A gorgeous home, indeed. I love this apartment because the strategic location, the well-maintained facilities and the kindest staff I've ever met. They always so understanding and responsive towards my request for anything I need in regards to my apartment. Unlike many other apartments, the ladies in leasing office work with me when I need to switch to a bigger apartment too. Karina, Sabrina, Sarah & Amber are amazing. They make you feel welcomed immediately when you moved in and every day afterwards too. They are the best leasing and maintenance teams you could ever expect to have. Never move into these apartments if you care about your peace, mental health, or your money. I 100% agree with all the 1-star reviews. Everything they say is true. The staff will tell you one thing today and something completely different tomorrow. They rarely take responsibility for anything and always seem to have an excuse when something goes wrong. Whenever you have an issue, don't expect a real solution. They either ignore the problem, make things up, or somehow find a way to blame you for their own mistakes. Living here has caused me more stress than any place I've ever rented. Do yourself a favor and read the negative reviews before signing a lease. read more

i was terrorized in my apartment here over the weekend. sunday night neighbors upstairs had an overnight guest without them being there. he comes onto6apt sunday night 10pm slmamming something on my living room ceiling. scared me so bad. i thought it was a burgerler up there. he comes into bedroom stomping away. then he continues his noise slaming sliding glass door all night long. i had to get up for work monday morning after having no sleep. he once again at 5am slams something heavy on my bedroom ceiling. i was so scared. i went into office told them what was going on. they would give me no information about this person wanting to protect him like he was a paying tenant here. i found out next day he was a guest. therefore he has ni rights and should have been tbrown out immediately. i had to tape him slamming again the next day before the office did anything and he left. but he xame back to get stuff at 4am waking me up. u excusable to allow this behavior. the tenant should be notified he can no lo ger have any overnight guests in that apt. i never cried so bad. i was so scared. this person could have been a criminal who else would act this way. he was a guest and should have been told to act appropriately. this better never happen again. i will update if necessary. thank u for reading this read more

I just moved out after almost 2 years and I had by far the best resident experience I could have asked for. Gabrielle in resident relations went above and beyond for me to make what is usually a dreadful process into the most pleasant one! People do not realize how important the office staff at your community is, but it is truly the most important part. I have lived in several luxury and mid-high rises, and this was by far the best experience I have EVER had without question, even compared to professional experiences with properties. BEWARE FRAUDULENT BEAWARE I lived at Monticello by the Vineyards for 3 years and at it was an okay property when I first moved in at the end of 2018. In 2020 the office staff changed for the worst!!!! BEWARE BEWARE BEWARE!!! They will be very nice to you when you get ready to move in, or what I call "meeting the representative." But once that lease is signed please be ready to meet the real person behind the representative. The young lady named Amber B. is the rudest of them all. She is not welcoming when you come into the office, very dry, not concerned if you have a problem with your apartment. Just awful customer service etiquette. I turned in my notice to move out before 60 days. I feel like since I was moving I was being punished by being charged an extremely outrageous amount to stay over my lease by 11 days. I was charged $800.00 dollars for 11 days for a one bedroom apartment, and I got a final bill in the amount of $168.98. The bill has a damaged carpet fee of $64.95 which I should not be charged because my carpet was not stained or damaged. I shampooed the carpet myself when I moved out and made a time stamped video of the whole apartment when I moved out. This is exactly why I say, BEWARE BEWARE BEWARE!!!!! Not to me mention I turned in my keys on December 11, 2021 to Gabrielle D. around 4:35. I asked for a walk-thru or to schedule one and it was not given to me. That's why I recorded my time stamped video. The reason I also added FRAUDULENT to the post is because they decided to bill me up until December 13, 2021, when my keys were turned in on December 11, 2021. Other things to expect when living on this property is the air conditioners are worse in the summer time. I would be in my apartment with the A/C running all day even when I set the temperature to 78 degrees. Which caused me to have very high electricity bills. My refrigerator made this loud annoying noise. I complained several times, and they never repaired or replaced it. Also the staff hardly answers the phone and you will not get a call back from the manager if you leave a message for her. Move in to the property at your own RISK!!!! Do your research on the property. Check Better Business Bureau reviews. The property was managed under Steadfast Management and now it is Steadfast Living. read more

I reported these signs at noon yesterday both in person and with an accompanying email. 5 hours later I received a call from mgr saying the renter was told to take the signs down immediately. The location and staff are great but the grounds are full of dog poop. Also, IT IS LOUD. my upstairs neighbors, neighbors down the hall with the crying dog, I haven't had a good night sleep since I moved in and I'm actually paying to break my lease. I am currently living here and would suggest to anyone who asks - DO NOT LIVE HERE. I have lived in many apartment complexes, and this is by far the worst. The apartments are so cheaply built we can hear everything our upstairs neighbors are doing. From just walking around, turning on the shower and opening and closing drawers. We have been losing sleep every night because we can hear them walking around at all hours of the night and can literally hear EVERYTHING. We have contacted the leasing office about this and they have yet to do anything to help up find a solution. Not very professional and there is no sense of urgency to help us. Bogus move out charges!!! Lived there 2 years... They tried to get me to stay and I told them it wouldn't be in the same apartment because the carpet was old and coming apart at the seams. When I moved out I requested the Assistant Manager walk the unit with me because my friend moved out 4 months earlier and had all kinds of stupid charges. She said everything looked fine. Then I get a &70 bill for a carpet stain. I assure you there was no carpet stain. Serious rat/mouse infestation and you can tell because there are traps around. They charge for extermination every month but only exterminated once in 2 years. If you are a Crewmember or travel for a living don't move here. My girlfriend who is also a Flight Attendant put her trash out outside of their window (after 9pm the day before) and they opened it up, took a screenshot of a package with her name on it and "fined" her $25. read more

