Nice place! At first I thought the location was too remote, but after being here a little while, I realize that it's actually quite convenient. I can get to Whole Foods, Costco, HEB, and Randall's in just a few minutes. Commuting to downtown on 2222 to MoPac takes about 20 min, and it's a pretty drive. The Arboretum and a few other good shopping centers are nearby, too. Additionally, the closest 24-hour Fitness (on 183) is large and actually open 24 hours most days. The counters and floors aren't anything special, but they are in good/new condition. All apartments have washer/dryer hookups; however, it's sort of weird because they are in the pantry. My food is okay so far, but it's still odd to put the food and the laundry in one tiny room. Our walls are well textured and freshly painted a pleasant beige color with white trim. The apartment is fairly large and has ample storage. The corner ones have a HUGE patio, most with gorgeous views. The pool and fitness center are well maintained, and the maintenance men respond to requests pretty quickly. The ladies in the rental center have been friendly, but they don't always answer the phone. One way around that is just to go to the office, which isn't so bad because they have Flavia machine. Oh, they accept packages for you, too, which is nice since the post office is a little bit far away. If you like parks, there are a bunch nearby. I suppose even if you don't like parks, there are still a bunch nearby. I've even seen racoons and deer on the apartment grounds. read more

This property has tons of coyotes that come out to the parking lot from the woods. If you have a dog, don't go off leash. If you have cat or small dog, the coyotes will stalk your pet and eat them. The parking situation is beyond ridiculous. They have towed my friend's car without stating why his car is being towed, and he specifically parked at a visitor's parking spot. They make us residents park all the way on the top of the hill outside of the complex and have to make a trek down to the condo. If you're worried about parking or ever want to invite friends over for dinner party, be forewarned because they will tow everybody! Might as well throw your dinner party elsewhere at your other friends' house! read more

I came here to visit a friend around 8pm on a Tuesday night and my car got towed sometime between then and 11:30pm when I walked outside to the car. I was parked in a visitors parking like I was told to do. The sign had a number and said "Reserved. Towing enforced," with "Visitors" painted on the ground. Im was just confused as to why I got towed. Now I have to pay $300 to get my car out of Austin Towing Company. I posted the pics so you could see what I am talking about. The signs are misguiding. Does this mean the parking spot is reserved for visitors? I asked my friend I I was supposed to have a parking pass showing and he said no. And to top it all off there was no other car parked in that spot after my car was towed so the spot must have not been needed or reserved for any specific time. I'm guessing it wasn't reserved for anyone. If the parking spot was reserved then I think the proper signage should have been used. Instead of just saying "Reserved. Towing Enforced," it should have said "Reserved for Resident. Towing enforced." That was the visitors know that it is not reserved for visitors, but reserved for residents only. The place also does not have parking passes for the residents either so that also makes me wonder if someone just decided to call to tow my car just to do it. Why would they do that and not park there? I called Austin Towing Company and they said I was towed for "Illegal Parking." So now who is at fault for illegal signage? Because a piece of paper in a plastic sleeve, with handwritten information and no phone number listed for any towing company, does not seem official to me. I emailed Micah, the HOA Manager about the issue and he emailed me back pictures of all 32 towing enforced signs throughout the community. (Pictures posted). Wow, instead of emailing me back with an explanation or any sense of sympathy for my issues, he just decided to be inconsiderate. Is this who you want in charge I your HOA? I emailed telling him that I have been parking in this visitors parking spot for the past 4 years and have never had any issues. They do not require a visitors parking pass. I was visiting with 3 other people and they parked their cars right next to mine and only mine got towed. I also asked if they sent out a notification to all residents telling them that their visitors had to have a permit? Because like I said. I have been parking in the same visitors parking for 4 years. His reply was "These notices are for all unauthorized vehicles." What poor management. read more

