not a very good one considering the inconvenience, and they did not offer, we had to ask. Next time I will make a claim against my renter's insurance because this lengthy of inconvenience is not acceptable. However, all things considered, as a management organization, Mather's is better than others I have had in this area. If I could give 3.5 stars I would since I can't I am rounding up for at least some effort on their part.

I guess you get what you pay for. I got a huge 2 bedroom apartment and only pay electric for about 450 a month. I didnt think my location was too bad until I lived there for about 6 months and I got to experience the staff and the type of neighbors that come with the territory. If you have already checked Mathers' properties you can also tell that they are ALL roach infested. Every property I visited had dead roaches on the floor next to the stove, in the bathroom or in the closets. And no they aren't WATER BUGS because there are no pools in the majority of their properties. So look closely. Another thing is that they hall have a smell that come with the property/apartment. Whether it be ethnic food or B.O., or whatever prepare for a stench. I would stay away from Mathers, just lay off a couple beers or going out to eat and save another $50 - $100 bucks and you could find a better location that isnt Mathers. Trust me, it WOULD BE WORTH IT!

There is NO mention of this on the lease Also they will make up FAKE damages, and absolutely without a shadow of a doubt charge you to exploit you. They tried to charge me $150. To replace UNDAMAGED $15 blinds. The amount of manipulation they used to falsely and blatantly tell me that 25% of $1200 was $388 and charge me for it Scam and fraud.

I read an email from Dominic stating exactly what to say how to word it, with a note at the bottom of the email stating if he exposed this Dominic would evict him and black ball him so he wouldn't be able to rent in Las Cruces. You will notice many more 1 star reviews, read them fully. Do not trust the 5 star reviews the are most definitely fake. You will notice most of the 1 star reviews have a common theme. Unfortunately my sister still lives in one of his properties, almost 8 years now, and still the broken windows have not been replaced, my sister has taped over them in hopes to keep the pieces in place so the pieces don't continue to fall out and the whole become larger. For $2500 a month you would think he would make repairs such as that. I let everyone I know who is looking for a rental company to manage their homes, DO NOT CALL DONA ANA PROPERTIES, HE WILL NOT RESPECT YOUR PROPERTY. There are much nicer, friendlier, respectful rental companies to go with. THIS IS NOT ONE OF THEM. MY OPINION THIS IS THE ABSOLUTE WORST COMPANY TO TRY TO DO BUSINESS WITH.