Monticello by the Vineyard - Apartment is gorgeous only from outside. Boom noises inside, like a T-Rex walking in the movie 'Jurassic park', not matter who walks on your floor or a floor above, whole apartment booms and will keep you up and awake all days and nights, days in days out. We can not sleep, not even on weekends because of this noise. It's old grumpy building with constant repairs, old electric wires, toilets that need multiple flushes, leaky cheapo bath room faucets, but with new façade and new cool sounding name. ​ Speaking of management - never seen any employee working longer than a month, except one and only guy... We are paying $800 more on top of base $xxxx for extending our lease everymonth. So, no empathy what so ever, only serious price gouging. Zero room for any talk - if you like to extend your lease for any reason. And, If you have to do a month to month extension - it can cost you $5,600 per month - yeah, good luck with that. We relied on 5-Star ratings at time of signing up... Now we feel very unfortunate, we feel cheated by the money hungry management.​ ​ So, It's a mediocre apartment for your hard earned money. Just one star for the apartment buildings, and zero star for zero empathy management.​ ​CA based company managing the apartments in TX at CA prices??? Do not live here. I lived here 1 year and all my packages would go missing even when ups stated they left with front office. Chalk it up to sketchy workers or sketchy neighbors both are horrible. Everyone in the front office is rude and unhelpful. Security sucks. I lived by the pool and it was always noisy nights usually ending with cops involved all outside my window. Not to mention outrageous moveout fees for things you supposedly paid for through the year like utility and trash fees. They also tried to raise our rent almost $200 saying it's because of the booming neighborhood and restaurants. BS! Save your money, and sanity, don't live here! read more

Poor care displayed towards resident of 2 years. I will not be continuing residency upon completion of lease and making plans to move. Paint chipping on railing to dog park, appliance went out- taking over a week to replace. Using a third party answer service for emergencies- that does not put maintenance requests in. On day 5 of standing water in dishwasher (after 3 maintenance requests)- only to be told a new appliance needs to be ordered and will take an additional 3 days to a week. read more

Awful apartments. Do not be fooled by the location and close proximity to schools and restaurants. Walls are paper thin, we can literally hear our neighbors any time of the day or night. Sewage lines are ironically shit. We can smell whatever's going on in our neighbors bathrooms through our own bathrooms. Management is awful. Besides maintenance workers being slightly less awful, the women in the office are horrible. Won't even look you straight in the face when you go in to file a complaint or request a maintenance form. They really make you feel awful. But most importantly, WALLS ARE PAPER THIN!!!! They removed carpets which makes it even worse. The police have had to be called many times due to noise complaints but they can only do so much since management sucks and just sits on their asses doing nothing. Save your money, save your time, take care of your mental health and do not rent here. You'll regret it. I've been living at Monticello by The Vineyard for two years now and I can say maintenance is great! Adrian and the entire maintenance team is very respectful, professional, friendly and competent. You will see the team every single morning no matter what the weather may bring cleaning the property! I never had any issues at all with maintenance requests. They respond immediately if it is an urgent matter or within 12 hours for routine issues. The property is safe, clean, well maintained and centrally located within minutes of 121, 360, 183 as Well as DFW Airport. As a resident we have access to numerous shopping stores, fitness centers and financial institutions. I have great neighbors and management encourages an active and inclusive community by having various contests with great prizes for residents. Food trucks, patio/balcony decorating contests, meet and greets for neighbors as well as staff and there have been several times where breakfast or dinner was on the staff. The only thing I would change about this community is AT&T. With so many people working from home, we should definitely have more options. AT&T is not reliable, frequent outages and outright slow internet/WiFi. Hopefully, AT&T competitors will be allowed on the property. Besides AT&T monopolizing the community, I'm definitely proud to call Monticello by The Vineyard home. read more