I liked living here (2007-2009)....This property is nice and tucked away up above the 360 bridge behind an office park and in front of a high end neighborhood up the hill with million dollar homes. The grounds are very nice, and the residents from my encounters were all very cool and laid back. This is one of the nicest pools in the area in my opinion, and being in the business I have seen them all. The gym is tiny so if you get more then 3 people in there its a crowd. The apartments themselves are nice, and some are upgraded even with granite, new appliances, and cabinets but most are standard "apartment grade" finish outs. You can get some really killer and amazing views here if you get in the right unit, and some of the large 2 bedrooms have huge wrap around balconies. The rents have really come down here, and are a good value if this is what you are looking for. I rented a 1 bedroom apartment here in 07' for $699, and by the time I moved in May of 09' out I was paying $735 or something. This same apartment is now $629 and they were offering one month free and a free move with a local mover (4 hrs paid for by the property). This was their smaller 1 bedroom. The walls are thin here, and it is not uncommon to hear plumbing through the walls on occasion even, and if you get a loud neighbor I imagine it would be no fun. This is common for apartment living though, yet some are worse then others and this might be one. When leasing I knew I only wanted a corner unit, and something tucked away perhaps with a decent private view if possible. I lucked out and got everything I wanted yet it was on the second floor, which I was not too keen on having a neighbor above me, and one below me.....but said what the hell. I lucked out again when the guy who rented the apartment above me never even lived there....I heard him come to move in, and then move out a year later. Had I gotten a loud neighbor it would not have been fun, as the construction here is just not as good as it could be and a neighbor above you thats loud, has a dog, has a kid etc. and you're hating life. Get a top floor unit here if you couldnt deal with it, unless you're a stair hater or want to play roulette like I did. Staff was fine, and I never had any real problems, but sometimes you just have to be patient with these people if you know what I mean in terms of dealing with them, and I understand, you are 1 out of 500 to deal with so be respectful and you get respect....Once I had my A/C go out on a saturday but luckily it was one of those wierd weather moments in Austin we have where its cold one day, then luke warm the next so it was no big deal. This was a Saturday an I called the office to let them know, and someone came by that day to look at it and had to get a part for it, and came back to fix it on Sunday...nice. One thing that kind of pissed me off though, is that they assigned parking spots after living there for 8 months and getting cozy in my spot since I had good working hours to get to it, which they suddenly assigned me to a tight spot across the street right next to the dumpster..... however I figured out real quick that the assigned spot they tried to kick me out of was assigned to an empty unit they were trying to sell, so I just kept parking there with no problems. Thats another thing, they are in identity crisis at these apartments and trying to sell some as condo's as they can, however they are a tough sell and a terrible buy at the listed prices. I can think of 100 ways to invest $130k+ in real estate, and its not into one of these 1 bedroom 689 sq. ft apartments....even though it is a high end, beautiful area, you are not even getting even money out of this property for 10 years for some of the prices I was seeing. Convenient to get anywhere north or central or south in Austin, however its out of the way from immediate grocerys or gas stations down the street...I actually enjoyed this aspect personally. read more

I've lived here for over a year and at this point the location is absolute garbage. Between cutting corners when updating the buildings, to a general uncaring attitude from the HOA members and Front office. I've had literally NOTHING but problems since the day I moved in. We're currently being completely taken over by a painting crew, that has no problem damaging our furniture and making a massive mess of everything. This place is abhorrent, and I sincerely hope they get someone in that knows what tf they're doing because I refuse to stay in this sh*t hole any longer. read more

We've lived here since December 2012. It's a quiet community with incredible views of the hills of Austin. The pool and grill in the summer time is a blast! The management does a decent job and I have zero complaints. I can't say my neighbors or others in the community feel that way. If you're in the market for buying a condo or renting someone's, I would recommend this place to anyone because it's great bang for your buck and 15mins from downtown with no traffic. read more

The community is in the midst of a huge roofing project, they're putting 50 year roofing on every building in the community and have been working on it for almost a year now. Bringing up property values? Ok, great. It is projected to be done soon, thank god. The way owners and tenants have been displaced throughout the project was not the most... well thought out. The parking situation is atrocious because of the roofing project, and wasn't much of an issue prior to the project being started as there were ample visitor spots throughout the community. I don't imagine it will be different than it was previously once the project is completed. What this community is lacking is fairly minimal, we're situated 0.9 miles from the Pennybacker Bridge and you can easily walk there, the walk back might be a challenge but for these views who cares. The grounds need a little love, but it can't be done until the roofing project is completed. There are no amenities for pet owners, a dog park on site would be great. Along with a gate on the mail room, not a camera that is ineffective at best. Otherwise, slap a little paint on the buildings and you have a great place to live in one of the greatest cities in Texas. To sum it up; Finish the roofing project, Get a Dog Park installed, and Put a gate on the mail room. read more

I must preface by saying I consider myself to be a fairly reasonable and friendly person. I try to operate by the "Golden Rule" of treating others as you would wish to be treated. A 'courtesy begets courtesy' type of thing. Not with Monte Vista. I simply inquired into floor plans and a general idea of pricing. After being directed to a Leasing Agent with Legacy Realty and receiving no response for a week, I figured Monte Vista would want to know their chosen Agent was non-responsive to a prospective tenant. Alas, I was mistaken. Instead of providing the basic information that I was unable to find online, I received an abrupt response from Mr. Dougherty instructing me to email the non-responsive Agent again 60 days from my move in date. Personally, I would be quite unhappy if a company I hired to push my product to market was discovered to be representing my brand so poorly and turning customers away. The 60 day mark would be less than three weeks from now. Do square footage and floor plans change that significantly in three weeks time? Does the pricing structure? I simply requested a ballpark so I can determine if the property was a viable option and fit my budget and needs. $800 month? $1000? $1500? No idea. Neither the Property Manager or the Leasing Agent would provide this information. If the before-leasing experience is indicative of the tenant experience, I am very thankful to escape being locked into a lease. Keep looking Readers! Don't let the high occupancy rates in Austin make you settle for such a poor experience. If you are going to pay such exorbitantly high rental prices, at least put your money towards a property that can treat its tenants with reciprocal civility and respect. read more

