My aartment has been infiltrated with gnats, ants, and roaches, and I moved in a few days prior to September 2025. I am now escalating this to Harris County Environmental Public Health / Neighborhood Nuisance, in addition to the Texas Department of State Health Services's Public Health Sanitation. The so-called General Manager, Stephanie Sellars, is a complete joke. I almost slipped on trash in the hallway in front of my own doorstep due to the filthy neighbors. They do nothing to adhere to their own lease agreement. Perhaps, enforcing this in court will be my the next steps. I have photographs to substantiate each statement. It's ridiculous. It's mentally draining, and it's time a court steps in because taking my time out of the day when I finally decide to address the same issues over and over takes its toll, and they should be liable. AND it only looks clean in the hallways due to my ONGOING COMPLAINTS that I should not be subjected to, which takes away from working from home. I walk into this FILTH daily.

I want to share my experience with this complex so others are aware. Your vehicle will be towed if…read moreit isn't properly registered--even if you provided your vehicle information when signing your lease and assumed it was already added. Apparently, you are still responsible for registering it yourself. If you don't, you could end up paying around $350 to retrieve your car from a tow lot that's about 20 minutes away. When calling the office to ask about it, Jennifer said they could add the vehicle to the system at that point, but they couldn't help get the car back. Should have read the fine print was her only solution, even though the parking rules had been explained verbally different that only paid spots were restricted and other areas were fine). I'm glad others have had different experiences here--I just wish mine had been the same.

Okay--we ended up in a situation where we were between homes. We had stayed there before and…read morereally liked the people who ran the place. They had love it or leave it policy for 30 days--so it worked out well for us. Or so we thought. We vacate--a few days early even--no holes in walls, zero damage--kept place in good shape for the 4 weeks. There is a cat tax--for that one month we paid 2270.40 cents--for a two bedroom apt. That included cat rent. Now i get a bill for 274 more dollars on cat rent. What a scam. Be clear on any fees you are signing up for. They are not up front about this -if you use the 30 day exit. I would have recommended prior to this--but not anymore.

REPOSTING due to management deleting our review.... I'm following up again regarding the unresolved…read moreplumbing issue I reported over 48 hours ago. The water remains cloudy, and the odor has significantly worsened throughout my apartment. With an ice storm forecasted in my area, I'm very concerned this could lead to frozen or burst pipes and further damage or health risks. I need immediate contact and confirmation that this will be addressed as an urgent matter. I want to specifically recognize Dalia in the office for her outstanding concern and customer service. After days of issues with my sink and not getting a response, I went to speak with her directly, and she immediately took action. She called the emergency maintenance line right away and made sure someone came out quickly to inspect the problem. While the issue has been fully resolved, the emergency technician was actively contacting his supervisor to see if they could come out the same day, which showed real effort and urgency. Dalia genuinely listened, cared about the situation, and did everything she could to help instead of brushing it off. It makes a huge difference when someone in the office actually advocates for residents, and Dalia did exactly that. I truly appreciate her professionalism and dedication.

