Tom Witt called me to schedule an "inspection" and as it turns out it wasn't really a building inspection, it was an "appraisal". After repeated missed appointments, Tom finally showed up early and unannounced (my buzzer code is on the door). The results were full of factual errors, 20% less appraised value per square foot than older buildings next door. Very poorly done. He shook me down for financial documents and later I found out that he had no right to do that. Don't bother confronting them with factual errors because it appears are just getting paid by the bank to deliver the lowest appraisal (not inspection) possible. This review is specifically for Tom Witt who manages my apartment at 3220 N. Wolcott. It's really a 3.5 star rating, not quite a 4-star but better than a 3. Overall, Tom is a good guy and a good landlord. He takes care of our issues in a timely and satisfactory manner. He is pretty flexible, reasonable, and easy to get a hold of. My one complaint is the back yard of our place isn't maintained very well, even at our request. It could use some landscaping and removal of overgrown shrubs (which are really weeds according to my landscape architect friend). However he does come through and take care of most of our requests in a timely manner. read more

Mark Emmerich appraised my home. He spent approx. 15 minutes inside my house. His report had several factual errors and he valued my property at a ridiculously low number. When our attorney/realtor pointed out the errors, he refused to adjust his number and our buyers could not obtain financing even though they were approved for substantially more than they offered. The value made no sense in view of the comps and his conclusion was inexplicable. read more

858 West Newport - Mountain Appraisal /Tom Witt Properties. I disagree with the rating of this company. In my 10 years of living in many Chicago apartments buildings, this is by far the worse. Tom Witt is more of a slum lord than a land lord. He obviously over paid for the dwelling, which is why he can't afford to maintain it. * For future apartment hunters: Keep in mind - The sinks both have a consistent sewage smell. You will go thru a dozen light bulbs per month, both the standard type & the long term bulbs. Meaning the electrical work on the property is out dated, try falling asleep to an annoying high pitch sound coming from the walls, or the fear that each time you turn on the kitchen lights you will be shocked. In order to turn the light on in the pantry you must use a ladder, not provided by Tom. Let's go outside... There is about 3 or 4 months worth of dog poop in the front yard as well as the back yard. There is an unsecured laundry room with no lights, or seldom working lights, be cautious as there rat droppings in many places. If you move into unit 1, try to get Tom to pay for the heat as Unit heats the laundry room in the winter & there is no INSULATION in the kitchen floors - Any heat blown in sneaks right back out. There is much more, but no reason to complain as nothing gets done. For those of you new to Chicago, TRUST ME - There are much better places out there for the same or less money, just look a little harder. read more
