Over the course of days of sitting on this floor, Im getting rashes on my bottom, and the smell is lifting. I had to damn near fight for a deep cleaning service to get out here before I was finally approved. We had a gnat infested fridge that they didn't think to get rid of before we even moved in. So that started with us having to spend money on removing the gnat infestation ourselves. Ridiculous. Upstairs neighbor was a family with 3 children on top of a working single person, and that's fine and dandy til the noise complaints were frequent to the point of calling the police. I tried to be hopeful after that, but it's hard to. Leasing does not really care about fixing your problems, whether that be work orders or even general issues with neighbors. Specifically, i was placed in a unit where we are next to the woods, and just my luck it's connected to another complex where people walk through and pass my window ALOT. I can't even feel fully comfortable opening my window because of it. People walk their dogs next to the window meaning I'll have to smell feces at some point which is very infuriating. Why isn't that path covered??? I've had a next door neighbor peek in while i was having a private moment, and he tried to play it off by saying he was chasing away cats!! The way he went about coming towards our window has really made me not want to open it ever, but i need the fresh air. Also the bugs are horrendous. They get in through alot of the cracks that they haven't sealed, and it's demotivating. There's gonna be cracks and breaks in alot of places when MOVING IN, and you should log it all first day so they won't charge you for something that was already there. The agent I've met since being here has quit soon after I got moved in, thanks to her. She was super helpful, but even she admitted alot of the agents didn't care much or didn't really know what they were doing. The office has went through plenty of agents, and it seems like they'll just hire anyone, considering most of them are rude as hell. I've put in a work order for a drawer tha literally keeps breaking when they come "fix" it. I haven't had an update on the piece they were ordering for it yet. Continuously having to put in work orders, when YOU were promised they would come back NEXT DAY. and STILL not fix it. I would rather not stay another lease here, even if I was desperate.

I was shocked as I entered the property because I didn't know it was this expansive or nice to the eye at least. This is a gates community. The gate does work. I mention that because some properties are gated but their gate does not work. The property was very clean. There was no loitering, loud noise or other issues that I could spot as I was passing through. I did not see anything out of the ordinary. The grounds are very up to date. This complex has to be less than 20 years old. Do the research but it looks fine from the outside.

I first lived at AMLI Piedmont Heights in 2021 and had such a good experience that I chose to move back in 2023. At that time, the office staff was friendly and understanding, and I had no complaints. Unfortunately, my experience from 2024 to now has been very different. One of my biggest concerns has been safety. During 2023-2024, there was a serious situation where a stranger was given access to my apartment with a key by someone employed at the complex. After this incident, my locks were changed, but I was only given one key even though my lease stated that two keys would be provided. This was already concerning. On June 9, 2024, I lost my key around 8-9 PM and immediately contacted the office. I was told I would be charged $200 for a replacement because a locksmith was needed. I had an early morning flight and a family emergency at the time, so I agreed under pressure. After reviewing my lease later, I found no clear statement showing a $200 replacement fee. Management referenced Page 2, Section 9, but it only mentions keys generally and does not list a price. I also later learned from a former employee that I could have received a replacement key free of charge if I had waited about an hour and a half, which made the charge feel excessive and inconsistent. After I posted a review about this situation, the fee was removed and I was asked to take/change the review down, which I did. More recently, on March 11, 2026, I was notified that I owed five months of retroactive pet-related fees along with a one-time fee and an additional $20 monthly charge. I understand pet policies and I am willing to follow them, but prior to this notice I did not receive emails, written warnings, or any documentation stating I owed these fees. The situation arose after an individual in the complex began taking photos of residents' dogs on balconies. I was informed by a leasing office employee that this individual was upset due to a personal matter involving his girlfriend and a dog trainer in the complex. After noticing that a photo of one of the dogs I occasionally sit was taken between my balcony bars on February 9, 2026, at approximately 1:21 PM, I receive an voice mails pertaining about the puppy and I immediately contacted the leasing office to explain that I occasionally dog-sit and would comply with any required policies. I was told someone would follow up if there were concerns, but no one did. But this not surprising due to the lack of responsiveness to phone calls and the frequent absence of staff in the office. There are also ongoing property concerns, such as excessive dog waste around the property that is not consistently addressed, which affects the overall cleanliness of the community. I chose to live here again because of my positive experience in the past, but the lack of communication, inconsistent charges, and safety concerns have been extremely frustrating. I am simply asking for fairness, clear policies, and better responsiveness from management.