Bait and Switch - be careful…read more Villages at Parktown owned by Mission Rock Residential lured renters in with the promise of a private patio and a six foot fence. Private patio and six foot fence was advertised on their website in at least three different places. In addition, while taking a tour of the grounds, I asked what we could do for shade, since this is Texas, and I was told, by management, that I could put up a canopy. Well a tornado damaged some fences, mine lost one board, so Villages at Parktown owned by Mission Rock Residential, decided they would put up all new fences. The problem is they put up five foot fences instead of six. So now there is no longer a private patio, because the fence is only five feet, and well, the fence is now only five feet. To add insult to injury, Management of Villages at Parktown owned by Mission Rock Residential sent out notice that no longer will any shading devices be allowed on the patio. This is Texas people. No more canopy, no umbrella, no shade! It's really hard to enjoy a "private patio" they brag about on their website when it's 85 degrees at 7 am and you have a five foot fence. I reached out to Villages at Parktown owned by Mission Rock Residential management and I was basically told, in my interpretation, it's not in the lease and we can do what we want. I reached out again and asked if they would let me out of my lease since they lured me in with promises of a private patio, six foot fence and shade. I let them know I no longer felt safe because it was now easier for anyone to see into my patio and jump the fence. Villages at Parktown owned by Mission Rock Residential manager Nichole Harper, told me "we are not responsible for your safety" and would not let me out of the lease, and would charge me the full remaining amount on my lease and a penalty fee. I asked since all these changes were made without any notice to the renters, and they promised one thing and then took it away, would they at least meet me halfway. I was basically told, in my interpretation, to jump in a lake. I did send an email to the Director and the VP of Villages at Parktown owned by Mission Rock Residential and did not receive any reply. I am disappointed and enraged with the quality of the unit # 1835, when I moved in it was flea…read moreinfested and the washer did not work. Their pest control guy told me that it was eggs from the previous tenant. Note they signed a contract that the unit would be ready to move in just as I did to stay for the full duration of my lease. I say all of this to try to convey the irritation I endured on a daily basis, to briefly word that statement as professionally as possible. It was beyond frustrating, I was unable to move my emotional support cat in because of the fleas, I was bitten from morning to night on a daily basis until they were finally taken care of with gas. But not before they sprayed twice giving me hopes both times the nightmare was over. I had a hard time sleeping being constantly bitten, trying to track down and squash them by hand so that I could sleep. For the first month their in unit washer did not work which meant that I couldn't wash my clothes in unit to get rid of any flea eggs left on them from the previous tenant. How did no one notice? I didn't dare take them to someone else's house to risk spreading the fleas that their company left me with. It took multiple visits and me calling daily to get any update on the washer's replacement. When maintenance came to "fix it" they said that the motherboard on this one had been fried before, why wasn't it tested before you signed the same contract that I did and moved in a new tenant? I finally received a replacement and an "I'm sorry for your inconvenience." I know that their facility washes the gym towels in the model unit so why couldn't the community gym go without clean towels but I could live in a unit without a working washer? The apartment itself still has animal hair in the "fresh" paint job that they did before I moved in. When even still I found a sticky sap like substance all over the kitchen baseboards and drawers. If I am expected to clean before I move out, why weren't the previous tenants or their staff held to the same degree? Maintenance constantly uses parking spots for their golf carts around 4-6 pm when they have a driveway and garage causing many of us to park outside the gates. At one point cars were being stolen from our community, if we're paying well for gates, washing machines, parking, cleanliness, and security, why weren't any of these working when I moved in? What in the world are we paying for? The other tenants constantly break bottles in the pool and surrounding area, and rather than clean, or use their cameras to punish those responsible it they'll close the pool for a few days. I picked this apartment so that I could tan by the pool, and in my limited free time working 12 hour shifts and most weekends I find the pool closed more often than not. It's a non smoking complex with multiple smokers near my unit who smoke daily and nothing is done. The two room gym's 1 fan doesn't work, the soap dispensers are always empty, and can you tell why I wanted to leave early? I only ever received apology's, nothing substantial. The way they operate their business is unprofessional and disorganized. I attempted many times to receive any compensation for the nightmare I was put through and was met with an email stating that all of my concerns had been "addressed." No I'm sorry, no reduction in fee's, nada.

Avoid This Place at All Costs - Especially If You Own a Car…read more Living here has been one of the most frustrating experiences I've had with an apartment. The parking situation is a nightmare. There aren't enough spots for residents, and management's solution is basically to leave everyone at the mercy of the towing company. Instead of fixing the issue, they tell residents to call the tow company themselves if someone parks in the wrong spot. Worse, the towing company patrols like vultures. If your permit expires--even by minutes--your car is at risk. I registered my car, but due to a situation that was out of my control, the permit lapsed temporarily. It expired for 35 minutes. By the time I got everything back in order and went to renew it, my car had already been towed. It cost me $340 to get it back. Even guests aren't safe. If someone visits and you don't register their car right away, even if they're only there for a few minutes, it could be gone before they leave. Imagine walking out with your guest after dinner and realizing their car has been towed. That's happened here. Multiple times. The entire system feels like a setup to trap residents and squeeze more money out of them. This isn't just inconvenient--it's predatory. Don't move here unless you want to constantly worry about your car being towed from the place you live.
