Mainly moved in here because we are dog owners and it Allows dogs (not free) We did have sewage issues in our last unit, but at the end of our lease we just moved up two floors. New management personal was very helpful in this move decision. No more Sewage problems. Two floors up and the dog run is at the end of a long corridor. There is a dog run in the building, but beware. It is always covered in dog poop. And at times in the hallways leading to the dog run. No fault to cleaning staff, there job is only as good as the next visitors who refuse to clean up after there beautiful pets. As the saying goes, there are no bad doggies!! The building does provide doggie bags at multiple stations at the dog run (and through out the building inside and outside) its like they are invisible!!! Now we are dealing with dishwasher issues, only to find out that there is only 1 maintenance Staff member for the entire 300 unit apartment building. We'll see how this plays out. In closing i have to add, the staff that are here at present are helpful and sincere, but the building itself is just lacking supports from the building owners Greystar Properties. Things that do not exist here with this group, responsiveness or urgency. As parents we should not have to be included to ensure things get done, but her father and I have on separate occasions needed to interject just to get a response and results. I've only had a positive experience with Jamal, but with his promotion we are left with a guy who sits in the corner slouched down like his mom made him come to work and new employees who don't have a clue what's happening because they are too new so we cannot really fault them. My daughter said that Lucien is good, but I don't have personal experience with them so I cannot personally validate this. What I can validate is the location is good, but take note of these reviews when you are looking. If you can repair your own appliances, then you shouldn't have a problem.

It started with the leasing process back in spring of 2024. My fiancee and I were trying to get our paperwork in order and every time we called to ask for clarification, we got different answers about what was acceptable from different people. It took over SIX WEEKS to hear back from the assistant manager, who had been on vacation and apparently didn't leave a sticky note or any sort of instructions to the person next in charge. She said that she didn't know how the online forms worked because she "had never seen the website before" -- this will be a common theme with her as she didn't know how the payment page on the website worked either. Ten days before we were supposed to move in I got a call: the apartment that we signed for had been inspected and was - in their words - "Unlivable and uninhabitable." So instead they were going to move us to a different unit down the hall. We got a shoddy video recording of the place, and were assured that it was a nice apartment unit. What the people of RIR "forgot" to mention was that this unit is DIRECTLY UNDER THE GYM IN THE BUILDING. So now my fiancee and I get to hear people running on treadmills, dropping weights, jumping rope, punching/kicking the sparring equipment, and more - at all hours of the day. Let me clarify that we would NOT have agreed to this unit under normal circumstances, were COMPLETELY unaware that we would be under the gym, and if they had told us about it before rushing us into a new contract then we would not have signed. There are small display stands outside of each unit door that you can put decorations on, many people do. My fiancee and I put a small painting on ours, and it was ripped up and destroyed by another tenant within 48 hours. Wish that I could say whoever did it was caught, but there are no cameras in the hallways - so anything could happen out there and no one would know. The parking garage connected to the building is owned by a separate company that will charge you hundreds of dollars per month to do a shoddy job making you feel like your car is secure: we hear car alarms going off nearly every morning or night., and they don't seem to mind the homeless people just laying about the place. The CVS at the end of the block is a joke, the shelves are never more than 25% stocked, and people steal things from there constantly. This also goes for the Giant up the street - seems convenient on paper, but you'll learn how badly run that store is too. The main elevator to our building goes down seemingly every other week, and the most recent time that it did it was down for about three weeks. Communication is piss poor here. You can call the concierge desk about something and the person working there will constantly interrupt you and just try to get through the conversation as quickly as possible without a resolution. If they say they're going to follow up with something, it turns out that YOU have to be the one who follows up or you'll never hear from them again. Apparently Buzzuto hires temps for a few weeks at a time, because the faces of the desks change constantly and no one seems to know how anything works here. For example the pool closed the first weekend in September, and we were still getting emails about the pool closing "soon" mid-way through October. Your mail and packages will not be safe here. We've had multiple instances of ordering something, getting the confirmation email that the package was delivered, but no one at any of the desks have any idea where it is. One of my most recent packages was lost for over a week - and when it was found it had been shoved in the back of the mail room with our unit number crossed out and a different one scribbled on the side. There is more, but I'm at my character limit. Let me just say that the best part of RIR is how close it is to the metro station, so you can get away from here quickly. We cannot wait to move out.