This community and corporate company are going downhill fast. Save yourself the frustration and move into one of the newer (and hopefully better run) communities in this area. I moved to this community in 2017 and didn't have any issues. In September 2019, my husband and I transferred units and quickly realized we should have left rather than transferring. The process of getting our official lease agreement and keys for the unit was an utter disaster. When I arrived on the afternoon of our move-in day, no one had any record of our move and didn't have anything prepared. I sat there for an hour as they drafted a second lease agreement (the first one they made was wrong) and prepared all the paperwork that should have been taken care of beforehand. With the exception of one employee, no one apologized or showed any urgency. Meanwhile, a manager was talking to who I assume were contractors, badmouthing the AT&T representative they had JUST referred me to earlier that week. It's a shame the manager couldn't step away from her gossip session long enough to help. Once we moved in, we were reminded just how old this complex is- the floors above us were TERRIBLE. Obviously, in a first-floor unit you will hear your upstairs neighbors walking around. But the floors were so badly worn/damaged it made a LOUD popping/creaking sound- it sounded like they were going to fall through our ceiling. This woke us up many nights and scared our dog so bad she left the room. When those tenants moved out, we notified the front office of the floor issue in hopes they would fix it while the unit was vacant. The issue never got fixed. We received a lease renewal offer that increased our rent $380/month!!! We were already paying $1491 for this old apartment unit and even if we did have room in our budget for a $380 increase in rent, that community is simply not worth that much. We were forced to move. Upon moving out, we did the usual things people do prior to moving out- vacuuming, filling holes in the wall, wiping down cabinets, etc. A couple of weeks after we moved, we received an email saying that not only were we not getting our $300 security deposit back, we were also being charged $89. Apparently painting costs $174?? They sent us pictures to "justify" the charges. They sent us a picture of the front door (which was damaged when we moved in- again, this community is worn down) and scuffs on the wall (still amazed we are being charged $174 for painting that we were told ALWAYS occurs between tenants). They also charged us $50 in "pet treatment" though our dog spent most of her time on our furniture and NEVER soiled or dirtied the carpet. I'm curious what the $400 non-refundable pet fee is for if not for "pet treatment"...even though our pet did zero damage to the unit. I have NEVER written a negative review online in my life. That's how terrible this experience has been. I love the area this community is in- but there are so many other apartment communities in that area now. Beware. This apartment complex went down hill fast with all of the management turnover and the "new" type of residents they're allowing to live there. Where do I begin with the spiral of the community. The original management team was very fourth coming with all of their "dirty laundry" and extremely unprofessional office gossip that ultimately took away from helping residents like myself get things resolved because the employees were constantly fighting. I even have inappropriate messages from employees of the company. I lived at Monticello by the Vineyard for two years and encountered a multitude of problems; pests, EXPLOSIONS, gunfire, theft, wild parties at all hours of the night, unsightly residents, filth overflowing in the pool areas. There was an explosion in an apartment that left glass all over the courtyard where pets walk that I had to ask management to clean up for 8 months straight. The dog park itself is almost unusable due to standing water everywhere posing a health hazard for animals and aggressive dogs allowed to roam free. Carry your own "poop bags" because they never have any stocked in the pet walking stations. The new management are scam artists and will nickel and dime you for things that had already been brought to their attention, left undocumented. The "gated community", "luxury", only worked about 30 percent of the time and the other 70 percent our apartments were unsecured. The pool is NOT family friendly, teenagers smoking weed and moving furniture into the hot tubs and into the pool, you will be up all night due to noise and parties. If you must live there do not get a unit anywhere close to the pool. These apartments are anything but the luxury they claim they are and the management is extremely unprofessional, unresponsive, and rude. Save your money and move over to the Bear creek area. read more

Do not move here! They steal! Their own employees admitted it to me one day when their boss was absent! Also curious why my earlier bad review vanished. Steadfast Co., a California slumlord, took over in 2015, so do not believe good reviews earlier than mid-2015. Reviews of their 40+ properties statewide show same theme: buy the property as an investment/flip, ignore tenants and then steal money when they move out. Under Steadfast it turned into a dump overnight: trash not picked up, serious pest infestation of which I have video, maintenance requests ignored, maintenance entering apartment without notice to perform non-emergency remodeling; rowdy neighbors; parking; pets pooping all over parking lot; loud parties, etc. The office is often closed during posted hours and they do not return phone calls. Gate in "gated" complex was left broken and open for months. Had to call the cops twice due to disturbances. My kids begged to move out because they did not feel safe. They also made numerous billing errors, posted notes claiming we had not paid rent or utilities when we had done so, etc. When we moved out they billed us hundreds for false charges, which hurt my credit (I had 800+ credit before this). They couldn't take my security deposit because my credit was so good the previous landlord did not require me to even leave one. I received the bill on August 6 and on August 10 they reported it 45 days past due. Refuse to speak to me, return calls, etc. at local, regional, and national office. The one time I actually reached the person who signed the invoice, Karina Ruvalcaba, she told me Steadfast can only discuss invoices with tenants, not with ex-tenants. Huh? Sent certified mail to CEO & no response. Called 3 different VP; no response. Debt collector they use refused to accept my certified letter to document it was a contested charge per debt collection laws. Letter was returned by post office as undeliverable. Now, they claim I never contested it on time. Did have one conversation with Regional Manager, who promised to call back but never did. The Regional phone number is now disconnected. Have filed formal complaint with Texas Attorney General Consumer Protection Division, and encourage all Steadfast victims to do the same. A fake bill that only took 4 days to become 45 days past due, and the Regional Manager is a disconnected phone number. That is all you need to know. read more
