Rachel, my real estate Agent, was aware of my concerns about buying older homes and the issues that can come up. I knew I would most likely need to spend some money, especially on an older home, but I did not want to be blindsided. Rachel mentioned how she used Ken, All Around Inspection with one of her other clients, who was also particular and had many concerns, and how happy her client was with Ken. Rachel explained how Ken was extremely knowledgeable, and answered her clients numerous questions. She loved how Ken was especially detailed oriented and took the time to answer all concerns. I am also extremely grateful my realtor who worked tirelessly to find me a house she knew I would be happy in, and who had my best interest at heart. After Ken, All Around Inspection, inspected my potential new house, he found mold all throughout the attic, tootsie roll sized animal feces, and informed me that the roof would need to be replaced in two to three years. Ken was highly professional and extremely patient with all of my questions, and took time to throughly inspect my "New Home." Ken remained neutral and completed the inspection in roughly two hours; the next day I received a thorough report from Ken. Because of the mold issues and the animal feces found in the house, I was able to cancel my contract. A couple of weeks later, I found another house I liked; made and offer; and contracts were signed. Ken, All Around Inspection, did a thorough inspection which took about two hours, answered any of my concerns, and the next day I received a detailed report with pictures from Ken. This "House" had asbestos, and other hazardous issues. Needless to say, I canceled that contract too! Thank you Ken for your integrity; and for your hard work, and for always remaining neutral. Thank you for the specific and detailed report with clear pictures too. I just can't thank you and my real estate agent enough. Laurie S.

(I only got the okay to set up an inspection on Saturday.) I'd expected only to be able to leave a message and not set up anything until they opened for regular business hours on Monday. Being able to do it over the weekend enabled the inspection to be done at the very beginning of the 5-day period specified in the contract with the seller. As for the report, you couldn't ask for it to be any more complete or any more promptly delivered. The report is long but presented in a way that makes it very easy to go through and understand. The email by which the report was sent had a short video link about tips for maximizing the benefits of the report. Even that had worthwhile info. As for the inspector, Paul LeBeau, what a knowledgeable, experienced, competent and conscientious guy. Over the years I've learned to do a fair number of fix-it things around the house (a little electrical, plumbing, carpentry, etc.), so I have some basis for saying what I did about him. I think I've raved long enough, but I meant everything I said.

Our realtor suggested Ray and I'm so glad we worked with him during the home inspection. He was really nice and explained the whole process to us. We had to change the time of our appointment and he was accommodating. Throughout the inspection he made sure to inform us what he was looking for and why it was important. He brought my boyfriend down to the basement with him to check the electrical stuff and taught him a bit about what to do with it (sorry, I don't know much about that so that might have sounded silly). He took pictures to document the inspection and got us the finished report within a few hours of being there. He allows you to pay after, but we prefer to pay up front for services as a show of good faith. We took a picture with him (again, first time buyers - I'm excited about everything!) and I'll post it here, too. If you're on the fence about who to work with, I'd recommend Ray in a heartbeat! Feel free to send a message to my account if you want to know more from someone who was an actual customer.

I think our inspection only took about an hour and a half, which in my opinion was very short. I have had other inspections last closer to 4 hours. No major concerns were brought up during the inspection, only electrical. We decided to move forward with the purchase and bring forward concerns with electrical to which we were able to work out with the seller. Within one week of moving, we were able to find water damage in multiple areas of the roof, in the crawlspace, etc. Funny, given the fact the inspection took place after heavy rainfall the night prior. Major things missed during inspection roughly 20k worth of expenses. I'm not sure I would ever recommend them. Although they seem thorough, they missed a whole lot.

Their inspection report was very anemic consisting of only about 20 to 25 pages. They spent 80% of the time just showing me the electrical outlets and that was the least of my concern. Most everything they found was visible to the naked eye. I had to pay for an additional inspection for the foundation and crawlspace. And they refused to credit me or refund me a portion of the $600 fee. If you want a thorough inspection, please avoid this company. They missed several key problems.