If you live in Apt 516, there is a gym with hard floors over your head. Don't make the mistake of…read morerenting here and paying $3,000+ per month for lack of security and lack of management working to solve the problem. The Bozzuto name used to be synonymous with luxury. Rhode Island Row is definitely not that. Please read ALL yelp and Google reviews on this property. You'll notice the positive reviews are all from several years earlier. The reviews on the Rhode Island Row website are all positive as well and refer to "staff friendliness" but not the multiple issues at the property. The staff at this location has at least 200% turnover due to these issues. During our 7 month stay at RIR, our concierge at 2350 changed 5 times. If the staff refuse to stay, it's very telling. Be well informed of the vagrants who are allowed to camp in the Rhode Island Row stairwells freely, the rampant drug use in the stairwells and hallways by residents AND outsiders. The building has a supposed " no smoking policy" that is not enforced. The fire alarms go off multiple times per month due once again to vagrants easily gaining access to a supposed "secure" building. Bozzuto does not care about the residents of this property and the management on site will do nothing but say "we are so sorry you had that experience." Nothing is proactively be done to fix these ongoing issues. If there is an issue, the management sends a memo reminding residents of the rules, but it is as ineffective as you think a memo would be.

I do not recommend H Street Link Apartments…read more My experience with the property management team, specifically Melissa Kopecky (Property Manager) and Ralph Obamogie (Assistant Property Manager), has been extremely disappointing. Communication has consistently felt dismissive, defensive, and unprofessional. Ralph Obamogie personally leased my unit to me and was fully aware that I had a guest staying over. Despite being told by my guest that I was not home, he continued to interact with them regarding my lease and unit matters. I found this highly inappropriate and a violation of basic tenant privacy. After raising concerns about building issues, I experienced repeated interactions that felt intimidating and retaliatory in tone. Both Melissa Kopecky and Ralph Obamogie were often rude, spoke over me during conversations, and failed to handle concerns in a respectful or solution-oriented manner. As a resident, I did not feel heard or treated professionally. The building advertises itself as smoke-free; however, residents are regularly seen smoking on balconies, and enforcement appears inconsistent. This policy was one of the reasons I chose the property, and it has not been upheld. As a pet owner, my dog was injured on the rooftop by what appeared to be a sharp object. I reported the incident immediately and provided documentation, but the matter was minimized rather than properly addressed. There was also an issue involving a missing Walmart delivery package. I have video footage showing the package being moved from the front desk area into the management office. After reporting this to Melissa Kopecky and Ralph Obamogie, I did not receive meaningful follow-up or resolution. I also escalated my concerns to upper management via email and received no response. Additionally, my in-unit washer has been malfunctioning since move-in, is connected to my closet, and has developed a foul stench. Despite multiple complaints, nothing has been done to repair it. Circuit breakers are also a concern -- running the dryer while my TV is on causes everything to shut off, which is unsafe. I have tickets and photos documenting these issues and will continue to update them as needed. On another occasion, Ralph Obamogie came to my unit accompanied by an MPDU officer who was not in uniform, did not show a badge, and did not state the purpose of their visit. I was not home at the time and only discovered this after returning. As a resident living alone, this felt intimidating and completely inappropriate. The amenities and resident events do not reflect the rental pricing. Even small hospitality details, such as lobby coffee service and removal of disposable cups early in the day, reflect a lack of resident-focused management compared to other properties. Overall, I did not feel respected, supported, or valued as a resident. I have documentation and footage supporting my concerns. Do not lease here -- lease elsewhere. Prospective renters should carefully evaluate all factors before signing a lease.

If I have to pay something , the charges are very low. The building was overhauled and really fixed up nicely beginning in 2007-2008. The current management is very good and has a lot of management experience. The contract company for the front desk/call Serge is very good. I had a major complaint one night and they took care of it the next business day. I highly recommend Potomac Place Tower.

The concierge staff is very friendly but some can definitely improve more on their communications skills as they don't monitor who comes in and out. Overall my experience has been good while living here. It's pretty close to Metro, bus stops and close to Navy Yard, The Wharf and National Mall. This is near a Fire Station & near a Police HQ so be aware of that you'll here a lot of sirens. The Southwest Library is around the corner which is perfect for reading, free printing, co-working etc...

Absolute noise nightmare going on for most of the residents here. Rave warehouse right next door…read morethat gets noise complaints from us residents every weekend ( they even play music during the day sometimes). I literally have to plan for no sleep until 3 am on Friday and Saturday night. There is currently community organization going on to sue The Mo due to it's lack of responsibility concerning this. We were told by managament there was nothing they could do and simply told us to file noise complaints which we do to no end. We were even told they would refuse to lower our rent or make any concession so don't even try. Check out change.org and you can see all our names (there are at least 180 of us and I'm sure more who haven't bothered to sign) on the petition to get UDR or The Mo or whoever to take responsibility.