First off, I want to make it clear that I'm very understanding & easy to get along with. I'm not the "bad review" type. I used Legacy Reality to get a place at Monte Vista. I should've known from the start this was a terrible mistake. Easily, the most unorganized, unprofessional, move in I have ever experienced. Last month, I'm on vacation out of state for the weekend and receive a text message (no phone call) saying, "This is Larissa, Monte Vista property manager, pls check on water leak in your unit. Tenant from above said theres water coming through the wall and appears to be from your unit, pls call my office tmrw". This was 10:30pm on Saturday night. I immediately reply explaining I'm out of town for the weekend and to please help. Not only do I not get a response, I didn't hear from Larissa the whole next day. After 20hrs of silence I finally receive a text message from Larissa saying, "she doesn't have a copy of our key & that she will make a copy tmrw morning and check. Tenants above said everything was ok". What kind of property manager doesn't have a key to the property "they're managing"?! Also, instead of addressing the problem and solving it, she chose the lazy route & ignored it. (You would think it's pretty easy to call a locksmith, literally takes no work) Larissa waited 3 DAYS to even look at the place!! After long day of traveling, I finally return home around 11:30pm Monday night. I open the door and half the place is flooded. Everything in master bedroom is ruined; bed/TV/laptop/closet full of clothes all soaked etc. The place is a disaster!! I obviously can't stay there and work at 5:30am so at this point I just need to find the nearest hotel. Larissa obviously woke up to text messages and voicemails but since she doesn't get to the office until 10:30am at the earliest, we didn't talk until later that afternoon. I met Larissa Tuesday around 5pm at the apartment; she walks inside and calmly says, "This doesn't look good". Ok, at least her vision works*sigh*. She then tells me I need to find a place to stay because the unit is unlivable (obviously). By this time, we found out the water leak was from the unit above us and the problem didn't come from the unit I'm in. Let's forget about all of my belongings that were ruined because of this and pretend that doesn't matter. Now, all I'm trying to figure out is where I'm going to "live" in the meantime.. Larissa tells me, "this might take a long time to fix, you're going to have to find a place to stay, good luck" with a SMILE on her face like this was a big joke! I explain to her that I don't have anywhere to go and ask her if there's a vacant unit I could stay in, I even said "I'll still pay rent towards the vacant unit" until this place gets fixed. She looks at me like none of this is any of her problems and tells me there isn't a vacant unit and that she doesn't know what to tell me. WOW! Maybe if Larissa would've taken action that Saturday night, when she had time to text me, both units would be fine and all of this could've been avoided. TWO WEEKS go by and I still haven't heard anything from Larissa.. I finally receive an email back from her saying she's waiting on insurance, getting different quotes, and not sure how long this process is going to continue. Anyways, it's now been a WHOLE MONTH that I've been living in a hotel, ALL expenses out of MY pocket and the apartment is still unlivable. I'm breaking lease/collecting my deposit, which was surprisingly very difficult (*Mind Blown*). The property management here is worthless. Holy Moly!!! I visited this community with a realtor to check into renting or possibly purchasing. I have to say the unit we were shown hands down was the most disgusting space I've seen in a very long time. It was dirty, smelly, moldy, the tub in the bathroom looked like it was going to fall through the floor with cracked tile and moldy grout...and the surface of the tub was all damaged. I couldn't get out of that space fast enough. The rep was dishelved, unorganized, and not put together. And unfortunately smelled like she had just come from an all nighter at the pool hall. Wow!!! I really couldn't believe how poor quality the unit was and how unprofessional the rep was. For that area of town I just can't believe how disappointing it was. And the pricing of the units were overpriced considering the condition and quality of the units. read more