That is, until she completely ghosted us and dropped the ball on the application process. We were told multiple times, at the tour and leading up to applying, that we could recover our administrative fees (not the application fees) if we decided not to move forward or if our application was denied. Well, once we saw how poorly things were going and how the leasing consultant dropped off the map, we got a bad feeling and decided to back out and request our money back. After no response initially when asking when we would get the fees back, the leasing consultant tried to be clever and left a message for my (grown but much younger) roommate /family member whom she had never dealt with the entire time except for meeting them at the tour. As she was being avoidant with me, I guess she thought this was the weakest link.(This is absolutely untrue! Interestingly, as soon as we pulled up for the tour - before even going inside - my roommate said "THIS IS A NO". This is a very intuitive and wise person whose vibes about something are always very strong and accurate.) She stated in the voice message that the application never went through and that because of this, we couldn't get our administrative fees back. We did our part and had evidence we did. So, why? I'll tell you why. SHE didn't do her part to get it to the next stage of processing, whether purposely for some reason or inadvertently, and as a result, we had to pay the price for this - literally and figuratively. She took no ownership for this, but if it was purposeful, then why would she? I wonder what happens to the money because it doesn't just end up in a black hole. Someone has it. Seems unfair and unethical. I called their home office about it, but no one ever responded. Can't say that's surprising because the pattern of poor service often trickles down from the top. I'm actually glad we didn't end up living here. Even though the overall score on other review platforms is acceptable and some are high, many of the specific, less positive reviews share common themes. Additionally, everyone has a different standard of excellence depending on their personality and prior experiences elsewhere. Sometimes that thing that seems great, really isn't. It's only an improvement from the prior. (For example, if we were previously unhoused, then ANY home - no matter how bad - might seem amazing.) In summary, this place seems professional and nice at first, but the true colors eventually come out and the facade is evident. Definitely beware of wolves in sheep clothing here. I do not recommend it, no matter how pretty, new, and shiny it is.

Back then, Michelle (amazing!) and another woman were working the office. They were always kind and handled any maintenance matters with cohesion and swiftness. As for the maintenance staff themselves, the same older gentleman has always been respectful, knowledgable & very helpful to me when I needed his team's services. Fast forward a few years and the kind staff has been replaced by manager Jabriel P, whom I felt did not always handle matters with ease and certainly not swiftness. While he worked there, I found I had to repeatedly call back to follow up on maintenance requests to ensure they got completed. This was an inconvenience as they only answer the office phone very early in the day. Luckily he was not employed there long & now there are two more kind women in the leasing office as of 2022. I say all this to say: Your experience will largely be determined by the competency and professionalism of the leasing managers. As for the apartments themselves, they look like the brochure pics & I dont have any complaints. Neighbors are generally hard working family people who mind their business. Occasionally, there will be a few kids playing in the parking lot, but nothing crazy. There have been break-ins in the area, but I suggest a security alarm or Ring device for added safety. I moved here after visiting a friend and while Stonetree is not perfect, it offers good value and spacious apartments. They also allow dogs for a fee. I feel comfortable recommending these apartments to anyone; come see for yourself!

I waited until the end of my entire lease term before writing this review because I wanted to give…read morean honest and thorough account for anyone considering living here. I do not recommend this complex. When I first moved in, I was excited. The building looked nice during the tour and the leasing office staff were friendly and very communicative. Unfortunately, it did not take long after moving in to realize that the experience did not match the initial impression. One of the biggest issues was the cleanliness of the building. The hallway that leads from the leasing office to the model unit does not reflect the actual condition of the rest of the building. The floors throughout the residential hallways were frequently dirty, with urine, food, paint residue, and trash left in common areas. At one point I even found a used condom in the elevator. I reported this to management and provided photos of the trash and unsanitary conditions, but the issues continued without noticeable improvement. Pet owners should also be aware that there is very limited space to walk your dog. During the tour, ask to see the "trail" where dogs are supposed to be walked. It is essentially a narrow strip of road behind the building near the train tracks. Many times it was filled with dog waste, making it very unpleasant and stressful for pets to use. When residents brought this up to management, the response was that there was little they could do other than occasionally have landscapers place hay over the area. Another major issue during my lease was the fire alarm system. The alarms went off multiple times in the middle of the night, forcing residents to evacuate the building. On one occasion the alarm went off for more than three hours and even the fire department had difficulty stopping it. Management later said it was caused by a leak in the building, but there was very little communication or concern shown for residents who had to wait outside in the cold and rain, many with children and pets. Parking can also be inconvenient for guests. Visitors staying longer than three days are required to pay for parking. Otherwise they must park in the uncovered public area outside the deck near the restaurants, which is not secured. My final concern is related to package security and management response. Around the Christmas/New Year period, a package belonging to my partner was stolen. We later discovered that the package had been moved by management from its original delivery location in the mail room (where cameras operate) to the package room floor, even though there is a sign stating that packages should not be placed there. During the investigation we were also informed that the cameras in the package room were not functioning, leaving residents with no way to identify what happened. The situation eventually involved a police report, but management stopped communicating with us about the issue. As residents who paid rent on time and did not cause issues, the lack of accountability and follow-through from management was extremely disappointing. After not getting help from the onsite team, I reached out to corporate and spoke with the regional manager, Leslie Thaxton, but unfortunately the response was no better. Overall, while the building may appear appealing during the tour, my experience as a resident was very different. I encourage anyone considering living here to ask detailed questions, tour the entire property, and speak with current residents before signing a lease.