The building itself is nice, with solid amenities and a clean, modern feel. That said, after comparing price per square foot and finishes with other nearby buildings, I ultimately decided it wasn't the right fit for me. There's a lot of competition in the area, but The Mo could be a great option depending on what you're looking for. I'd definitely recommend checking it out and seeing how it stacks up for you.

Left a few years ago…read more The good: Riverpark is a cool piece of mid century modern architecture. in a cool neighborhood with access to lots of things people want- all the stadiums, a theatre, nightlife on the newly redeveloped wharf, easy access to three metros, to name. Some neighbors are nice. The not so good: The PR department at Riverpark has been working hard to give prospective members the impression that if they were to join Riverpark, they would be in a wonderful cohesive community. My intel tells me that the management is even offering free water bottles to anyone that writes a positive review of Riverpark. why? 1. They start off with 60 year old stock pictures of what was then this cool midcentury shangri la. 2. facebook (fb) posts celebrating the birthdays of residents that have been there many years. You know, like they really care about every one of their members (more on that later). 3. FB posts of people having a wonderful time at board sponsored parties. 4. a fb post - a tribute to the current board members with their pictures thanking them for their service and a great year. yep - all of this ; all while at the same time many other members were being forced out and otherwise disenfranchised- an unfortunate outcome of some that same board's recent decisions. One of them was in 2022 the President imposed the first of now annual, continuous special assessments that well, in my case, was another 70 percent raise in fees for starters; a considerable bite in anyone's income. A member that can't meet their demands will likely find themselves left to their own resources. The management consists of first, a part time board consisting of elected volunteers. Most of the board featured, had not been at RP a long time before being made a director. I believe the crisis started around 2013, when many of these new members moved in. Many of them came because they couldn't afford a single family house and were attracted to the low prices and reasonable fees and thought they could make alot of money when they resold. Many of them were young professional types under 35 and didn't seem to understand what a cooperative is - and they decided they had to "save Riverpark.". So they got on the board to do the bidding. The board had also became manipulated by an aggressive for profit management company that moved in around 2015. And they in turn also let construction companies take them for a ride for some reason. So-To buy at Riverpark, be prepared to write another blank check every f$ year because this board thinks they are Congress and can (and will!) demand as much they want, (especially to cover for the financial consequences of mistakes, or "perceived" lapses in /judgment best practices, conflicts of interest real and perceived (such as observations of some board members buying up units that became somewhat distressed after the punishing assessments were voted on for one). also, there were times that board members overstepped their authority and made financial decisions without the knowledge or approval of the membership (such as selling off the cell tower, then oopsie! nobody told them that they had to pay taxes on the proceeds). And so now, they can also impose special assessments and other various money grabs as often as they want, all with no constraints imposed in the bylaws. who were their advisors? I believe Prospective buyers have caught on. take a look at recent for sales in Zillow in 2025/2026 where owners are trying to get 140k for their two bedroom apartments. when the projected fees are 10 times what the projected mortgage would be. The president of the board, one who presided over much of the disaster at Riverpark over the years is now leaving DC. their place is up for rent (why not sell ...I think I answered my own question) the culture can be to focus on the "positive" to the point of toxic; to which in my view is don't lie but don't tell the whole truth either, especially if your truth happens to make the board and management look bad. Possibly the free water bottle offers were in response to counter bad but truthful blogs like this one. well at least my truth and the truths of my ex neighbors that have been forced to leave. I believe they made the last balloon payment on that 10 year 2nd mortgage they took out in 2016. so things are looking up- perhaps the projected and outrageous fee to mortgage ratios will become more reasonable. not so fast. another loan with terms as terrible as the last is coming or another assessment of equal or greater value will be approved now that that loan is finished The board is committed to paying for this 67 million dollar (and going up) 10 year plan to rehabilitate Riverpark- with the membership being the only viable funding source. I recommend being a renter to try before you buy if you must. but keep your moving company's phone number on speeddial.

River Park is a great place to live, with an active community full of people in different stages of…read morelife, in a tranquil block in the middle of amazing DC amenities. The location cannot be beat (Wharf, Metro, bus, bike share, Audi Field, Nationals Park, Waterfront Park, less than a mile to the Washington Mall). The architecture is incredible. The infrastructure is getting the updates it deserves. Previous regimes have let the maintenance go so fees are high right now. But it is also less expensive to buy into River Park than neighboring developments, so it feels like a wash. We love it here.