I cannot attest to how it is to live here but I can comment on how it will be for your friends to visit you. The management company seems to have misplaced priorities with regard to regulations. I visited a residents party at the pool celebtrating Argentina's Independence Day with my pregnant wife and child. Parking was non-existent. In the front were several spaces reserved for the leasing center as identified by brown stylized signs (not the official red and white ones). The leasing center closes at 5 on Sundays (the day we went) and we arrived at 4:35pm. The doors to the leasing center were locked. We parked the car there and went to the pool directly behind it where the gathering was. I went into the leasing center through the back stairs (the offices are combined with the general clubhouse) to make sure my parking would be okay and no one was inside. So... I figured we were ok (no one there and several other spaces were available). Our car was towed at 4:48pm. I called the numbers listed and no one answered. I talked with a resident who called on my behalf (she had had similar problems with parking and friends being towed). We had to call 311 to find out car. We picked up our car which was far away in East Austin. As it turned out, the guy that towed our car had left a piece of his gear on our car and had to drive to our house to pick it up,so I had a chance to talk to him. He said the condo management staff has been super aggressive in towing people and that he is just the one taking orders. He also said that earlier that weekend the management people yelled at him because they had called in a tow, it took him 30 minutes to arrive, and the car had left. On Monday the management staff woman called my number (I had left it on the main number while trying to find our car). I explained the situation. She was immediately aggressive, accused me of not telling the truth, and stated that my car had been there for several hours. I said I had call records detailing exactly when I had arrived (because I called a friend when arriving to find the location of the pool) and could send her these. She said that either way I had been towed before 5pm and the "rules are the rules". From what I can gather, the day I arrived, they were short staffed (it was a Sunday), had just gone out into the properties in their golf cart, and locked up the front when I arrived, and had come back right after I had gone up through the back (bad timing for me). However, what also struck me as unfriendly and displaced was that the woman told me (when she questioned my arrival time) that she had been watching "those parking spots all day" and had "called in other cars". In all, this just seemed to me to run VERY counter to what you would expect from a property that is out in the suburbs (I.e. open spaces & easy going). If you are considering living here I would keep this in mind. It seems like either the condo management company has a quasi-mean streak or the developers did a poor job of allocating the ratio of overall property to parking space. Either way, it's a problem you should be aware of. read more

This place is like living in a dog kennel with the most irresponsible pet owners around. Dog crap every where along with the thinnest walls ever. Yes -- nice views, but the partying here is like living back on college campus with people who don't seem to understand that some of us work in the AM. To enhance the feeling of living in a dog kennel - we have a boxer who barks non stop - weekdays and weekends --makes a nice touch to the kennel feeling and his owners never seem to get the multiple complaints a lot of us send to the office. Poor quality apts. - thin walls, poor carpeting and you will pay not only city garbage bill, but also the home owners garbage bill - double crap is what I say for a place that is really crappy! DO NOT PURCHASE... DO NOT RENT here... you will be very disappointed. read more

I have been a resident here for over 5 years. With the current slow roofing reconstruction it has forced visitors of the complex to park far away if you live in the center buildings. This obviously is an issue for handicap visitors which they do not offer any solutions. There is currently no ongoing construction on our side of the building yet they post reserved parking in visitor spots. That is absurd! read more

I have been living here for almost two years as a renter. I have lived in a few apartments in Austin but this is by far the best one! The staff is very friendly. Maintenance has any issues resolved within 24 hours. The pool and hot tub are maintained and a pleasure to use. And, most important, the neighbors are friendly and actually talk to you! My beef is completely with the management staff, namely the side of the operation that runs the leases. I understand that having different owners for each unit can make things difficult, but changing the story multiple times when trying to decide what to do on a reletting issue is really not cool. Just found out they don't have records for the deposits from the beginning of my lease. After moving from apartment to apartment I finally settled with Monte Vista. The property is in a great community with spectacular views. It's around 15 minutes to downtown with no traffic and close to everything. The other residents are very friendly and pool is a big plus! I've personally never experienced a problem with the management, they've always been pretty helpful and professional. Overall, it's a great place to live! read more

If there were negative stars available as an option I'd select it. DO NOT LET THIS PLACE FOOL YOU. The location is great, their pool is great. OTHER THAN THAT IT IS A NIGHTMARE. I've NEVER seen a worse management staff. I'm going to be reporting Legacy Realty to the BBB because no one that works there now needs to be running a business. Since units individually owned they're poorly kept. No one responds to maintenance requests. I had a list of things that were broken or needing fixing and the guy came and fixed one thing with promise to return (never did) They are known for having water issues/leaking pipes. Carpets need to be replaced, they never fix things from previous owners, just give it an extra coat of paint and you're ready to move in (disgusting) I've lived in two units and both were maintained horribly. They raised rent on us once. They assume no responsibility nor try to help you out when a situation arises. They lose paperwork. They don't call you back in a timely manner. They don't really speak English so there's a language barrier. I only stayed because of the location. I'm the kind of person who don't believe bad reviews or thinks it was just a individual situation that this happened to, DONT DO THAT WITH THESE BAD REVIEWS. It is the WORST place. There are so many better complexes in the area. Even right across the street. DONT MOVE HERE! DONT MOVE HERE! read more
